Whether you’ve heard it referred to as Nowville, Nashvegas, or the new It City, Nashville is the place to be. People from all over the country

want to move, work and raise a Family here. We hear public officials and medial outlets throw out figures ranging from 50 to more than 100 people move to Nashville each day as they promote and chronicle Nashville’s recent boom years. Dean and I have experienced this first hand in our interview process with potential employees and are simply amazed by how many young people are moving here. We ask questions like, “Why are you coming to Nashville?” and “Do you have Family in the area?” Almost every response is, “No Family. I just want to be in Nashville. It is a great place to be!” As native Nashvillians, Dean and I scratch our head and simply think, “Really?”

The law of supply and demand is in full force. We are experiencing construction material prices rising anywhere from 20% to 30% within one year! As a result, fees in almost every aspect of our work are increasing as well. The most critical cost area we are addressing is wages - qualified people are in the highest demand. Our industry is at a major crossroads: people who left construction during the recession have not returned to the industry, and in this current boom we simply cannot find and hire enough talent. The new hires are requesting more, and in return we are adjusting to the current hiring climate.

In an effort to mitigate costs to our owners and to take care of our employees to the best of our ability, we have implemented a Lean Program. Our primary goal is to uncover ways to be more efficient, and gain tangible

measurement data on our practices. The need to work more efficiently is driven by our Lean Program, as well as the understanding that we cannot hire enough skilled tradesmen right now. Our long term goal is to eliminate the need for our crews to work overtime. This will take focus and effort - communicating and learning from both successes and failures. Our Lean Practices are a result of our Lean Principles - we have a deep rooted understanding that the long term benefit of adopting these practices will result in a better place to work for our employees with probable higher pay. This will in turn allow us to hire and keep the best individuals who want to be in the construction industry.

As we complete our first year in our new space, it is very important to us to recognize the contributions each person in the TWF Family makes to ensure our collective success. Dean and I thank each and every person for what you do every day with T.W. Frierson.

Polaris Manufacturing successfully opens their first ever “green field”

production facilityInclusive of design and construction, T.W. Frierson

Contractor, Inc. put Polaris in their first Greenfield production facility in a little over ten and one half (10.5) months. This 840,000 square foot building consists of everything from Raw Material Delivery, Fabrication, Metal Paint lines, Injection Molding, Administrative Offices, Engineering Offices, a Visitor’s Center, Final Assembly, a full service Cafeteria, Training Center, and Shipping.

The greatest challenge on this project was the speed; when the decision was made to move with this facility, they were ready to go immediately! It was a significant challenge to get the plant completed and start producing vehicles for sale to the public within their time-frame.The critical milestones and the overall concept behind the speed of the project were the major elements that made this tremendous project special. Our strategy for accomplishing this challenge started with elements of an Integrated Project Delivery (IPD) method; we gathered all parties and communicated openly across lines of scope and expertise to develop the original concept plan and narrative. Our designers and pre-construction team moved into action with another visit to the Polaris facility where intensive programming sessions were undertaken. Establishing a fiduciary responsibility and tie to the Owner’s vision, allowed T.W. Frierson Contractor, Inc. and Design Constructors, Inc. to work closely with the Polaris team to provide immediate and prudent feedback through the earliest and most impactful decisions affecting the project.

T.W. Frierson’s philosophy has always been to have a plan in place before you mobilize on the site. The Pre-Construction Manager may be the individual that initiates the plan, but the Project Manager, John French and the Superintendent, Tommy Manley are the project’s real managers. With a critical schedule, and required milestones dates, a CPM sequence of all tasks was outlined showing man-power resources at different areas, during the various phases of the project. This assured that all parties could manage their people, equipment and available hours so that the schedule would be maintained.

With the extreme heat on the roof and the size of the facility, we looked to get Lean, and find a way to work smarter, faster, and safer. The crew led by Superintendent Alan Quam, came up with an innovative method to roll roof sheets up the ridge of the facility, which saved us time, energy, and ultimately provided greater safety benefits to our guys on the roof.

In addition to prudent third party testing, we have developed a zero punchlist philosophy. Our adoption of this philosophy is even more critical on a project where once an area is turned over to the Owner and their process work initiated, the interference and cost of minimal corrections is astronomical. Our on-site Project Management team started utilizing PLANGRID software to immediately document deficiencies, and deliver photographs with corresponding plan sheets to the responsible entity. This continual review was all done at progressive stages throughout construction corresponding to the milestones, so that when an area was turned over to the Owner, it was complete.

