Situation The Holwell Manor Estate is set in a truly stunning location on the edgeof Dartmoor National Park. The Manor House enjoys a tree-lined, privatedrive which leads down through the estate, and is surrounded byattractive gardens with lawns and trees providing privacy and protection.Holwell Manor Estate is on the doorstep of Whitchurch Down and theopen moor, an area renowned for its dramatic scenery, granite tors andwide open spaces, which is ideal for walking, cycling and horse riding.Tavistock Golf Club is close by.

About 1.9 miles to the west is the market town of Tavistock, rich in historyand tradition dating back to the 10th century and famed for being thebirthplace of Sir Francis Drake. To the south on the A386 is the city of Plymouth offeringextensive amenities with the added attraction of its coastal access andthe Mayflower Marina. Further to the east is Exeter International airport,while Newquay International airport is approximately one hour’s drive tothe west.

Introduction & Historical NoteHolwell Manor is believed to be sited on a medieval manor which wasthe home of the Glanville Family from 1400 until 1790 when JuliusGlanville sold the estate to John Moore Knighton of Grenofen. Later JohnTaylor, a leading figure in the British Association for Science also lived atHolwell Manor and was responsible for the design of the famousTavistock Canal to Morwellham to provide access for the expanding localmining activities in the early 1800s. Today the handsome GeorgianManor House with many period features occupies a fine, private positionwith a southerly aspect, surrounded by its own grounds in a parklandsetting.

At the entrance to Holwell Manor, The Gate Lodge provides furtheraccommodation and is an attractive bungalow in need of renovation,situated on the main entrance drive but also having a separate entrancefrom Whitchurch Common.

The Manor House The handsome Georgian Manor House is surrounded by beautifulgardens and enclosed by mature trees. The house, subject to aproject of restoration and renovation, has the potential to become astatement family home, either as one dwelling or divided to returnthe use of the annexe section.

The Georgian manor is believed to be constructed of local limestonewith colour-washed elevations under a slate roof. Internally, there aremany period features including fine mahogany doors, ornamentalplaster cornices, stained glass windows, a moulded plaster ceilingrose and large bay windows overlooking the gardens.

The front door opens to a Vestibule with double part glazed doorscontinuing through to a well-lit Galleried Hall with part panelled walls,fireplace (currently boarded up) and an under-stairs hangingcupboard with wine store. The Kitchen is fitted with wall and base units, two single sinks anddrainers and electric range cooker. The Boot Room features aCloakroom and double Belfast sink. Further along the landing can then be found; Bedroom 6(single) with fitted wardrobe; Bedroom 7 with fitted wardrobe;Bedroom 8 with fitted wardrobe; a third Family Bathroom with bath,WC and wash hand basin; Bedroom 9 (single) with fitted cupboard,and, Bedroom 10 with a wardrobe.

Back stairs lead down to the rear hall.

The GardensSurrounding the Manor House are a number of lawned gardensbounded by a range of trees and shrubs including magnolia, roses,camellias, elderflower, oak trees, apple trees, acers, beech trees andrhododendrons. A model railway line runs through the gardens tomeet the main drive and the carriage, signals and platform areincluded within the sale. From the gardens a path known as ‘TheLong Walk’ leads through the woodland down to a stream with aformer bathing pool.

Situated close to the farm buildings is a former vegetable gardenoffering a fantastic opportunity to recreate a productive vegetableand fruit growing area.
