It is the first.

And also the last.

The first for the year 2015. And the last for financial year 2014-15.

We closed 2014 on a high note. The acquisition of Four Seasons Hotel & Private Residences, Bangalore; the signing of India’s largest commercial real estate deal with Flipkart for 3.25 million sft of office space at Embassy TechVillage and handing over office space to Mercedes Benz Research & Development India (MBRDI) at Embassy Crest, being amongst the most talked about. The year 2015 got off to a flying start, with Embassy Office Parks signing a lease deal at Embassy TechVillage, with Wells Fargo, the largest US bank.

The business model at Embassy Group has been rooted on rock-solid values, with a progress path marked by resilience, transparency and strict adherence to stipulated standards. Over the years, we have built and nurtured a team thatis passionate about what we do for the benefit of all stakeholders, where integrity is the key. We place sustainability at the core of our endeavours, whilst delivering value to our clients and customers - consistently!

CHAIRMAN’S MESSAGE

In the months ahead, Embassy Groupwill train its focus on delivering on commitments, across our residential, commercial and hospitality projects. Embassy Pristine, our luxury green home project off Koramangala is fast nearing completion and will be ready for occupation by end 2015. Our office parks portfolio reported a combined occupancy of 97%, whilst Embassy GolfLinks achieved 100% occupancy, post the deal with Ola Cabs. In the commercial sector, Embassy Group registered a growth of 37.8%, of which Embassy Office Parks contributed 18.97 million sft. Embassy Office Parks contributed 31 of the 43 new commercial tenants across our properties. We will deliver space to these clients in the next 24-36 months.

Let me once again reassure you that all our projects are scheduled for completion and delivery as committed, if not earlier.

Mercedes-Benz R&D shifts to overdrive with the inauguration of its Embassy Crest facility

Embassy Group, in early December, handed over 2,60,000 sft of prime commercial real estate space in Embassy Crest, Whitefield, to automobile giant Mercedes-Benz Research and Develop-ment India (MBRDI).

Embassy Crest is a joint venture between the Embassy Group and United Telecom. This development further cements Embassy Group’s position as the leading private owner and operator of world-class office spaces in India.

Commenting on the development, Jitu Virwani, Chairman and Managing Director of Embassy Group remarked,“We are delighted to have Mercedes-Benz Research and Development India as our client at Embassy Crest and we are happy to grow our long standing relationship with them. Our office spaces are more than just brick and mortar workplaces – they are business ecosystems engineered to enhance productivity.”

“The office premises with fully furnished fit outs has been delivered to the client. “The five-year lease (with an option to be extended by another five years) will strengthen a twelve-year old partnership between the Embassy Group and Daimler AG,” he added.

A long-standing occupier at Embassy Office Parks, Mercedes Benz’s association with the Embassy Group has been growing from strength to strength. While working on our new facility, ‘Embassy Crest’, we experienced the same quality standards of professional know-how, diligence, flexibility and support from the Embassy Group as was expected of them. This is why, we were able to complete a ‘Daimler’ standard building on time, even when faced with many technical and structural challenges and working under stringent timelines.”

CNBC AWAAZ Real Estate Awards 2014Embassy Manyata Business Park has been honoured as the Best Commercial Project in Bengaluru at the CNBC AWAAZ Real Estate Awards 2014 held in New Delhi on December 24th 2014. This prestigious award was handed over by Shri Babul Suprio, Honorable Minister of State (MoS) for Urban Development, Housing and Urban Poverty Alleviation, at a glittering function held at The Shahjahan, Taj Palace Hotel in New Delhi. Shri Venkaiah Naidu, Honorable Minister of Parliamentary Affairs, Urban Development, Housing and Urban Poverty Alleviation was the Chief Guest at the award ceremony.

The CNBC AWAAZ Real Estate Awards 2014, adjudged by an eminent panel of judges, was conferred on Embassy Manyata Business Park for its impeccable service management, facilities, amenities on offer and repeat occupier business.

Wells Fargo banks on Embassy TechVillageto step up operations

Lowe’s scales up operations

American blue chip, Wells Fargo signeda deal for office space at Embassy TechVillage, an Embassy Office Parks venture.

San Francisco-based Wells Fargo & Company, the largest US bank by market capitalization, has signed a lease deal for approximately 8,50,000 sft with Embassy Office Parks, where the US-banking firm will be provided space across two built-to-suit buildings at Embassy TechVillage on the Outer Ring Road in Bengaluru in the next 24 months.