NISSAN SLC EXPANSION Smyrna, TNProject Manager: Brent EdwardsSuperintendent: Shannon PattersonProject Size: 92,000 sq. ft.Description: This project consists of a building addition infilling between three existing buildings to improve Nissan’s supplier logistics and expand projection space. The building will be air conditioned necessitating installation of a new chiller and chilled water piping system.

DENSOMaryville, TNProject Manager: John FrenchSuperintendent: Dave GodbyProject Size: 190,000 sq.ft.Description: This project consists of the construction of a new 190,000 SF warehouse. The warehouse allows DMTN to consolidate its various warehouse operations in the Maryville area and free up manufacturing space that can be used to produce products, such as head-up displays, instrument clusters and electronic control units. This project is scheduled for completion by February 2017.

NISSAN STADIUM, SUITE REMODELNashville, TNProject Manager: John FrenchSuperintendent: Tony CamposProject Size: 1,200 sq. ft.Description: Interior renovations have been completed at Nissan Stadium, for Nissan’s own Stadium Suite. The renovation consisted of taking one double suite, and a neighboring small suite, and combining it into one large suite that is more conducive to entertaining guests. IDS provided the architectural and interior design for this project. The complete renovation included demolition and replacement of the ceiling, interior walls, flooring and casework. LVT flooring now flanks the entire suite, new casework, and solid surface countertops and bar tops add to the space’s refreshed aesthetics. Contemporary feature lighting over the two bar areas enhance the updated, modern design. Additionally, a sliding barn door allows privacy for the adjoining executive suite. All work was completed in just 3.5 weeks.

JOY CHURCH, THE LANDING Mt. Juliet, TNProject Manager: Dillon PotterSuperintendent: Ken SmithProject Size: 12,500 sq. ft.Description: This project consists of a 12,500 sq.ft. new multi-purpose building. This facility is located on the same campus TWF constructed in 2014. This space will be equipped with a basketball court, youth game areas, and will have a food pantry to serve the community. The project has a 7 month schedule and is scheduled for completion by mid February 2017.

SPRING HILL SMILESSpring Hill, TNProject Manager: Dillon PotterSuperintendent: Scott PetersonProject Size: 12,000 sq. ft.Description: Construction of a new 12,000 sq. ft. dental office for Todd and Terrah Larrabee. This “full service” dental office includes both exam and surgical rooms. With a 7 ½ month schedule, this project is scheduled for completion by the end of March 2017.

The DENSO ground-breaking event was held on July 21, 2016. Several members of the T.W. Frierson team made it out to Maryville, TN for this special occasion.

Frierson has been selected as the general contractor for the construction of 622,000 SF and 301,000 SF distribution facilities in Smyrna, TN (these facilities will be built simultaneously). TWF University will continue to be a program with the primary focus of developing select field employees as future leaders; however, this year there will be seats available that may be filled with other TWF employees. The Company is making a significant investment in this program. Each session will build upon the prior session, and there will be activities in every class requiring participation.

This year, we are changing it up and the entire program will be devoted to a customized Dale Carnegie mini leadership course, taught by Mark Roberts, a long-time instructor with Dale Carnegie Training of Tennessee.

P r o j e c t S P o t l i g h t :Wonder PorcelainWork is underway at Wonder Porcelain Group in the construction of their new state of the art manufacturing

complex in Lebanon, Tennessee. Designed by Design Innovation Architects, the new facility is situated on approximately 150 acres in the Cherry Farm Industrial Park. The 515,000 sq. ft. advanced manufacturing plant will give them the capability to produce glazed porcelain, technical color body, rectified, polished, and large format tile, and allow them to introduce advanced manufacturing capabilities and proprietary production processes that have not been previously utilized in domestic tile production. An additional 190,000 SF warehouse and adjacent office complete the facility.

Led by Senior Project Manager, Andy Zimmerman, and Project Superintendents Joe Slate and Jason Watson, construction began in June 2016, and the plant will become operational in Spring 2017. T.W. Frierson Contractor, Inc. is utilizing our self-performance capabilities, and will be doing the concrete tilt up panels with our own personnel. Design Systems Builders, Inc. is supplying and erecting the 686,293 sq. ft. Butler Pre-Engineered Building.
