Tythegston Court, one of South Wales’ most historiccountry houses situated between Bridgend andPorthcawl, has become available to rent for the firsttime in its 800-year history. The opulent manorhouse, which boasts nine bedrooms, a billiard room,an outdoor swimming pool and access to a 1,200-acre country estate, gives Downton Abbey a run forits money in terms of aspirational country splendourThe glamorous property has been a private familyhouse for centuries, owned by the Knight familysince the early 18th Century, before which itbelonged to their direct ancestors, the Loughers andthe Turbervilles. It took its present form in the late1700s but at its core lies a medieval rectangulartower and an inner courtyard. The Grade II Listedbuilding underwent a comprehensive renovation in2000 and is now the picture of luxury, featuring ninebedrooms, a grand entrance hall and staircase,reception rooms, billiard room, outdoor pool, tenniscourt, stables, gardens and access on foot orhorseback to the surrounding 1,200 acre estate.

We believe that the marquee would be better as apermanent fixture as the ground would need to besolid and created in a way that it would be suitablefor all weather conditions. The marque can have

permanent service and facilities. A separate plan forthe marquee has been drafted. The marque wouldboast in size and finish however the decorationwould be custom to the customers requirements.

With special access and the positioning detailed be-low the guests would have beautiful gardens to usein front of the house that would not be disturbed by

a large marquee.The marquee would need to have electricity for en-tertainment and lighting / heating facilities to en-

sure the marquee is pleasant in the winterenvironment.

We recommend that the marquee was positioned in thejoining field corner, entrance facing the main propertywith access into the grounds along with a rear deckedarea for viewing along with access of caterers andemergencies

The ground would need to be a level base and solid, at thistime no solid ideas are in place and this would need to bediscussed. The frame would bolt to the base with additionalwind straps. Toilets would need to be installed again thereare several ideas for these along with electricity and watersupplies. These are crucial to ensure the success of the ven-ture

The house is the main attraction, its dated but freshdecor and layout is perfect for photographic opportuni-ties, the long driveway provides the perfect entranceto the venue along with the well maintained groundsguests have the fantastic location and surroundingswithin this private estate

Terms

Customers would be able to book the marquee in ad-vanced and the venue would play host to One bookingat a time. Ceremonies are subject to a marriage li-cence and this would be perfect for brides too as thewhole day would be in one place

Certain aspects will need authorisation from the localcouncil, a marriage licence, base structure for themarquee?, Services, alcohol licence and insurances

ParkingParking would need to be discussed as at present their isno ample parking within the allocated grounds and possi-ble valet parking may need to be provided and a locationused to park up to possibly 50+ cars

Catering would be provided by a specialist party thatprovide the staff, equipment and services to the ven-ue on the date booked. A special menu would be cre-ated just for our venue and this would be included inthe brides pack. By using an outside party there is no

need for fixed kitchens, as all cutlery and staff isprovided and then taken at the end of the event.

This is efficient and cost effective and provides qual-ity food and drink as if you were in a 5 star hotel.

Tables and Chairs are normaly provided by the venueso suitable storage area my be useful to store unusedfurniture dependent on each event. Decorations caneither be provided by Swesky or may be more effi-cient to use a reliable decorator to dress the venueto the requirements of the customer, This would beprice separately to the venue hire charge and this is

standard within the industry

There are many ways we can work within this deal, these would need to be discussed further as bothparties will need to have a clear view on each other intentions.

To the customer the venue would have a wedding brochure created with price lists subject to changeat each season.

Prices are not accurate but as a guide these would need to be discussed.

We would set a base line of maximum 200 guests all dependent on your licenceHire of the Marquee minimum of 50 guests within the day £695.00

Ceremony charge of £300.00Evening Charge £995.00

Additional Packages will then be addedDrinks, decoration, meals, evening meals, decoration and entertainment

We need to establish which way we wish to work however this pack contains the idea and the inten-tion, depended on each parties intentions will result in the next step moving forward. I believe thattwo options would be to run the venture as joint, Swesky would run, maintain and take bookings forbrides and continue to get customers to the venue running the day to day tasks and preparations andthe estate would maintain the grounds and install the marquee with a settlement of figures between

both.Alternatively Swesky would rent the property from the estate and run wedding venue from their how-ever I strongly recommend that a meeting is to be put in place and the next step discussed and

planned.
