The gently undulating and lush Lugg Valley, to the North of The Cathedral City and County of Hereford, provides the rural setting for this private estate comprising an imposing Gentleman’s Farmhouse, constructed less than five years ago to a demanding and generous

specification, bespoke garaging and 14,000 square feet of steel framed buildings; all set within 12.5 acres (to be verified).

With accommodation on four floors the finishing to the main residence provides for an imposing building, evidenced by an impressive material palette of red brick, stone roof tiling and Oak joinery. This character property provides for light and open accommodation in a house that has been completed built with efficiency in mind. The property has been fenestrated with carefully selected modern double glazed windows and has extensive underfloor heating.

The reception hall provides access to the dual aspect living room, with a wood burning stove resting within an inglenook surround, dining room, Study, contemporary open plan kitchen/ breakfast room, cloakroom and solid oak staircase with gallery to the first floor. A rear hall provides a useful utility area and stairs to the lower ground floor. The main landing has dual aspect and provides access to the bedroom suites and a separate staircase to the second floor; on which may be found a further bedroom suite, separate bedroom and bathroom.

The substantial garage block, constructed in matching style to the Farmhouse, has a double carport, triple garages and adjoining dog kennelling and run. Large double timber gates flanked by a stone walled bell mouth make for an impressive entrance to the main residence and surrounding recreational space, parking and gardens. A separate gate from the lane provides substantive access to the hardstanding, steel framed building and adjoining field of some ten acres (to be verified).

The landscaping around the main house is laid out in a straightforward manner with a vast parking and turning space to the front of the house and a large level stone patio to the rear elevation leading onto hedged lawned garden. The remainder of the recreational gardens have been landscaped with tended grass and a planted pond provides for a natural focal point and landmark for the adjoining helipad.

Of immense practical significance is the cluster of steel framed buildings situated away from the house and providing for some 14,000 square feet of covered space. These buildings offer scope for a variety of recreational, agricultural and commercial uses, subject of course to any relevant planning requirements. The field, currently grazed, helps complete the estate.

Chevington Farm lies equidistant to both the county town and cathedral city of Hereford, some eight miles south, and the historic market town of Leominster, some eight miles north.

Location

Lying on the fringe of the village of Marden, which gives its name to the parish, Chevington Farm is handy for the amenities of the village as well as Bodenham to the north (1.7 miles) and The “England’s Gate” public house. Hampton Court Castle, gardens and parkland is only 3.5 miles.

Hereford, perhaps best recognised for its beef, cider and strong military heritage, is a fast growing regional centre dissected by the River Wye and evolving into a vibrant city that has adapted to offer a diverse array of local and branded shops, restaurants and cultural activities.

Leominster, with the Minster at its core, has a more recognisable feel of a true market town and centre for the surrounding agricultural community.

The location provides for a lifestyle that allows one to escape in to the tranquillity of this beautiful corner of England and yet enjoy access to truly world class destinations like Hay-on-Wye (27 miles West), the book capital of the planet, and Ludlow (19 miles North), renowned centre for gastronomic excellence and famous for its food festivals.

The sparsely populated and verdant green landscape of Herefordshire has for centuries remained the gateway to Wales and retains a way of life that harks back to a more relaxed time; in spite of a history rich in tales of border conflict. That is not to say that the county remains accessible to the wider world. London, some 134 miles east may be reached easily enough by car or by rail, with direct daily services from Hereford Station (7.5 miles). The railway station at Leominster (8 miles) also provides for a leisurely connection northwards to Shrewsbury (48 miles).

Heading into Wales, Brecon (44 miles) gives its name to the Beacons National Park and Abergavenny remains another timeless historic town to explore at one’s leisure. Cardiff, the capital of the Principality of Wales, is 62 miles south west, Aberystwyth, the University City on the shores of Cardigan Bay, is 80 miles west and Fishguard, the ferry gateway to southern Ireland is 134 miles west.

A relaxed cross-country drive back in to the heart of England brings Stratford-upon-Avon within 51 miles, Bath 78 miles and Daylesford Farm, at Stow-on-the-Wold, only 60 miles distant.

For business, leisure and high street shopping it is difficult to believe, when taking in the vista from any of the principal rooms in the house that Birmingham is only 59 miles, Bristol 65 miles, Cheltenham 40 miles and Worcester offering access to the M5 motorway and network northwards is 29 miles. Ledbury, yet another destination town worthy of exploration, is 22 miles away and also provides access on to the M50 motorway and network south and east to the capital.

Whilst Chevington Farm has the added benefit of its own helipad, Shobdon aerodrome, some 17 miles away, is an increasingly important asset to the county whilst International Airports include London Heathrow (123 miles), Birmingham (63), Manchester (119), Bristol (76) and Cardiff (75).
