Spring Street Los Angeles, CA 90012 Attn.: Sharon Dickinson (for distribution to committee members) RE: Case No. VTT-72736-SL-2A (Agenda item 4) 1771-1831 West Blake Ave & 2645-2661 North Blimp St. Honorable Committee Members, I am writing in support of the above referenced project and the current Vesting Tentative Tract Map and against the appeal I am a resident of, and a business owner in, Eiysian Valley I was also a member of the Elysian Valley Riverside Neighborhood Council (EVRNC) Environment and Land Use Committee (ELUC) when the project was reviewed and recommended for approval. I believe that tms project sets a precedent for this neighborhood in a very positive way. It was the first large development project to go through the neighborhood review process in a very long time. The developers participated in numerous community reviews, answered all questions thoughtfully, and revised the design several times in response to neighborhood concerns and requests. The resulting project offers a number of things back to the community that will serve as a model for future development projects: The proposed development will be mixed-use, maintaining existing commercial space to serve the community The proposed development will open up previously closed river access, thus improving the safety of the river shared pedestrian/bike pathand access to tne river for the community. The height of the project is intentionally kept lower than allowed by (then) current codes. I am in support of this project because of the process, and because the developers have been so responsive to community concerns. This sets a good precedent for upcoming projects. Please uphold the LACPC decision to sustain the decision of the Deputy Advisory Agencys approval of the Vesting Tentative Tract Map No. 72736-SL and deny the appeal. I am submitting the following comments re. item #4 on today’s PLUM committee agenda.

Mitigated Negative Declaration (MND) and related California Environmental Quality Act findings Los Angeles City Planning Commission (LACPC) report and an appeal filed by Robert C. Leyland *rom the entire determination of the LACPC in sustaining the decision of the Deputy Advisory Agency's approval of Vesting Tentative Tract Map No 72736-SL for the construction, maintenance and use of 100 small lot homes for the purposes of a small lot subdivision, 2,262 square feet of new commercial area, for the properties located at 1771-1831 West Blake Avenue and 2645-2661 North Blimp Street, subject to Conditions of Approval.
