Dear Reader,Welcome to our October edition of Preview News. With the spring market well under way and the football season at an end, we are all eagerly anticipating a steady increase in activity in the property market.This is the time that we see many homeowners commence their ‘spring cleaning’ and preparing properties for market; and the more they do now to get them picture perfect, the better the results that will be achieved. Home buyers begin to take advantage of the longer days and warmer weather and we are seeing increased numbers attending our open homes. We have seen a dramatic increase in internet traffi c via our corporate website eview.com.au, with many buyer registrations of our buyer alert system. A promising sign as we enter the busiest selling time of the year. Before venturing out to purchase or sell, many buyers and vendors are advised to speak to their fi nancial advisors. The fi nancial sector is still wary of the global fi nancial uncertainty so fi rming up your fi nancial status, is best completed prior to any property decisions. Financial institutions even though are stating they are keen to lend, lending criteria has been tightened and you need to do your due diligence well before any purchase or sale can be acted on. Nothing could be worse for a potential purchaser than fi nding the perfect home, only to be disappointed that it is beyond fi nancial reach. Likewise, if you’re a potential seller, calculating changeover costs is a must to ensure that your next purchase can be realized. With this in mind, we strongly urge all individuals looking at transacting in real estate in the short term to calculate borrowing capacity as soon as possible; giving them the best chance of positioning themselves in front of the competition. On the home front, this October is a special time at Eview. We offi cially launch our third corporate offi ce in Narre Warren servicing the Casey Municipality with a state of the art offi ce complex in Verdun Drive. Arguably one of the biggest real estate offi ces in Melbourne, we have been joined by some of the most experienced agents in the area. One of the most often comments made about real estate agents is that ‘you are all the same – there is no difference between you and the other agent.’ On the surface, this is how it appears. All agencies advertise their properties on the internet, they use newspaper advertising to promote locally, and basically drive around in the same cars. The only visible difference at times is the colour of the brand they represent.

But that’s as far as the similarities go. As a consumer, the most important decision you can make about the sale of your property is the ‘agent’ you choose to represent you in the marketplace. Note I stated ‘agent’ not agency! This is where the real difference is, and the one which will ultimately determine the fi nal result of the sale of your property.

The ‘Agency’ is the colour vehicle the ‘Agent’ drives. How the ‘Agent’ drives the vehicle is what is important.

So what does that mean to the potential seller? When selecting an agent, the person you will be in direct contact with is the person who will be representing your home to market. In most cases they will be showing the buyers through the property and co-ordinating the marketing and documentation in preparation for a sale. If your selected agent is backed by an Agency that provides all the support systems that is required for the agent to fulfi l his duties, then you have a winning combination. What to look for is that the ‘vehicle’ (agency) has a great ‘motor’ and the ‘driver’ (sales person) has the skills to drive the vehicle to the fi nish line! That is, navigate the sales process effi ciently, quickly and for the best sales price.

You must feel comfortable with the agent you select.

This is the golden rule of real estate. The more comfortable you feel with an agent, the more trust and genuine integrity he or she displays with a proven track record, the better the chance you have of success. Be wary of those agents who overpromise; more often than not they will subsequently under deliver.

The worst thing you can do is put the wrong agent in front of the right buyer!

You only get one chance to maximise the result of your sale, thereafter any profi ts are transferred to the purchaser. Common questions one should be asking of purchasers; would you have paid more for the property? Would you use that agent to sell your property? This is a sure sign to see if the selling agent really had the skills and the negotiating talent to extract every potential dollar from the market

So what makes Eview so different?

Again, an often asked question. I guess Eview can start by boasting that in less than fi ve years, as a group we have transacted close to $1 billion dollars of residential sales and approximately $300 million dollars currently under our property management division. But truthfully, this means very little to anyone thinking of engaging Eview, or for that matter any other agency who boasts similar or more sales.

The difference is in the quality of the agents on the ground, the ‘drivers’ and the support system behind them, ‘the vehicle.’ This is where we believe Eview stands apart from others. As a group, our focus is the ‘individual agent’ not the brand. Yes, the brand is important, but if we didn’t have the right ‘drivers’ representing the brand, then we would not be able to provide the level of service a seller would expect.

You see most agency brands are so protective of the ‘brand’ that they forget the most important person, the agent on the ground providing the service to the clients.

That’s why you see so many agents go from one agency to another; we are proud to state that Eview has one of the highest retention rates of agents in the industry. When an agent joins Eview, we treat them as our business partners; they make Eview their brand and their home.

