No Man is an Island

This magazine has challenged all of us here to

step out of our box and reach deep to pull out

from every resource and experience.

We are in our third issue and the forth is already

in the works and it is due to all the wonderful

individuals we have met along the way.

Individuals that have inspired us, and helped us

develop our way.

My favorite and most fulfilling task is the ability

to interview amazing people and share their

experiences with our readers. In this issue I was

honored to interview Bill Previti a business icon

that shared his physiology on Human Capital, a

principal that any business owner, manager and

organizations can use to create success in any

area of life.

We can learn so much from each other, if we step

out of our normal routine. Meet our neighbors-

talk to someone at the grocery store or offer a

smile to a stranger. We at Urban Living Magazine

want to help our communities be strong and

flourish. We have all the resources we need if

we start with ourselves to create a life full of

happiness and fulfillment.

One thing that is certain, we are more alike than

what we think. We share the same needs and

desires if we let others into our lives, our life

becomes richer for it.

If you have interesting topics or interest in submitting articles

or photography e-mail us at [email protected] for

consideration.

Building the American DreamHuman Capital the strongest foundation.

Jim Previti is an American success story, who continually

sets new principles of excellence while expanding his interest

as a developer of master plan communities, commercial venues,

championship golf courses and aviation. This commitment has

made him a recognized leader in the Western United States

homebuilding industry. He is the definition of an entrepreneur

- driven, straightforward and well respected by his peers and a

philanthropist.

Growing up in New Jersey, Jim showed an entrepreneur

spirit through a series of business ventures. After high school

he joined the Marine Corps then attended Temple University

for two years, when an old Marine friend asked him to come to

California, the “land of golden opportunities.”

Once in California and settling in the Inland Empire, Jim

started a career in 1971 selling homes and a sale’s transaction

yielded two lots. He partnered with a friend knowledgeable

in construction and used his personal savings to build two

homes. Those two homes sold and Forecast Homes was

formed and expanded over the next 30 years to include

operations throughout California, Nevada and Arizona.

A passion of flying and a desire to seek out other business

opportunity beyond the Inland Empire was the catalysts that

lead Jim to start Guardian Air, an ultimate one stop operation

for Executive Aircraft Owners and Travelers. This state-of-art

facility located at Los Angeles/Ontario International Airport

is an ARG/US Platinum Certificate holder an achievement for

Safety, Operational Procedures and Company Performance.

In 2000 Jim was inducted into California Building Industry

Hall of Fame. He attributes his success to human capital, having

the right people on his staff has allowed him to accomplish

his goals. His leadership style allows individuals to shine and

gives opportunities for further growth. Their dedication is

appreciated. He knows his staff personally, their history and

interests. Like a father, he is nurturing and generous.

A man with many business accomplishments shared his

biggest sense of pride, his children. Sitting back comfortably

and beaming, he tells when Forecast Homes was sold in

2002, how his son started Frontier Homes on his own,

without support

or assistance. He

holds his children

in great regard, as

individuals.

Jim Previti not

only believes in

Human Capital but

feels it is essential for our future generations. He and his

family founded, The James P. Previti Family Foundation, which

is dedicated to enhancing the quality of life for the residents

within the communities that The Previti family has worked

or lived.

The Inland Empire has been greatly impacted by this one

man, whose vision has shaped our communities not with mere

structures but helping many obtain the American Dream

built with a strong foundation of human capital.

About The Empire Companies

In 1971 Jim Previti, a recognized leader in the homebuilding industry, founded Forecast Homes. Forecast Homes quickly grew into one of the most successful homebuilding operations in the western United States and soon became a household name among families desiring the “American Dream” of home ownership. After just a few years, Forecast Homes was recognized as one of the 50 largest homebuilders in the nation.

In 2002, Previti sold Forecast Homes to K. Hovanian and shortly thereafter founded The Empire Companies.

The Empire Companies is an Ontario, Calif.-based real estate company with four distinct business units, Empire Land, Empire Commercial Real Estate, Empire Residential Sales/Prestige Homes and Guardian Air Services.

Empire Land focuses on acquiring and entitling large land parcels to develop master-planned communities. Due to the amount of time and capital needed to acquire land parcels, Empire Land’s goal is to sift through any problems homebuilders may face and ensure that projects are completed on time and within budget.

