This report, Major Planning Corridors: Demographic Trends, provides a comparison of the demographic variation among the planning corridors to the rest of county and Arlington as a whole. The data in this report are from the U.S. Census Bureau, 2008-2012 American Community Survey 5-Year Estimates. The contents of this report may be used for presentations, talking points, and reports. Detailed data tables are located in the Appendix starting on page A-1.
IntroductIon:Arlington County is a model community, preserving open space and existing residential neighborhoods while focusing high-density, mixed-use development along three primary transportation corridors:
Rosslyn - Ballston (R-B) Corridor Jefferson Davis (JD) CorridorColumbia Pike Corridor
Land-use policies, plans and zoning regulations have guided development in the corridors, creating attractive communities with housing and transportation options near jobs, shops, services and schools.
The planning corridors attract a demographic unlike the rest of the County. The residents of the R-B and JD Corridors have similar demographic trends of higher educated, younger, smaller households, and less are automobile dependent, while the residents of the Columbia Pike Corridor are more diverse and have larger households.
Key facts: 1. 46% of Arlington’s population live in Major Planning Corridors, which represent 22% of
Arlington’s land area.
2. The major planning corridors are two to four times as dense as areas outside the corridors.
3. The majority of residents living in the planning corridors are between the ages of 24-49.
4. 36% of Arlington’s population is non-white, while 65% of residents living in the Columbia Pike Corridor are non-white.
5. 85% of housing units in the JD Corridor are occupied by renters.
6. 74% of households in Arlington County contain only one or two persons.
7. Over 80% of residents in the R-B and JD corridors have a bachelor’s degree or higher.
8. Six of every 10 residents in the JD Corridor use public transportation to get to work.
9. 38% of Columbia Pike residents work in Arlington County.
10. The majority of Arlington County households have incomes higher than $100,000.
