THE CROWN COURT CONVERSATION... Welcome to the Crown Court Conversation Meet the Team event. This will provide a first chance to meet the team that will bringing forward the redevelopment of Blackfriars Crown Court. Fabrix Capital acquired the building from the Ministry of Justice earlier this year and we will shortly be submitting an application for a change of use from sui generis to office (B1) use. THE CLOSURE OF THE COURT...

In recent history, Blackfriars Crown Court was previously known as Knightsbridge Crown Court until it relocated to Pollock Road in April 1993. Although the court was initially still called Knightsbridge Crown Court, it was renamed to Blackfriars Crown Court in 1999 to match its new location.

The closure of the court was announced by the Ministry of Justice in July 2018 and is due to close by the end of December 2019. It was chosen for closure over the other courts in the borough due to its smaller size and inability to be expanded upon, as a full demolition would be required to increase the Court’s nine rooms.

It was sold by the government in order to generate funds to reinvest into court services in the UK to improve the delivery of services. Additionally, the Ministry felt that the court was in an attractive and desirable location.

By selling the building, the Ministry would reduce costs of running their estate and make overall operations more efficient. This would lead to better value for money for the taxpayer and better facilities for court users.

Whilst active, the court had nine courtrooms dealing with all kinds of criminal cases. This made it the smallest out of the three courts in the London Borough of Southwrk. The Inner London Crown Court on Newington Causeway has a total of ten rooms, whilst Southwark Crown Court has 15 rooms.

The workload from the court will be spread across several other courts. This includes Snaresbrook Crown Court, Wood Green Crown Court, Inner London Crown Court and Kingston Crown Court.

OUR VISION FOR BLACKFRIARS CROWN COURT...

Whilst retaining the best parts of the buildings, we want to re-invent the existing building to provide a flexible, functional and usable workspace for use by modern businesses.

PUBLIC SPACES...

At the heart of the building will be a new publicly accessible atrium that will act as a connection through the site. This space will allow easy access and become a destination for the local community and visitors to enjoy the food and beverage outlets, retail stores and new public space.

GREENING THE BUILDING...

In addition, we want the building to be alive: green, healthy and sustainable. Through greening the building, we will be able to realise this vision and create an individual but attractive destination in Southwark. We hope that Blackfriars Crown Court will have one of the largest roof gardens featuring an urban farm in London.

FLEXIBLE WORKSPACE...

The workspace will be flexible and affordable in order to cater to a wide array of business types and styles. The space will be large and open plan in order to be as versatile as possible. This will operate in order to be as accommodating for local, entrepreneurial business as possible.

This workspace was devised through a quality vs quantity approach, maximising the space available on each floor so that each space is truly fit for purpose.

Most developers would follow the easiest route, demolishing the building and discarding the waste. Instead, Fabrix has insisted the building be reused and repurposed.
