The first phase of Woodberry Down now complete, is surrounded by 42 acres of open water and consists of five contemporary buildings with a central landscaped garden, water features and amphitheatre. Sited at the entrance of the development is the iconic Residence tower, a 27-storey building offering panoramic views of this stunningly picturesque location on the banks of the West Reservoir and New River.

Waters Edge and New River Gardens are the first two buildings launched in the second phase. These feature one, two and three bedroom apartments and penthouses with private landscaped courtyards. There is a residents-only gym, swimming pool and spa facilities and a Sainsbury’s Local supermarket. Skyline, an impressive 30-storey tower, will form the last part of the second phase, with apartments offering breathtaking views across the East Reservoir.

The presence of water was the key design element for Woodberry Down, and the sympathetic planting brings nature into the heart of the site. Fluidity of line is dominant in the meandering footpaths and spaces, and features such as gravel, boulders, bubbling water jets and open seating spaces reflect the life-cycle of the river. Water-related tree species and other similar native trees will be planted, as well as foraging varieties of shrubs that bear berries and fruit, and attract wildlife and birds.

Architect Rolfe Judd designed Skyline to give an iconic focal point for Woodberry Down. Located at the heart of the masterplan, the tower symbolises the centre of the area. The high-level apartments offer stunning views of London, having been designed specifically as a response to both the views of the City and the incredible natural environment that is Woodberry Down. The two expansive areas of water provide the foreground to the aspect. Facing directly south, the apartments will be flooded with sunlight. The development creates a place where people want to live, shop and enjoy leisure facilities as well as nurture their environment. To achieve this sense of belonging, the regeneration allows residents to live in a completely new landscape amidst a habitat that is well managed and maintained for both people and animals.

Arranged over 30 floors, the Skyline tower sets a benchmark for modern architecture in North London. In part, all elevations will be clad in profiled silver metal panels, rippling across the façade, the cladding creating an ever-changing skin to the building. The southern façade design accentuates the verticality of the tower by running projecting vertical profiled metal fins over the height of the glazed roof core.
With 135 units in total, greater emphasis has been given to maximising views and aspects over the reservoirs: corner windows are an integral part of the design allowing for this. The width of both the winter gardens and balconies has been maximised to facilitate outdoor living.
There will be three deluxe interior specifications: City Modern, Classic Contemporary and Retro Chic, with two premium specifications for the higher level apartments: Solar and Lunar, a modern, dark colour scheme and a warm, relaxing paler one.

SKYLINE AT WOODBERRY DOWN – LOCAL RETAIL & DININGWoodberry Down is the area’s premier development. Waterside restaurants and cafés will sit at the heart of this residential village and the wider community.When completed, the development will offer flexible retail and leisure space in excess of 50,000 sq ft. as well as a business and training development centre, community and youth centre, an academy for 11-18 year olds and a lifelong learning campus. Soon residents will benefit from the opening of a Sainsbury’s Local, adding to the local grocers, post office, dry cleaners and JLL lettings office who already serve the development.

The design incorporates lots of private outdoor space for residents. The living/kitchen/dining area offers a contemporary, open feel with large windows and stunning views across the reservoirs, and the bedrooms have stylish vertical windows, giving residents a view of the reservoir whilst maintaining privacy (where applicable).

We will also provide regular updates on the timing of completion of your new home and to keep you informed about the progress of construction, including progress photographs as well as regular updates on the development’s sustainability. We will invite you to choose the interior of your apartment from a selection of palettes designed by our expert Interior Designers, as well as inviting you to visit your apartment for a full Home Demonstration to personally demonstrate all the functions and facilities of your new home, prior to legal completion of your apartment. On the legal completion day, we will arrange for you or your chosen representative to meet with your dedicated Customer Service Representative for a key handover. We will provide you with a ‘Living Guide Folio’ which contains comprehensive information on all aspects of your new home in addition to a 2-year warranty period (and a 24-hour emergency service) following legal completion of your new home. A dedicated Customer Service telephone number is provided to our purchasers should you have any questions in regard to your new home. Following completion, we will contact you at 7 days, 4 weeks and 7 months after you move in to ensure that you are happy with every aspect of your new home and assist you with any issues that you may have.
