AVISON YOUNG
THE COMPANY In October of 2012 Avison Young established its first New Jersey office, further expanding the company’s US growth in
commercial real estate services. The Morristown, NJ-based office is staffed with experienced professionals providing
superior corporate real estate service in the disciplines of brokerage, property management, project management,
construction management, capital markets, development consulting, marketing , market research, valuation advisory,
incentives and debt equity to a client base of corporate and institutional owners and occupiers. Avison Young’s New Jersey
team has rapidly grown to more than 80 professionals, and with this growth came the need to expand their facility.
THE CHALLENGE In an effort to achieve LEED certification with the expansion, Avison Young had an ultimate goal to reuse all current furniture
and supplement the addition with new furniture. Therein lied the challenge of merging existing, older style products with new
product, as well as making all the finishes work well together. Lastly, everyone having a view of natural light was key. In addition,
there was a culture challenge with the expansion as Avison Young had to accommodate the groups of employees that required
more privacy than others with the new plan. Ultimately three different culture of work styles were being combined into one.
THE SOLUTION
In order to achieve the Gold LEED certification that Avison Young envisioned, they needed a partner that could help them
repurpose and reuse existing furniture in a way, once combined with new product, best portrayed their organization as a
cutting edge workspace. Because Avison Young had existing product with Kimball and a history of working with them,
there wasn’t a question that Avison Young wanted to work with them again.
Kimball brought ideas for new product lines that merged well with the current product. It was very beneficial that the products
Avison Young currently had in their facility, Cetra sand Xsite, were still available. Because of that, they were able to strategically
place and expand the space with these products as well as refresh the look with new product styles and a coordinated finish
palate.
Kimball By Design program customized Xsede with wood grain end panels to provide a visual barrier between corridors
and work stations for those users who need the extra privacy. This was a necessity as those particular work groups needed
additional privacy to best perform their job.
Priority and Alumma were paired together to update the look of the private offices which provided a modern look while still
keeping the warm feel of the private office. Villa and Bingo worked beautifully together in the lounge/café area and provided
a casual space with a new look and feel to it.
Kimball Contemporary and transitional tables with Alumma high back seating gave a refreshing look to their conference room,
along with a credenza that served as media storage and aided in collaboration.
In addition to the product offering and cohesive material palate, Kimball brought many important benefits to the project.
“The fact that they utilized FSC certified wood materials, had very Low VOC in their manufacturing process and were
located within 560 miles of project was instrumental in attaining the Gold LEED certification, not to mention the large
undertaking of aiding us in the reuse of existing furniture,” stated Kelly McAdams, Senior Project Manager with Avison Young.
THE OUTCOME
The team members of Avison Young, Office Furniture Partnership and Kimball worked collaboratively to modify and create
a beautiful, LEED certified space. The project was a challenge due to having to reuse and repurpose the existing product
with a goal of making the space look entirely different. OFP, utilizing Kimball products and materials, was able to create a
space that had a new look and feel to it but in actuality was much existing products shown in a different layout.
