Home Information Packs (Hips)If you are selling your home you will have to have a Home Information Pack (HIP) available from the first day your property is put on the market.

The HIP for freehold properties must contain

• Home Information Pack Index.• Energy Performance Certificate (EPC) or

Predicted Energy Assessment (PEA).• Sustainability information (required for newly

built homes).• Sale statement.• Evidence of title.• Standard searches (local authority and

drainage and water).

The HIP will also contain a Property Information Questionnaire (PIQ). The PIQ, which you will need to complete, will provide a summary of key information about your property in one place. This compulsory one-stop checklist gives buyers information they need to know before making any decision. First-time buyers, with little experience of buying a home, will find this particularly helpful.

You can compile it yourself or you can hire an estate agent, solicitor or HIP provider to do it for you. Always make sure that your HIP provider is signed up to a code of practice, like the HIP Code.

Selling your property quickly and gaining the best possible price has got to be a priority for any prospective vendor and there are a few simple steps which you can take to improve your chances greatly.

First impressions are very important, your prospective purchaser will form an opinion within thirty seconds of drawing up outside your property. So make sure your garden is kept tidy, a well kept garden usually looks larger and needing less maintenance than an untidy one. A fresh coat of paint can work wonders to improve the appearance of your front door and window sills.

Make sure the interior of your home is free of clutter. The smell of flowers can make a room feel more welcoming as can a warm home in Winter and open windows in the Summer.

If you are showing people around your home try to be as helpful as possible and answer all their questions truthfully. If you have a dog or cat, try to keep them isolated when people visit as not everyone likes animals.

There are very few purchasers who buy the home of their dreams and do not want to change anything.

All too often when you view a property you see it as it is, not as what it could be. The best way to view a property is to use the viewing record page in this guide. List all the positive and negative points of the property and your feelings about it. Then in your own time sit down and work out how much it will cost you to alter the property to your own tastes and requirements. The businesses featured in this guide are there to help you do this.

Local Information

Formerly an ancient farming settlement in Middlesex, the village now exists within the London Borough of Hillingdon. It’s situated on the northern outskirts of the airport in the area caught between the M4 and the A4. Despite its proximity to the world’s busiest airport, the area - part of the Thames Valley - has green spaces and choice walks promoted by the local council. The Harlington Doorstep Walk takes in the Green, the Paddock, West End Lane sports fields and the High Street.

Other attractions within six miles include Osterley Park with its Robert Adam-designed neo-classical villa, Boston Manor House - a lovely Jacobean mansion in Brentford and Thorpe Park, offering rides and roller coasters galore for all the family. The splendid sights of Kew Gardens and Hampton Court Palace are each seven miles away.

place on a regular basis. They are not biased towards any particular company, which means they have access to offerings from a large number of financial institutions, and will, therefore, be able to match you to the most suitable package for your needs.

It is very easy to get confused by all the different types of mortgages that seem to be available in today’s financial jungle and it is only right and proper that there is such a wide choice. After all, everyones individual circumstances are different, making our financial requirements different.

We must firstly understand that a mortgage is in reality a loan from a financial institution or body to yourself in order that you may secure a property and this loan must be repaid over a set number of years, usually twenty five. However, this is where simplicity ends and financial complexity takes over. Because the financial institutions realise that we are all different with differing financial commitments, they also appreciate that no one can predict what may or may not happen to us in the future.

You may find that your income stays much in line with inflation and you wish to carry on paying the same monthly payment until the end of the term. Conversely, you could find a definite uplift in your finances and may wish to increase the amount you pay monthly, or pay off a lump sum and finish the mortgage in a lesser number of years. Whatever situation arises, you can be sure there will be an option or clause to cover it, but the average home buyer cannot be expected to know them all.

Finding the Best Deal on UtilitiesBefore you change your gas or electricity provider you should be aware of the details of the deal you are already on. It seems obvious, but it is surprising how many people do not know how much they are currently paying for their gas or electricity. You should carefully check the tariffs and contracts and compare their current terms to find the best deal for your circumstances.

There are many websites available that allow you to calculate your annual usage and then compare the various companies. Just type in gas or electricity supplier in your Internet search engine and a list will come up. Your local CAB can also help with information. Many companies offer deals if you buy both gas and electricity from them and are known as “duel fuel” deals. The way you pay will also effect your bill with many companies offering discount if you pay by monthly direct debit. Some companies have set up deals with major retailers that allow you to earn points for each pound you spend on gas and electricity and these points are then added to your loyalty card.

You can only choose your mains water supplier if you use more than 100 megalitres a year. A megalitre is 1000 cubic metres. A domestic household is unlikely to use more than

Every house irrespective of its age, condition or value must have a survey carried out on it before any lender will agree to a loan for its purchase. This survey safeguards the interests of the lender who wants to ensure that their investment is based upon a structurally sound property. It also protects the buyer who will not want to purchase a property which has hidden defects which can undermine its value, so both sides will benefit from the experience.

The survey will be carried out after the sale price has been agreed, but prior to any official offer being made by the lender. There are three basic types of survey which will vary in cost dependent upon the level of detail required, however, you will be well advised to ask them for the best survey you can afford. The three different types are detailed below.

The most basic survey is called a Valuation Report. Most house purchasers still rely on the Valuation Report prepared by their mortgage lender, although that report is primarily for the lenders own purposes and duty of care to the purchaser is very limited. This report, however, does not look for faults or defects which may be hidden behind walls, under floors or above ceilings. You, the buyer, should beware, because if you have agreed to this type of survey and twelve months later a major problem comes about which would not have been easily seen, then it is your responsibility. You cannot expect the surveyor to do any more than they have been asked to do, which is, look at the property and offer a valuation and an opinion.

The second type of survey is known as the RICS (Royal Institute of Chartered Surveyors) Homebuyers Survey & Valuation. This survey goes into far more depth than the Valuation Report and will examine important areas such as the state of the timber. It will look at the settlement of the property to ensure that it is within acceptable standards. It represents a comprehensive, though not total survey and should give the buyer a much better idea of any faults which exist or may come to exist in the future. The buyer can also expect to receive a full report on the findings of the survey.

The Buildings Survey & Valuation, formally known as the Structural Survey, is the best you can get and should always be the first choice of the buyer if possible. This survey examines every possible facet of the property and will provide the buyer with a completely detailed and totally comprehensive report on the property, including all its defects and plus points. It will tell the buyer whether or not they are buying a potential minefield or whether they are making a sound investment. True, this type of survey will cost a little more, however, it could save you thousands of pounds in money and a great deal of grief in the future.

Ask for the best Survey you can afford

In some circumstances, especially where older properties are concerned, the lender may well insist on a Building Survey & Valuation to make sure they are lending against a sound property. However, it is not just older properties that are subject to problems, new houses can also become disaster areas. It is common sense that you should safeguard what is probably the largest investment you will ever make in your life, which means that you get the best survey you can afford. At best it will save you a fortune, at worst, it will guarantee you complete peace of mind.