Empire Commercial Real Estate oversees the acquisition, development and management of commercial, retail and multi-family properties. Empire Commercial Real Estate’s portfolio currently has more than 300,000-square-feet. There is approximately 460,000 more square feet of real estate currently under development. Its current inventory contains more than 15,000 luxury apartment units and 700 Class A office units.

Empire Residential Sales/Prestige Homes

serves as the residential homebuilding division of The Empire Companies. Homes built by Empire Residential Sales/Prestige Homes are driven by intensive consumer research and are designed to enhance the lives of home buyers.

Guardian Air Services oversees the executive terminal at the Guardian Jet Center at Los Angeles Ontario International Airport. The terminal provides greater comfort and convenience to those utilizing corporate and private jet aircraft.

LA/ONTARIO INTERNATIONAL AIRPORT HOSTED THE FIRST ANNUAL SOUTHERN CALIFORNIA AVIATION SUMMIT

(Ontario, Calif. – March 22, 2007) Highlighting the benefits of aviation to the local economy, LA/Ontario International Airport (ONT) was hosted to the first annual Southern California Aviation Summit, in the airport’s historic Terminal 1 building. The summit, organized by the Ontario Chamber of Commerce, highlighted the economic benefits of having airports like ONT as a part of the community. Speakers playing a prominent role in aviation presented the opportunities available to aviation-related businesses and international trade.

Featured speakers included

Dale E. Bonner, Secretary of Business, Transportation & Housing, aviation expert Jock O’Connell of the Clarkstreet Group, Aircraft Owners and Pilots Association (AOPA) President Phil Boyer, Jim Ream, president and CEO of ExpressJet Airlines, James Previti, chairman and CEO of Guardian Air, Los Angeles World Airports Director of Air Service Marketing Mark Thorpe, and Simat Helliesen & Eichner (SH&E) International Air Transport Consultancy Director Sonjia Murray.

“The aviation summit is an ideal forum to convey information about the benefits of aviation to the community,” said ONT Airport Manager Jess Romo.

The summit explored inland Southern California’s role in building a regional solution to air transportation and develop a long-term vision for aviation in Southern California. Speakers discussed ExpressJet’s move into ONT with non-

stop flights to 14 new destinations. With a grow-ing business base, ris-ing trade relations with Asia, Central and South America, affordable real estate, opportuni-ties for logistics-related businesses to expand, and a growing number of regional attractions, San Bernardino County and the rest of the In-

land Empire are driving new demand for air travel and express shipping.

Los Angeles World Airports (LAWA) is a self-supporting department of the City of Los Angeles, which owns and operates a system of four airports: Los Angeles International (LAX), LA/Ontario International (ONT), LA/Palmdale Regional (PMD), and Van Nuys (VNY). In 2006, LAWA’s four airports handled 68 million passengers and 2.7 million tons of cargo a year. In addition, LAWA’s airports contribute to an employment base – directly and indirectly – of more than 470,000 people and generate nearly U.S. $67 billion annually for the regional economy.

His father passed away from kidney failure, and while his mother worked extremely hard to provide for Lien and his brothers, she developed severe health problems and was no longer able to care for her children. Lien is now

receiving the care and love he needs from World Help Children’s home in Manipur.Niengboi –age 8 is from India and has 2 sisters and one brother. Her father was taken from home and murdered by the terrorists, leaving her mother alone to care for four children. Even with these scars from her past

Alta Loma’s Solid Ground Church was the scene of rambunctious anticipation. Laughter and fun was in the air as the Children of the World International Choir scampered onto the stage to take their place behind their native drums and prepared to delight the audience with their enthusiasm, singing and dancing.

Just looking at them one would not recognize that they are orphans and disadvantaged only very special children. Dressed in the native dress and speaking in their native language representing their individual country, the Philippines, Brazil, Africa, and India.

World Help ministers in more than 58 countries, has first hand knowledge of the plight of children around the world. They have answered the call by actively bringing both physical and spiritual relief to the many children who are suffering around the globe.

Mike and Christa Hahn are the team leaders for the 2006-2007 tour, and they travel with the children as surrogate parents. Mike said, “Our desire is to share these wonderful kids with America. We want to generate compassion and inspire individuals to get involved in helping to

girls must walk as far as 8- 10 miles every night to avoid abduction into the army, rape and other violent attacks by the Ugandan rebels. Most of these children end up sleeping in the streets. Those who are captured by the rebels are severely beaten and often infected with AIDS by their captors. The children of Uganda are plagued with terrifying nightmares and very deep emotional scar’s.

