PROJECT BRIEF

A high specification 28 unit residential care facility designed to offer live in accommodation for individuals facing mental health problems.

The build incorporated Steel and TEK components with a truss and sarking roof, and in an unusual design decision the internal walls were also constructed using TEK panels to provide a robust secure wall detail between patient units.

PROJECT EVALUATION

The successful delivery of this project can be attributed to the excellent communication between the main contractor, architect and ourselves.

The live project management portal provided a number of remote offices to communicate effectively and drive the project forward.

KEY STATISTICS

• £10 million overall project value

• Two storey new build with 3.68m ceiling heights incorporating truss roof and steels

• Secure living accommodation built to BREEAM excellent design

• Designed to reflect the local vernacular

• Renewable technologies

• Efficient, on programme completion

• All TEK build offers significantly reduced running costs

PROJECT SOLUTION

The 142 mm TEK Panel was used to form the external walls of the building, with internal walls constructed using a slimmer 125mm TEK panel which was especially manufactured for this particular job.

The internal walls were designed to a high acoustic resistance and were required to be robust and able to withstand impact damage.

K-Panels designers offered ESH two design options, one compromising of an all TEK structure with steel detail over openings and Truss roofing system, the second, which was a far more cost effective option comprised of an external wall using the TEK system and internal walls being produced using a ply clad timber frame system.

Interestingly, despite the cost savings offered by using a Timber Frame internal wall system, the client chose TEK due to the increased thermal efficiency and resistance to sound and flame.

With a total area of approximately 4000 square meters of TEK panel and building components numbering 70,000 this challenging build was completed by a team of only 7 K-Panels installers within a time frame of 13 weeks from sole plate set out to practical completion.
