“We’ve seen some significant decreases in our impact fees

as a result of their work. You get what you pay for and

Kimley-Horn clearly offers a superior service.”

Tim Martin

Vice President

U.S . Home Corporation

Off-site traffic impacts—real or perceived—can make or break your development. People

raise lots of questions . . . sometimes loudly. How much traffic will your development gener-

ate? Will existing roads need widening? What about traffic signals?

And then there’s your question, the one that goes to the bottom line. How much, if any,

should you pay toward proposed off-site improvements? Certainly not more than your fair

share.

Based on the answers to these questions, we frequently help our clients choose sites with

the lowest development costs. We can also advise you how a slight modification in total

project densities, or a different balance of land uses, will avoid impact threshholds for major

off-site improvements. And for large-scale projects, we are experts at forging public/private

partnerships for financing transportation improvements that will benefit your public and

make your pro forma work.

Whether designing off-site signalization improvements or widening an urban arterial

through the country’s busiest intersection, our thorough research, skill at minimizing front-

end costs, and talent for maximizing roadway capacity means that our clients can usuallybuild what they want, where they want it, with no detours from their bottom line.

Any questions?
