Master Plan Development September 2009
Introduction
Following approval of the outline planning application by the Scottish Government in December 2008, Trump International - Scotland commissioned award winning Scottish architect Gareth Hoskins, a national design advisor to the Scottish Government, a member of Royal Incorporation of Architects in Scotland and the Royal Institute of British Architects, and Advisory Board Member and National Design Champion for Architecture & Design Scotland, to prepare the detailed master plan for the golf, residential and leisure development. Now halfway through the process, this brochure provides an insight into Gareth Hoskins Architects evolving master plan and the main components of the property.
Spanning approximately 500 hectares of land on the north-east coast of Aberdeenshire in Scotland, the proposed development will be comprised of a world class championship links golf course suitable for hosting major international events and a second 18-hole links golf course; an iconic hotel set amidst an array of luxury holiday homes; and a residential village formed within the unique setting of the Menie Estate.
Approach
Working in collaboration with Gareth Hoskins Architects is a team of leading Scottish designers, engineers, and environmental scientists who are currently engaged in developing every aspect of the site to ensure it complements its wider surroundings.
From the historic woodland around Menie House to the dunes and the hinterland beyond, as well as the undulating arable land to the south, the site encompasses a number of very different areas of landscape, each with their own particular character. Careful consideration continues to be given to the location of buildings to ensure a seamless unification with the landscape while controlling the visual impact and preserving the distinct character of the land. The master plan design aims to work with the existing natural features and topography, and takes full advantage of the dramatic setting, creating a strong sense of place and belonging.
Trump International - Scotland will be a world class destination to visit and an inspirational place to live. Synonymous with the Trump brand, all aspects of this development will be built to the very highest architectural and design standards.
Process
During the complex master planning process, regular meetings will continue to be held with Aberdeenshire Council, Scottish Natural Heritage (SNH), Scottish Environment Protection Agency (SEPA) and other statutory consultants to review the proposals and to ensure the conditions of Outline Planning Permission are addressed.
The Design Team has also been working closely with the Scottish Government’s national design advisory body, Architecture & Design Scotland, to review the development of the master plan. The developing design has been greeted with extremely positive support, interest and enthusiasm and is being seen as a thoughtful and considered approach that responds carefully to the particular qualities of the site. This dynamic process is ongoing and is scheduled for completion in spring 2010.

Hotel, Holiday Homes and Golf Villas

The hotel and holiday homes will be sited to the west of the golf courses in two distinct areas. Firstly, the hotel and associated facilities, seen very much as a destination, will be located on the escarpment that runs along the edge of the courses, looking out to the sea, commanding breathtaking views across the dunes and the coast beyond. The aim of these accommodations is to create a distinctive grouping of buildings that work with the linear character of the escarpment and become a beautiful backdrop to events. The holiday homes adjacent to the hotel will also track the linear form of the escarpment and provide exceptional sea views.
Secondly, the golf villas will follow the curved contours of the rolling landscape to the north of the site providing a sheltered environment. These are pulled back from the very sensitive edge of the dunes, broken down in scale to form a series of three groups of accommodations. Their location is in response to the undulating landscape that runs behind the dunes, and will create smaller scale places focused around the landscape bowls that exist on the site, with long views out to the north-east.
A wide range of recreational and leisure facilities are planned across the site, including a tennis facility, an archery range, and an equestrian centre.

Links Golf Courses and Club House

The central focus of the development will be the two championship quality golf courses, designed by Dr. Martin Hawtree, the acknowledged master of links golf course architecture. Dr. Hawtree’s father and grandfather before him designed and laid out hundreds of courses worldwide but are perhaps best known for the stunning Open Championship course, Royal Birkdale. The Royal & Ancient Golf Club of St. Andrews task Dr. Hawtree each year with design modifications at all their Open Championship venues before each tournament. Dr. Hawtree’s fierce adherence to working with the natural environment will allow him to create one of the most natural links golf courses ever constructed.
The topography for the first golf course consists of dramatic dunes rising high above the seashore and stretching back hundreds of metres inland to create a series of valleys running through the majestic dunes. The second golf course will be formed in stark contrast over low links land typical of most seaside courses in the United Kingdom. The courses will be formed using a minimal disturbance approach and the playing surfaces will use indigenous grasses which will be the subject of the highest care and attention, with the aim being to restrict the use of pesticides and fertilizers. The courses will be distinctly different in character and appearance but will complement each other, creating greater capacity and interest.
Conveniently situated between both courses will be a well appointed driving range and golf academy easily accessed from the luxury club house. The club house will be located within the dunes with stunning views out to the sea, and will offer a full range of modern and traditional facilities for both visitors and guests who will enjoy the best of Scottish hospitality and standards.
Residential Village

A new residential village is designed to ensure that it becomes a community with its own particular sense of place, while remaining sustainable and contributing to the wider area. Rather than the more typical sprawl associated with residential developments, the new residential village is carefully planned around a dense core. In the tradition of the many historic planned villages and towns around Scotland, the core is based around a central square with a small grouping of public facilities, shops, cafes, pubs and playgrounds, which can be accessed easily either by foot or bike from the surrounding housing, or by public transport via a new road that connects through the centre from the A90.
The village ties in with the existing shelterbelt of mature woodland providing protection from the prevailing winds while running south of Menie House and informs the pattern of sheltered fingers of housing that will run down towards the courses, again with views out over the sea. The hard landscaped character of the square is offset by the softer landscape of a wetland park which forms a focus around existing ponds for a crescent of new housing that wraps around the north of the site.
Following the principles of creating sustainable and accessible communities, the development aims to provide safe and pleasant spaces that are easy to move around, especially on foot, creating a welcoming environment for residents and visitors.

Environmental Protection and Management Plan
Trump International - Scotland takes its stewardship and obligation to protect and enhance the natural environment very seriously. A comprehensive range of ecological surveys (habitat and species) have already been completed throughout the site and the scientific interests of the dunes and links areas are subject to continual monitoring by highly respected and qualified ecologists. Menie Environmental Management and Advisory Group (MEMAG) has been established and funded by Trump International - Scotland to provide independent advice on environmental conditions through the construction and operational phases. The Board will consist of a mix of environmental experts including SNH and SEPA and will be chaired by the world renowned geomorphologist, Professor Bill Ritchie.
In addition, Trump International - Scotland has appointed one of Scotland’s foremost environmental scientists as Ecological Clerk of Works, to provide independent advice to Aberdeenshire Council ensuring that environmental conditions, mitigation and compensation measures are met.