Planned as an integrated facility with commercial, residential, hospitality and retail components, Embassy Manyata Business Park is located on 110.49 acres of land in North Bangalore, offering SEZ and Non-SEZ options for office occupiers. This Park has recorded an impressive repeat business from its tenant base, thanks to its range of convenient on-site facilities and amenities that include intra-city transportation. Embassy Manyata also has a sports complex, Embassy SportsZone, with facilities for cricket, football and other sports that is an integral part of the Park.

Top clients at Embassy Manyata include IBM India, Cognizant, Nokia Solutions, ANZ and Target.

Taking forward the Embassy Group’s focus on sustainable development, Embassy Office Parks endeavours to make all its projects as environment-friendly as possible. With the current areas of focus on aggressively adopting ‘Green Energy’ in its parks, the Group is already exploring the possibility of installing rooftop solar plants so as to harness the clean energy generated from these plants and thus reduce the overall grid energy usage. As a pilot project, a 450 kW plant is currently being installed at Embassy Manyata Business Park, scheduled to be operational by end April 2015. Upon commissioning, this project is expected to generate about 760,000 units of solar energy. The overall rooftop solar potential for the entire portfolio is estimated to exceed 5,000 kW with an annual generation capacity of over 90 lakh units.

American home improvement store chain Lowe's is setting up a global in house centre (GIC) in Bengaluru, thus expanding its office space at Embassy Manyata Business Park. The $54-billion company has leased 110,000 sft of office space here for its captive centre, poised to become the largest outside its headquarters in the US.

Lowe's operates 1,835 home improvement and hardware stores across North America. It employs 2.6 lakh personnel and caters to

In line with the holistic philosophy and approach to education - Stonehill recently hosted the IBDP Workshop 2015, an event for 180 teachers and educators from India and the South-Pacific Zone. Embassy Group rebuilds Cox Town Government Kannada Model Primary School

The Embassy Group, India’s leading real estate developer, has been actively involved in CSR activities, with special focus on education, in order to brighten up the future of young minds. Taking forward this initiative, Embassy Group, in association with ‘Colours of Life’ has rebuilt the Govt. Kannada Model Primary School, Cox Town. The School, located at Sarvagna Nagar, Bangalore was officially opened on 7th January, 2014 by guests-of-honour Mrs. Raj Virwani, representing Embassy Group, Mr. Mohammad Mohsin – Commissioner of Public Instructions, Mr. Ramesh –

Block Education Officer, Cox Town and Ms. Vinisha Nero, MLA, Government of Karnataka. The event was attended by government officials, the principal, teachers and students of the school as well as parents from the local community and members of Colours of Life. Prior to the reconstruction, the student strength was approximately 150. With the new building, the school aims to improve the student capacity. Commenting on this occasion, Mr. Jitu Virwani, Chairman and Managing Director, Embassy Group said, “We at Embassy Group strongly believe in the notion of giving back to society.

We strongly believe that the future of India depends upon the quality of education imparted to our children. As a result, our Corporate Social Responsibility program consistently focuses on education – adopting government schools to improve the infrastructure, faculty and facilities of the school to help aspiring underprivileged children”.

This initiative is part of Embassy Group’s focus on education and support to over 10 government schools in the city covering close to 3000 children.

On Wednesday 11th Feb 2015, a Pooja was held to mark the opening of the Varasiddhi Vinayaka Temple at Embassy GolfLinks Business Park. Jitu Virwani, CMD of Embassy Group partook of the ceremonies. Hon’ble Home Minister of Karnataka, Shri. KJ George, the GEMS team and senior management of Embassy Group were also present on this auspicious occasion.

The presiding deity here, the elephant god Vinayaka or Ganesha – where ‘vara’ means wish and ‘siddhi’ means successfully fulfilled, is believed to bestow believers with all that they fervently desire. Employees of companies at the park can now visit this newprayer facility.

Republic Day was celebrated at Embassy Office Parks in Bangalore and Pune with exciting kite flying events. Park users participated in the events and tried their hands at kite making, kite flying and marble painting in tricolours. Some were skilled at kite flying; other enthusiastic participants enjoyed trying it out for the first time. More than 520 participants across our parks came together to fly kites of different colours, shapes and sizes.

As part of our Channel Partners Engagement Program, Embassy Group organised the first Channel Partners Meet for the year at Embassy Grove on Friday January 9th. The event witnessed a large turnout from amongst the channel partner community who were given a first-hand experience of the mock luxury villament while also networking with our residential sales team. Jitu Virwani and Mike Holland presented a corporate overview of Embassy Group, which was followed by entertainment programmes. Hitesh Mehta and his group enthralled the audience with Bollywood hits and engaged them in an informal antakshari, with attractive prizes for those channel partners who displayed their impromptu singing skills.
