As a long-time resident of the Bloor West Baby Point neighbourhood and a small business owner keen to launch her concept with the right work-home real estate combination in that same neighbourhood, I reached out to Nutan Brown to help me find a suitable mixed used property: to work and to live. I knew from the start that success might take awhile: knowledge of the neighbourhood, a network of relationships, patience and thorough research would matter. Nutan delivered on all of those points.

Maison-Basque, my new business, needed a credible showroom space that could be used to feature its colourful striped fabrics, home décor and fashion accessories from Southwest France. The space is to open to professionals as Maison-Basque will wholesale its products and is to open to the public on a limited basis. The address had to be close to a prime retail area such as Bloor West but without the expectation of being opened to retail Monday to Sunday. The idea of buying around the corner from a premium retail area, with nearby subway access and within a neighbourhood in transition, such as Jane St. between Bloor and Annette, was appealing from an investment stand point as well. The bar was raised higher since the property also needed to have the potential to accommodate above the commercial space a small but comfortable space to live with 2 children, either in a ready to move-in shape or in a shape where a reno made sense.

Nutan was selective in bringing to my attention only the properties that were relevant, some that deserved a visit, and some that she would send me info on to develop my market knowledge. She understood my business and residential needs, was resourceful to contemplate different combinations to get us to the finish line. It took time for the right property to become available but we succeeded. Her deep knowledge of the neighbourhood and its people, market values, responsiveness to my questions allowed us to develop a solid knowledge of mixed used properties in a very defined geography and make the right moves at the right time. We were in competition with other buyers but being well prepared helped us secure the property I was after. Maison-Basque opened in a pop-up-boutique mode last August for a couple of months before substantial construction and renovation work got launched. I hope that the result of our hard work as a team will result in a great showroom and living space later this summer when the reno is complete. Thank you Nutan.

• In a large saucepan over medium-high heat, cook ground beef until no longer pink, crumbling with a spoon. Remove beef from pan with a slotted spoon and set aside.

• Add onion, carrot and celery. Cook until soft, about 5 minutes. Add garlic and cook for an additional 30 seconds.

• Return beef to pan. Add tomato paste and stir well. Add crushed tomatoes, basil, milk and water. Bring mixture to a boil. Reduce heat to medium low, cover and simmer sauce for 30 minutes, stir-ring occasionally.

• Add fish sauce, parsley, salt and pepper. Stir well. Simmer for another 5 minutes.

• Serve over cooked pasta with freshly grated parmesan.

1. Pay attention to curb appeal. Some buyers decide within seconds of seeing a home whether they want to consider buying it. I recommend trimming trees & bushes so buyers can see the home. Pressure wash the driveway, front walk ways, front of the house & patio as well as cleaning & painting the front door & putting down mulch a few days before an open house (so the smell fades before prospective buyers arrive) is a great idea. Also, adding colorful flowers & cleaning the windows so they sparkle inside & out will go a long way & is a wonderful touch.

2. Do pre-inspection repairs. Is a home inspector going to find something wrong with your house? Fix it first. It usually costs less to fix things before a home inspection. Bring in an electrician to make sure the electrical panel has been updated &, if needed, a plumber before a listing goes on the market. Sellers know if something is broken. It makes sense to do the repairs ahead of time rather than wait for a buyer to notice or request it.

3. Clear out clutter. You want buyers to focus on how awesome your space is, not how messy it looks. Get rid of the piles of shoes from the entrance, the stack of mail from the kitchen table & anything else that detracts from your home’s gorgeous features.

4. Paint the walls neutral colours. As much as you love your dramatic red dining room, it could turn off a good portion of your buyers. So repaint your rooms in neutral tones like tans, greys and whites that allow buyers to focus on the spaces themselves, not the color of the walls.

The Broil King’s heavy duty cast iron and their 9 mm thick stainless steel rods are the heaviest available and provide superior heat retention that delivers searing heat across the entire surface.

Charcoal is tasteless and odorless, but it does a great job of vapourizing the juices of food being cooked. On a gas grill you want to look for a heat medium that covers the entire cook box so that it will capture and vapourize all of the food juices. HEAT RETENTION andCONTROLThe heart or engine of a grill is the burner system. Burners are typically subject to much abuse; high temperatures, corrosive food acids and salts; rapid temperature changes and condensation. You want to look for a thick burner with flame ports on the side for optimal heat distribution (two sources of flame) and to reduce the risk of the ports getting clogged with food drippings. Most grills offer single tube burners. This burner design could result in more heat at the back vs. the front due to the flow of gas being concentrated at the back of the burner. There are burners with a tube in tube or dual tube design that distribute the flow of gas evenly front to back resulting in more even heat distribution.
