Ty’n Tywyn Llanfaethlu
Dafydd Hardy Coast & Country
Ty’n Tywyn
Truly capturing the essence of a coastal retreat, this is opportunity like no other – an opportunity to fulfil that dream, to
realise that ambition of life by the sea in a simply magnificent position. Ty’n Tywyn rewards bountifully with exceptional
views not only of the rugged Anglesey coast – the Skerries lighthouse can clearly be seen to the north - but also the
outline of the Snowdonia Mountains on the mainland, with direct views towards the summit of Snowdon.
Ty’n Tywyn, which has the fortuity of standing in just over 1 Acre, offers a real life changing possibilities being located in
an AONB (Area of Outstanding Natural Beauty) on a slight rise between the two bays of Porth Tywyn-mawr and Porth
Trefadog. Therefore, with the sea to one side and miles of rolling green countryside on the other, we're confident you'll
have found your perfect rural home, especially so if you cannot resist the lure of the seashore.
The property is also situated on the Isle of Anglesey coastal path, allowing you access to not only the immediate
coastline but over 120 miles of it, much of which is hugely diverse. From the nearest bay to the north (Porth Trefadog –
just a short stroll) you'll be able to watch the comings and goings of all the ferries that visit Holyhead port, including all
the natural flora and fauna to be found in abundance in this corner of Anglesey. The quiet county lane that ambles its
way to the property provides a restful approach and connects you to the nearest village of Llanfaethlu, roughly 1½ miles
distant where you'll find the convenience of a village store and a brand new recently opened community primary school.
So what can we tell you about the property itself? Well,
appearances can often be deceptive as it's not really apparent
from the roadside just what awaits you inside this cottage of two
halves. The beautifully presented and tastefully modernised
accommodation would originally have been a typical Welsh
cottage but was significantly enlarged in 2008 and therefore, not
only is the property suitable as a fitting family home, it offers far,
far more – with six bedrooms and the ability to close off/split the
house in two, you can create a superb holiday let or even a self-
contained dwelling for extended family – each sections has its
own independent access, ensuring they are both private and fully
self-contained. This in itself might prove highly attractive for
generating a useful income - after all, it is effectively two houses
in one! But there's more. The detached garage has been fully
insulated and fitted with a kitchen area, shower room and
conservatory, therefore offering the potential as further holiday
let accommodation. Usefully, the garage doors have been
retained. There's no shortage of private parking and the
gardens/land present opportunities for nurturing some livestock
such as hens and ducks or whatever takes your fancy - the present
owner has fallen for the charms of black Balwen Welsh mountain
sheep, all of which she keeps as pets for their wool and their
amiable, easy going nature!
The interior of the older part of the property offers much
charm with thick walls and a focal fireplace housing a
multi-fuel stove. This older section also has bedrooms and
a bathroom to the first floor – it's a low height ceiling with
restricted headroom, yet offers superb views of
Snowdonia and the Llyn Peninsula coastline. The newer
section is really out to impress with its vaulted beamed
ceiling, copious amount of light and space and a sun
lounge to really enjoy the surroundings, complete with sea
views. There are even stairs leading off to a modern
cockloft which is used as a study/office. The entire
property comes fully uPVC double glazed and central
heating is provided throughout. The newer section enjoys
LPG under-floor heating whilst the older section has a
modern air source heat pump and distributes heat via
conventional radiators. The entire system is supplemented
by an extensive roof-top PV (solar) installation providing a
healthy tax free income until 2036 and renewable heat
incentive payments, making this a highly economical and
low cost home to run indeed! Also advantageous is that
the property is served by superfast fibre broadband.
Ty’n Tywyn lies in a most idyllic coastal setting
overlooking Trefadog Beach on the outskirts of the rural
village of Llanfaethlu. It's certainly a pleasant setting
with extensive coastal and countryside views. The
property is well placed for many of the coastal and rural
attractions to be found on the island with easy access to
the A55 expressway, which is approximately 7 miles
from the property, allowing rapid commuting
throughout the island, to the mainland passing by the
acclaimed University City of Bangor and onwards to
Chester and the UK motorway network. The nearby port
town of Holyhead and its neighbouring communities
ensure that all your essential needs are well catered for,
including recreational facilities and schools.
Furthermore, the town offers daily sailings to and from
Ireland, a mainline railway service (fast and direct to
London) whilst Anglesey airport operates daily flights to
the southern capital of Cardiff. Anglesey is celebrated
for its diverse and dramatic coastline, with excellent
watersports/sailing facilities and a well-known racing
circuit for all you motorsport enthusiasts. You can be
assured, there is no shortage of things to see and do on
this unique island.
