Project Details:-

General

‘The Capital’ is located in ‘G’ block of Bandra Kurla Complex, the international Finance & Business Centre of Mumbai.

This office building has 19 - storey (about 78.625 m height), superstructure and 2 basement levels (about 16 m depth) for an Automatic car parking. Proposed area of development is approx 14, 13,000 Sft.

All the basements are housing a multi level automated car parks and utility services to accommodate @ 900 Plus cars. R.C.C. Elliptical ring on the rear face is a unique feature imparting an Iconic look to the building.

The structural system is proposed to be the Reinforced concrete core wall at centre with the structural steel composite columns to form a duel system, an ‘Iconic’ building element in the building in Mumbai.

What makes the Project Eligible for an Engineering Excellence award 2013

i) The conceptualization while planning “The capital” was done to create an Iconic landmark in Mumbai with not only a unique aesthetical look but also the facility, services and flexibility of space utilization in the premises being offered to the end user.

ii) Following structural arrangements are configured in “The capital” to enhance iconic status of the building, and provide that adequate flexibility & head room.

iii) Structural system comprise of central RC core walls to resist lateral and gravity loads. Composite columns are designed to resist gravity load. The post tensioned RC flat slabs provides a clean slab soffit and minimum number of 8 columns facilitate clear / wider floor giving flexible interiors place.

Ring Beam on the rear side: -

This unique and challenging feature of the structure gives the structure an iconic status. Refer Photograph 2, shows the pictorial view of the ring beam & speaks of the uniqueness and efficiency of the structural system.

The details of the R.C.C. ring beam are as follows ……..

Shape : Elliptical in vertical plane.

Diameter along major axis : 71.00 meter diameter Inclined to horizontal at 20 degrees.

Diameter along minor axis : 46.00 meter diameter Inclined to vertical at 20 degrees.

Elliptical profile ring beam : Peripheral lowest point of elliptical profile ring beam starting between the 3rd & 4th floor and highest point of ring beam in between 13th & 14th floor.

5 Points which makes this Project Innovative (Breakthrough / applied)

i) Up Down Construction:

The up down construction methodology means you can work in the substructure and the superstructure at the same time. Adopting this system of construction resulted in fast progress. Refer Photograph 4 below, shows erection of full height structural steel columns in the basement.

After carrying out mass excavation structural built-up column spanning triple floor height with cross bracing, ultimately embedded in R.C. C. slabs were erected till the ground floor. A self supporting decking system was then provided at ground level and then construction activity in the substructure as well as for the superstructure was taken up simultaneously.

ii) Two independent structures, a dia-grid structure within ring beam:

A three dimensional oval structural steel skeleton hollow circular pipes 320 mm dia intermediate and 850 x 850 square outer peripheral ring using 60 mm thick steel plates forms the dia-grid within the ring spanning 78 m. Refer Photograph 4 which shows pictorial view of the dia-grid.

All the intermediate slabs are supported over the edge ring beam. These ring beams, cast in segment are fully supported by staging till the time the ring beam is complete and the concrete matures. It’s a engineering feat and an unique type of structures proving our capability to design such a structure, undertake heavy structural steel fabrication and also considering the constructability aspect of it.

A foolproof sacrificial shoring pile system in form of 750 mm dia cast in situ RCC bored piles of 21 m length and spaced 100 mm apart, connected by a capping beam & 75 T & 60 T anchors at specified levels were put in place to avoid any soil collapse. These piles are anchored using pre stressed inclined rock anchors at two levels and of 75 T and 60 T respectively. Provision of the shoring system added to the building cost but at the same time it was a totally hassle free and continuous work when the construction started.

iv) Flat floor plates:

The floor plates were designed using Post Tensioned (PT) concrete construction even for the max span of 11.0 m. The structural system with PT facilitated elimination of internal columns thus providing visually clean office premise. Flat floor plates without any drop or beam (only flat edge beam) projection are provided for the user to make use of full floor to floor height.

This provides 100 % flexibility to the interior architect while planning the office layouts. A floor to floor height above ground floor is 3.9 m with PT slab could be achieved in major portion of floors. Use of Post tensioned concrete slabs above 4 th

floor with high grade concrete made it possible to span large column free spans. Refer Photograph 4 which views the flat slab with a clean soffit.

v) The structural system

The structural system comprise of central RC core walls to resist lateral and gravity loads. Composite columns are designed to resist gravity load. The post tensioned RC flat slabs provides a clean slab soffit and minimum number of columns facilitated clear / wider floor giving flexible interiors place.

vii) Minimum obstruction of columns due to larger grid & Possibility of creating smaller office units:

Large ‘column free’ spaces are provided by restricting column spacing to 9.8 m as well as the column sizing. Composite column with high grade structural steel S-355 plates and concrete reduced column sizes significantly resulting in less column obstruction providing more carpet area to the end user.

