Welcome to our spring edition of the Property Magazine, which we are proud to say is Gibraltar’s longest established and leading real estate publication.

In our recent editions we have looked at some of the factors which have fuelled the rise in local property prices over the past year, and the basis upon which we consider (with good reason) that they will continue to rise for the foreseeable future.

With such a strong market, it is understandable that some vendors fail to consider that presenting their property in its best light will maximise their profit, and mistakenly assume they will attain the highest price for their property regardless of how it comes across to prospective purchasers.

This unfortunately, in our experience, is one of the most common mistakes by vendors and our sales data confirms the sales prices achieved for identical properties within a development, (even if they have the same layout, size and view) can vary dramatically simply as a result of a vendor paying insufficient attention or time in presenting their property in the right manner.

It is a truism in real estate that you only have one chance to make a first impression, and as part of our service we advise our vendors and landlords how best to present their property, with a view to achieving a sale at the best market price.

A recent example of how to do it right was a sale in Watergardens, where the vendor had taken great care to ensure his property was in pristine condition, and as a result we achieved a sales price 10% higher than any other comparable sale within the development this year.

Whilst it is understandable that many vendors do not relish the prospect of spending endless hours on presenting their property in the right manner for sale, the reality is that in most instances, all it can take are some minor adjustments and the ability to look at your home impartially.