Children’s choir closed out the evening out with an upbeat, robust final number. As a father, I may not have the cure for aids, nor can I stop terrorism but I can carry a vital message - every child is special in the sight of God regardless of ethnic background, education, or income level and that hope can prevail in the most dire circumstances.

High heels, nice suits and a passion for aviation made for an ice-melting evening. Saturday, March 31st 2007 saw the Chino Planes of Fame Air Museum’s elegant fundraising dinner ensure the fruition of its Hands-On Aviation Education Center. The event’s sponsors were treated to guided tours of the museum, a flight demonstration of the historic P-38 christened the Glacier Girl, a stately dinner program and auction. The proceeds will go towards enabling the center to be built and open to students by fall. Karen Hinton, with the museum’s board of directors, emphasized the idea of being “proactive”, the goal being to get students to also feel proactive about their education, and to “get this [center] built.”

Image Interiors, Inc. located in Rancho Cucamonga has partnered with the Planes of Fame to provided the General Contracting Services at cost for the build out of the Hands-On Aviation Education Center,  Theatre  and  Library.  They  are the  Dinner  Sponsor  for  the  fundraiser  on March 31st, 2007. Bob Cuddy, owner of Image Interiors stated, “The museum is rare because of the amazing planes that are not only on display but actually fly. The planes are restored, and maintained by wonderful volunteers who dedicate their time. The whole organization and I share such a passion in the education of children that I

feel honored to be involved and help.” Hinton pointed out that students often do not understand the relevance of their studies to their lives. The principles of aviation allow students to directly relate sometimes adverse subjects like mathematics and physics to real-life situations. Hinton alluded to instances like, “designing a plane, flying the aircraft, knowing the fuel consumption,”  that  better  flesh  out  the importance of these subjects. Ultimately students will be able to touch and interact with several different exhibits; of these a fully functioning wind tunnel and Air Traffic  Controller  and  Flight  simulators exemplify two avenues of learning that will be open to students.

The aim to motivate our youth in persevering in their studies is fostered not only by the Hands-On Aviation program, but additionally by Bob Cardin, project manager of the recovery and restoration of the Glacier Girl. The Glacier Girl was fresh off the production line on July 15, 1942 when she and a cluster of five other P-38’s and two B-17 bombers were forced to succumb to bad weather and low fuel during Operation Bolero. They landed on a remote ice cap in Greenland. The planes would become known as  the “Lost Squadron,” abandoned and overcome by an icy grave. Happily, their crew of twenty-

five men were rescued. On the 12th of July 1992, fifty years to the day that she alighted on the glacier, recovery efforts for the Glacier Girl began. It was lucky number thirteen of twelve prior expeditions to locate and raise the aircraft. The ice around the P-38 was melted by way of a thermal meltdown generator aptly named the Super Gopher. A cavern was carved out around the plane by men lowered in with steam hoses, a harrowing feat given the 268 feet down the plane lay from the surface. The aircraft was then disassembled and raised. The Glacier Girl found a cozier resting place in Middlesboro, Kentucky where Cardin and his team set about restoring her. Cardin said in reference to the arduous road to recovery, restoration and completion, “Young people looked at what we did with Glacier Girl and the lesson there is never give up. We never quit working and it shows if you do your homework and work hard everyday then you can do whatever you want to.” Cardin’s words sum up a message both he and Hands-On Aviation Education Center want to convey to students. Thanks to community support and the generous donations by sponsors, the Hands-On Aviation Education Center will be an excellent platform for Southern California youth to use this message as a catalyst for educational success.

NOTHING TO PURCHASE, JUST ENJOY AND ACCEPT GRATITUDE. On March 15, 2007 Wells Fargo Bank and the Neighborhood Partnership Housing Service (NPHS) hosted the Community Day Celebration, an event to thank the community for their support and patronage.

There was something for everyone, the local humane society set up their mobile reptile/animal petting zoo- Have you ever petted an Opossum? The Montclair Fire Department provided a fire truck, complete with flashing lights and an ear-piercing siren, for children to enjoy. Alongside the local Girl Scouts, who volunteered their face painting magic,

business community partners shared their enterprises at this day-long event, which was accented by the rock and roll memories of the 50’s and early 60’s by, The Heyday Boys Band.