5 Points on the Operational Excellence of the Project.

i) Structural Uniqueness – It is one of the few projects, in India with Cyber texture type of architecture done by an International architect. The structural challenge was meticulous sizing of the ring beam & supporting columns in such a way that it does not obstruct the view and symmetry of the structural arrangement, of the office space to be utilized. Combination of choice of structural system along with PT facilitated elimination of internal columns thus providing visually clean office premise.

ii) An efficient vertical transport system with 16 numbers of high speed elevators in operation on the project. Besides, the project has got a provision for a Helipad also.

iii) An intelligent Traffic analysis is in use at the Capital using 16 high speed elevators, reducing the waiting time for every user of the premise.

iv) Self sufficiency in terms of availability of adequate numbers of car parks.

All the basement levels area designed as a car park to accommodate 900 plus numbers of cars. Thus, making the project a self reliable one as far parking of cars is concern. Refer Photograph 6 which views installation of multilevel automated car parking system in the basement was constructed simultaneously with the superstructure, thereby saving enormous time & cost.

v) A conventional beam – slab system, there would have been beam / drop panel projection seen in different zones which would have further result in reduced clear floor height below the beams, thereby reducing the intrinsic value of the office space.

i) The use of structural steel in buildings similar to The Capital has started a new trend in India from the Green building concept point of view and would help in Economic growth of India.

ii) The reduced carpet to Built up ratio due to lesser no of columns / walls is attracting lot many (Multi National companies) MNC’s from investment point of view to set up office and start business in India.

iii) BKC being the most preferred place from accessibility point of view due to its central location and close vicinity to the International / domestic airports. An office Investment in BKC (Bandra Kurla Complex) is worthy enough for any business man or an entrepreneur.

iv) The Capital has created an impact on the area in general bringing the nodal development in Bandra Kurla Complex into international limelight as a hub for many business head quarters thereby attracting more investment in the ‘Dollar’ terms in India.

v) Discharge of the black water into the sewage treatment plant and using such recycled and clear water has reduced today’s water requirement to almost half. Thus, reducing the load on the Civic infrastructure for increased water requirement.

5 Key Impacts the Project has made

i) Main objective of international Finance and Business Centre (IFBC) planning is to create new office locations of international standards, ensuring easy accessibility and high quality of amenities for employees, safe environment and a distinct character and image.

ii) The building elevation with an ellipse has offered an elegant look to BKC area & It’s a unique type of a structure in Mumbai.

iii) The structure is mainly using the composite steel sections. Such structures in steel shall propagate an idea of steel buildings encouraging the Green Building concept.

v) Since the office premise is clear of column and the slabs are flat slabs, the Client has a got flexibility of dividing the office space to create smaller size offices, if desired so, in view of the current market scenario. This is one of the USP’s of the design concept. With conventions slab beam construction system clear height in the office would have reduced hampering the aesthetic and low ceiling height.

5 Points Illumines more on the Future Readiness of the Project.

i) The Capital has created an impact on the area in general bringing the nodal development in Bandra Kurla Complex into international limelight as a hub for many business head quarters thereby attracting more investment in the ‘Dollar’ terms in India.

ii) In regards to use of steel in building the trend set up in the capital, a commercial building is now shifting toward the residential zones also wherein the developers are seriously thinking of having residential buildings in structural steel in view of the advantage the steel structure can offer.

iii) Today the bench marks for High quality Standard is set with construction of ‘The capital’. An efficient building sustainable design concept is implemented on this project keeping in view the Green Building concept by using blended Cement, Structural steel and a new trend of Self Compacting Concrete (SCC) in Indian construction Industry.

iv) The extensive and thoughtful use of Glass on the faced, enveloping the entire building gives a pleasing aesthetic to the building. This is a boost to the Indian glass industry from India’s self reliance in the Glass sector and from an economic growth point of view.

v) The Capital is probably first of its kind in Mumbai with limited space but with an efficient car park arrangement thereby reducing the land requirement in urban cities like Mumbai.
