So here is a report on themarket that our new gov-ernment inherits. It is not abad picture. Far from it,and many will be pleasedthat this coalition intends
to see off Home InformationPacks in the fullness of time.
Prices in leading and pop-ular areas close to Londonand in other large metropoli-tan areas have surged back to2007 levels and - in some keylocations - have exceededeven these. Most other areashave seen prices rise but notto such a generous extent.
First time buyers have notexactly rushed to take advan-tage of the £250,000 stampduty holiday set in the lastbudget, but this is seen as adirect result of there stillbeing some difficulty inagreeing mortgage loans andhaving to find large deposits.As lenders become more ac-commodating to borrowers,and more competitive witheach other, this situationshould improve greatly.
The big issue, however, isat the other end of the mar-
ket. Larger homes are com-ing onto the market ingreater numbers. There isclear evidence that mostowners of these want todownsize, seeking less butoften more contemporary,well-equipped and thermallyefficient space.
There are many reasonsfor this – releasing equity forchildren’s education, helpingoffspring with mortgage de-posits, labour saving, lowerday-to-day running costs,lifestyle relocation, provisionfor pension, etc. But what-ever the reason it goes hand-in-hand with a prevailingconcern that the next fewyears are not going to be sobenevolent to those living farbeyond their reasonablehousing needs.
This will put greater pres-sure on good, middle markethomes where prices shouldrespond positively to de-mand. Larger, older housesaway from golden postcodeswill still sell, but accuratepricing will be crucial and thedays of highly optimistic ask-ing prices in this area may beover for some time to come.
It is manageable, top end
houses possessing high spec-ifications and located in themost fashionable of hot spotareas that will really attractthe new breed of city bonusspender.
So in these turbulent times,both politically and econom-ically, as we all tackle the realfallout of the recession overthe coming months, our ad-vice is this. If you are a firsttime buyer, save, save, saveand then buy carefully withinyour means.
If you are a middle marketbuyer or seller the market israther rosy for you if youprice to sell and buy pru-dently.
If you are a top end sellerthen get your relocation infirst and be fiercely competi-tive with your price - beforemany others decide, like you,that downsizing can be bothfun and liberating.
