The luxury condo market in Charleston has certainly been gaining steam since 2013. The concept of “lock and leave style” is the mentality of many buyers in today’s marketplace. It’s a trend we are not only seeing in seasonal residents, but also in full-time residents. Of the 17 Tides IV buyers so far, over 70% plan to call it their primary residence as the majority are moving from a single family residence. Key features contributing to that number are quality construction, a central and strategic location, resort-like

amenities, maintenance-free living, security, and beautiful views.

Since 2013 there have been 126 closed transactions within the Charleston luxury condo market, with an average price of $1,011,083. There are also 21 condominiums currently under contract (including 17 at Tides IV), with an average price of $953,234. The market seems to be very healthy as more people move to Charleston. Full-time residents also bring sustainability and vibrancy.
