BackgroundThe land is offered to be let by B.S. Pension Trustee Fund Ltd. The land forms part of the Irthlingborough Estate and has previously been let under a Farm Business Tenancy.
SituationLocated 8 miles east of Kettering the land is located in ring fenced block on the north side of the A6 between Finedon and Irthlingborough and is offered to let as a whole.
The LandThe land available extends to approximately 141.06 acres (57.09 hectares) or thereabouts. The full cropping history (2011 to 2016) is available in the information pack upon request.
The land is classified as Grade 3, with the soil composition predominantly being Hanslope series chalky till with Moreton series Jurassic clay and limestone.
BuildingsThe buildings are located in the centre of the holding and comprise of traditional brick barn and cart sheds, corrugated tin lean too sheds and a Nissen shed. All of the buildings are identified in the agreement as redundant.
DirectionsFrom Junction 10 of the A14 take the A6 south towards Bedford. The Land is approximately one mile after going straight over the roundabout in Finedon, on the left land side before Irthlingborough.
Health & Safety Please note that undermining has previously taken place on the land and given the potential hazards of a farm we ask you to be as vigilant as possible when making your inspection for your own personal safety, particularly around the farm buildings.
ViewingA detailed inspection of the farm will be necessary prior to submitting tenders. Viewing will be limited to during daylight hours by prior arrangement with the Landlords agent.
Basis of Tender Applicants will be invited to tender an initial rent for the land with entitlements.
Tender Procedure Applicants are asked to submit their tenders in a sealed envelope marked clearly as ‘Poplar Barn Farm Informal Tender’ by 12 noon on Wednesday 29th June 2016 to:

Tenders must be submitted in writing and must be on the application form available within the information pack. Applicants should set out their proposed farm system / and crop rotation together with details of their farming experience.
Informal Tenders should be submitted subject to contract and any other condition on which the informal tender is made should be specified clearly.
The Landlord reserves the right to choose either of the tender rents submitted. Neither the Landlord nor their Agents will be bound to accept the highest or any offer for the tenancy.

Tender Rent 3 – 10 Year Term Based on a 10 year term, subject to a 1 year rolling break clause after the 5th anniversary of the commencement date.

Agreements & Rent PaymentThe land is to be let on a Farm Business Tenancy for a 5 or 10 year term. Rent will be payable quarterly in advance on 29th September, 25th December, 25th March and 24th June, the first payment being made on the signing of the agreement.

VATThe Landlord has elected to waive exemption on part of the holding therefore 17.32 acres are subject to VAT which will be payable on that portion of rent at the appropriate rate.
Promotion Land17.32 acres of land is subject to an Promotion Agreement with Hallam Land. This part of the holding is subject to a 12 month break clause in the event that planning is obtained. At the date of marketing no planning application has been submitted in respect of this land. Further information is available by request from the Landlord’s agent.
Basic Payment EntitlementThe entitlements will be vested in the tenant (s) for the duration of the tenancy. Upon termination of the tenancy the entitlements will revert back to the landlord or its nominated ingoing tenant, with no compensation payable to the outgoing tenants. Further information is available by request from the Landlord’s agent.
Tenant RightThe Tenant will not be required to pay for tenant right upon entry nor will there be any counterclaim for dilapidations.
Upon vacating the land the Tenant(s) will not be entitled to claim for tenant right. The Landlord will be entitled to claim against the outgoing Tenant(s) for dilapidations, if applicable.
Early EntryEarly entry onto the land will be permitted by prior agreement with the Landlord. If early entry is taken the incoming Tenant(s) must indemnify the outgoing Tenant for any non-compliance of regulations and cross compliance. Early entry can be provided as soon as terms are agreed and the indemnity provided.
Rights of WayThere are no known public rights of way over the land.
Environmental SchemesThe land is not subject to any current environmental schemes.
Sporting RightsAll sporting rights over the Land are reserved to the Landlord and let to a local syndicate.
ServicesThe farm buildings are supplied by mains water.
Reservations Normal Landlord’s reservations, including minerals and timber will apply, except for hedgerows and trees.
