The Gascoigne Estate is known for its large blocks of land where families can spread their wings. If the estate is the gem

in Malvern East’s real-estate crown, then Finch Street is its pearl. � e leafy

Malvern East is part of the City of Stonnington. The large allotments of the Gascoigne Estate (bounded by Tooronga, Wattletree and Burke roads and Anderson and Coppin streets) were planned by Thomas Bingham Muntz, a Prahran mayor and councillor. The � nancial crash of 1891 froze most development, which took off again when the economy improved.

Malvern East is famous for Central Park, which is where the young runner John Landy trained. The Landy family lived in Central Park Road. Landy, who went on to set several world records and won a bronze medal in the 1500 metres at the 1956 Melbourne Olympics, trained at the oval. In 1997, the oval at Central Park was named the John Landy Oval in his honour.

Many of the Gascoigne Estate’s houses were designed by architects Ussher and Kemp in the Queen Anne style. Some of the grander houses included maid’s rooms, tennis courts, ferneries and summer houses. Dimoia, a two-storey house built in 1885 on Wattletree Road, had a private nine-hole golf course. From 1927, the land was subdivided and sold to architect Arnaud Wright, who designed many of the houses.

The local shopping centre, at the corner of Burke and Wattletree roads is a vibrant strip with cafès, cake shop, children’s wear, liquor store, take-away food, interior design and patchwork shops. How this suburb has moved: Up by 37.7 per cent in the year to the June 2010 quarter.* REIV stats

IS SPRING going to be a normal home-buying market?

We, as buyer agents, and you as buyers, ask this all the time.

Why? Well, for some it seemed like a good dinner-party opener and for others such information is helpful in making home-buying decisions. Do I buy now or wait a bit longer in the hope better options will present themselves?

In inner Melbourne, what the market is doing today and tomorrow is mostly about supply.

Without boring you with Adam Smith’s economic theory and making a very general statement, family home markets occur as a result of demand versus supply, but as inner-Melbourne demand is almost always in excess of supply, it is the level of supply that determines inner-Melbourne price trends.

In February, March and April of this year, as home-buyer demand became stronger, prices went up. � ey did so until an unseasonably large supply of houses came on to the market in May, resulting in prices falling signi� cantly.

In August, supply has dropped when compared to May. Falling prices have

stabilised as supply now matches demand (which has also dropped from May) and there seems to be a general market view that prices are � at. � is rebalancing occurred in June and July as many of the houses not sold in May (the overhang) were bought in post-auction sales in June.

Some prospective sellers, hearing the market was falling and knowing an election could be imminent and/or because it was winter, did not put their home on the market in July.

So from Hawthorn to Toorak to Brighton, what is supply going to be like in our next major market, the spring market? � is market starts as Collingwood marches to the grand � nal (early September) and � nishes when the horse I back in the Melbourne Cup passes the post – which is usually early December.

� is year, selling agents seem to be mixed in their views that we will see a normal market in spring – especially the

top-end market – as this is due to the uncertainty of supply.

Miriam Carraro, Hodges, Brighton: “Stock levels are dropping. Hopefully there will be more in the next few weeks for spring.”

Michael Szulc, Cayzer, Albert Park: “Stock levels will increase through natural progression towards spring. � ings don’t just triple, however, in a few weeks.”

When will we know about spring? We should know what the spring market is doing price-wise by September preliminary � nal day, which is traditionally one of our biggest market days, and the second week in October (a� er the grand � nal) will con� rm this. If prices are clearly trending in a direction – and it’s a selling

myth to say in spring it’s always upwards – then that price trend should remain until mid-December, before property life as we know it shuts down until mid to late-February, 2011.

Now, if you have been paying attention and we don’t have another GFC (demand killer), then supply will be your spring price guide.
