  • THE SITE – PL6 5SF Kitchener Land and Planning are delighted to offer this development opportunity for two new flats in Plymouth. Outline planning consent (Ref. 16/00870/OUT) has been approved for the development of two, two bedroom flats set within a single two storey structure, each benefiting from one off road parking space and private garden area. Although the detailed access, appearance, layout etc of the flats are matters to be determined at a reserved matters stage, the indicative plans suggest the new dwellings having a gross internal floor area of c. 60.9sqm/656sqft and 62.3sqm/671sqft respectively. There are no S106 payments required as part of the above approval – the development of two dwellings will however be liable for Community Infrastructure Levy (CIL) payment which is currently £30sqm (subject to indexation).     The freehold site is being offered for sale by private treaty with a Guide Price of £35,000.