Our business model works in the favour of our vendors

When a seller engages any one of our Eview representatives, they are engaging the whole Eview group of sales agents. The ‘vehicle’ allows what we call ‘the right to sell’ policy whereby every agent has access to any listed property within the group; so much so approximately 2 in every 7 sales is a conjunctional sale with fellow colleagues. So what that means is that all our buyers registered with our agents are exposed to the seller’s property, regardless of who is the engaged agent. This is turn allows for greater competition, and results in better sale prices.

Now many agencies claim that they ‘share’ buyers; however in reality, most groups are offi ce based, and rarely share their listings. Our business model focuses on the individual agent; the group can only be successful if each one of our agents is successful. Hence why, we are quickly becoming the agency of choice for many of the top performing sales agents.

Multi offi ce operations are now a business model of the past. There is now only one offi ce space and one market

place. It is called the ‘world wide web’ so much so we have incorporated our business name to refl ect this current and growing trend.

So what makes one real estate agency different from another?

We examine some simple steps you should take to ensure that your agent is the best qualifi ed person to sell your home.

While you are worrying about getting the right price, the buyer is concerned as to whether they are paying too much or maybe even having doubt about the property they are buying. In this mixed market, it takes a cool head to see the sale through to fi nalisation.

This is why even agents who have been selling property for years, turn to another agent to sell their own home. They know from experience what is involved with the sale of a property and they want a person who is not emotionally attached to the sale acting on their behalf.

When you have so much riding on the sale of your property, sometimes the stress of converting an offer into a sale can become too great. But how could this be, surely selling a home is no more complicated that writing out a cheque for a new motor car?

Selling a home is a far more complicated process than most people understand. Let’s take a walk through some of the steps involved.

NEGOTIATING

The buyer decides that your home is the one they want – they make an offer – but unlike the past, today’s buyer is quite savvy. They understand the negotiating stage to a greater part and start haggling from the moment they make the fi rst offer.

With this type of pressure, a home owner selling their own property can often react the wrong way. They may take an offer of a lower price as an insult, and instead of trying to counteract with appropriate salesmanship they could react badly putting the buyer in a position where they have no alternative but to walk away from the sale.

Whereas a trained agent knows that this is just part of the process and acts appropriately advising the buyer on why the property is worth the asking price. Plus, an agent knows that the buyer is using any ploy they can think of to get a better price, which leads to our next point.

EXPERIENCE & TRAINING

We all know that the more you do something the better you get at it. We don’t try to mend our best pair of shoes. Because we know that we are likely to do more damage

than good. We just don’t have the experience in boot repair so we take our best set of shoes to a professional.

The same applies to selling a property. We’ve had people walk into our offi ce frustrated at the fact that they did everything to sell their home and still could not get a sale. They advertised their property in the local paper, put up for sale signs in the front yard, even had people ready to buy, but still they could not get their property to sell.

Talk to these people and they will tell you that as soon as they turned their property over to a professional agent, it sold quickly. But why could the agent get a result and the owner did not?

In a nutshell, ‘experience!’ When the buyer negotiated, the agent knew exactly what to do. Like the boot maker, the agent had been down the selling path so many times before that they instinctively know how to turn it into a sale.

What’s more, the agent with strong negotiating skills will in most cases return a greater sale price than if selling on your own; making the commission payable to the agent an investment rather than an expense.

Choosing the Right Business StructureYour choice of business structure is a very important decision. Before you start your business you should be mindful of the fact that your business can affect:

• The Safety of Your Personal Assets

• Your Tax Position

• The Continuity of the Business Upon Change of Ownership and

• What Registration Process You Will Need to Take

Your selection will depend on a number of factors including the type of business you are setting up, if and how many others are involved in the business, how you want profi ts (or losses) to be shared and who is going to be legally liable for the debts of the business. Other considerations include the anticipated profi tability of the business and the relationship, fi nancial and tax positions of all the people involved.

When evaluating your choice of business structure you should look to:

• Maximise the Protection of your Assets

• Minimise Tax Exposure

• Allow for Admission of New Partners or Investors

• Comply with all Legal Requirements

• Take advantage of the Potential Future Application of the Discount Capital Gains Tax and Small Business CGT Concessions

Experience tells us that in most instances, your business structure will be some form of compromise. It may even involve multiple entities in an attempt to balance the objectives of asset protection, income tax, fl exibility of income distribution or capital gains tax. You should also be aware that under anti-avoidance provisions of the Income Tax Assessment Act, the Commissioner of Taxation can challenge your business structure where the arrangement was undertaken for the sole or dominant purpose of obtaining a tax benefi t. In such case, the relevant tax benefi t may be cancelled and penalty tax imposed.

Your choice of business structure can be of critical importance to the success or failure of the business. It can be expensive to switch structures and it can also have signifi cant tax implications.

No Stamp Duty - Couple purchase home for $660,000!Hi it’s Lisa again from Lisa Davies & Associates Conveyancing. This week’s topic I’m discussing stamp duty concessions offered by the State Revenue Offi ce. Read on to see if you qualify to receive a concession on your next property purchase. If you have any questions please feel free to write to me at [email protected]. Australia’s population is ageing. The Baby Boomer generation is now heading into retirement and many may have concession benefi ts which they may or may not realise.The State Revenue Offi ce of Victoria has offered stamp duty concessions to persons who hold valid concession cards for many years now. Essentially, the parties to a contract are allowed to purchase an eligible property, live in it as their principal place of residence and depending on the purchase price either pay no duty or partial duty. However, the main criteria of the assessment was how much could the Purchasers spend which saw a lot of people miss out as they would often go over the limit.The State Revenue Offi ce has now changed the way they assess this benefi t. Essentially if the parties qualify, a couple depending on their circumstances could purchase a home up to $660,000 and pay NO STAMP DUTY!Let’s look at the qualifi cations.

These are the ONLY valid cards which the purchasers must be the holder of as at the day of settlement. Special Note: Seniors Health Card holders are not eligible to participate in this program.It is important to realise it is the primary card holder who can obtain the duty benefi t and not a dependent named on a concession card. Criteria Check ListThe following checklist will assist to check your eligibility:� Each Purchaser is the holder of a

valid concession card at settlement (see above), and;

� The property was purchased at market value (example: purchased on the open market), and;

� The Purchaser intends to reside in the home as their principal place of residence, and;

� The Purchaser has not obtained the concession benefi t before.

Property Value CriteriaFor contracts dated from 6 May 2008, full exemption per primary card holder is available up to $330,000. Partial exemption is available from $300,001 to $440,000. Therefore a couple who are both eligible card holders have full duty concession exemption up to $660,000!Applying for the concession is done whilst the conveyancing is being completed for your purchase. Ultimately the stamp duty concession is at the discretion of the State Revenue Offi ce and we are more than happy to assist you with your application.

Now in its 57th year, the Peninsula Arts Society celebrates Spring 2011 with its Annual Spring Art Show on Melbourne Cup weekend.

Presented at the Society’s own modern studio/gallery in Frankston South, the show has become one of the highlights of the local arts calendar. The exhibition showcases the talents of many professional artists, students and emerging artists, in a variety of mediums and a range of price brackets.

With over 600 members, The Peninsula Arts Society conducts an active program of classes and workshops under the guidance of highly qualified professional artists. In addition to these classes and workshops, the Society also presents demonstrations by some of Aus-tralia’s most respected artists. One notable example is Robert Wade, who will demon-strate his masterly technique in watercolour on Monday 21st November.

Raised in Frankston South she attended Derinya Primary School, Frankston High and Mt Eliza High Schools prior working with World Travel Headquarters Frankston. Sandra suggests her Grandmother Steffen’s ‘Steffi e’s Afternoon Tea Buns’ recipe passed down generation to generation as written.

With a wooden spoon beat 2 table spoons of butter or margarine, a good half a cup of sugar and 1 egg together until creamy (about 100 or so beats) add about 2 cups of Self Raising Flour alternatively with enough milk to make astiff dough.

Add about a good cup of mixed dried fruit or fi ne coconut.

Drop by fork onto greased tray.

Cook in a fairly hot oven of about 180 degrees.

Cut in half and serve cold or warm with generous scrapingof butter and a nice cup of tea.

The foundations for my business were laid on the 12th of September 1984. 1990 Bay City Pool & Spa Shop, located within a busy Mitre 10 Hardware/ Nursery complex, was a “one-stop-shop” for all things customers may want for their pool or spa. As we have grown, we’ve had a few name changes and relocations. November 2004 saw us move to our larger independent premises.

Coinciding with the relocation, Bay City Pool & Spa Shop made way for Poolside Frankston.As an added bonus to our 21st Birthday celebrations we have just been voted “Best Pool Shop in Victoria 2011”. The population is estimated at 240,000 or 79,000 households (February 2009 estimate)• Victorian government projections indicate that Casey’s population reach 375,000 by 2026, making it bigger than Canberra is today.• About 146 people (52 new households) move in every week, equivalent to 7600 people (2700 households) every year.