Jed Davis the director of NPHS, a non profit organization that assists first time home buyers, and provides down payment assistance programs for consumers was proud to be part of this event. Wells Fargo manager, Mary Ann Porras and Brett L. Stacy, Home Mortgage Consultant enjoyed showing thanks to the community and they both agree it was a very successful day.

Hope Through Housing—Hope for Communities It’s becoming more and more prevalent—people who simply can’t afford the exorbitant cost of housing and basic living expenses in this economic climate. Depressingly, the divide between those who have and have not seems to be growing wider. Enter National Community Renaissance (National CORE) and its social services foundation, Hope Through Housing.

National CORE, based in Rancho Cucamonga, is an affordable housing non-profit corporation which owns and manages apartment communities across eight states. The company, which is home to 300-plus staffers, is the result of a recent merger between local firms So Cal Housing and National Housing Development Corporation. Seeking out neighborhoods in need of revitalization, National CORE rehabilitates existing complexes or builds new units. A recent tour of a National CORE property illustrated one of the company goals: to build the most quality apartment community possible for the budget—good news for its residents.

These communities may be designed for low income families or seniors and some are mixed use, which means a retail component is included. Once a project is completed, the Foundation begins delivering services some people may never be able to afford otherwise.

Aptly named, Hope Through Housing works to improve the lives of families and seniors by providing a range of services including child care centers, computer training, senior health and wellness classes, after school tutoring and English as a second language. In many properties, spacious, clean, well-lit community centers offer a safe haven for teens and their younger siblings who might choose unsafe street life instead. And for seniors, shuttle services and exercise classes add a social, pleasant component to their lives.

Partnering with other supportive organizations including federal, state and local government, non-profit and for-profit organizations, Hope Through

Housing widens its net of support even further. For this staff of hard-working, caring individuals, the mission is clear. George Searcy, VP, Operations and Program Services, explains, ”Our goal is to deliver high-quality services like pre-school, after-school and senior wellness in order to make life-changing opportunities and choices available to people where they live. Without the help of our supporters and partners, this goal could not be achieved.”

Asthma and YouAlthough there is no cure for asthma it affects thousands of people every day. Asthma is a chronic inflammatory lung disorder and is often controlled with medication. There are many triggers that set asthma in motion causing the lungs to become inflamed and swollen and then cause the air passages to become overly sensitive. Some scientists believe that there is a direct correlation between allergies and asthma since the two are known as allergic conditions. Both conditions can have the same symptoms by coming in contact with dust mites, mold, pets, and pollen. Asthma symptoms occur at any time and are followed by coughing, chest tightness, shortness of breath, and some wheezing. While allergies symptoms are watery and itching eyes and sneezing. No one should self diagnose themselves and should seek medical advice with their doctor if they feel they feel you or someone you know are having these symptoms. During an asthma attack the body produces large amounts of leukotrienes (loo-ko-TRY-eens) which have been known to cause

asthma. There are several medications on the market that your doctor can prescribe when diagnosed. Medicine may be in the form of pills or inhalers which may contain steroids. Always check with your doctor. Asthma is not easy to avoid when there are so many triggers to set it off and your child’s asthma may get in his or her way of enjoying normal everyday life. Some children are using their medicine two times a week causing parents to limit their child’s physical activity or limit certain outdoor sports. There are many websites regarding asthma such as the National Asthma Education and Prevention Program National Heart, Lung, and Blood Institute (301) 592-8573 www.nhlbi.nih.gov Asthma and Allergy Foundation of America 1-800-727-8462 www.aafa.org , or Allergy and Asthma Network Mothers of Asthmatics 1-800-878-4403 www.aanma.org are just a few sites that offer help.

Roads Least TraveledHow a gesture of gratitude shaped a life

tter the phrase “defining moment” and most can think of an experience that changed their lives. Mike Santana can clearly recall that moment, when he made

a conscious decision to pay off a debt owed to his cousins Tom and Sylvia Aragon by trading his skills to restore their 1955 Chevrolet BelAir hardtop.

Transforming a teal green 55 Chevy BelAir would change the direction of Mike’s life. This former R.O.P. student who earned a certificate in Auto Body Repair through The Baldy View Regional Occupation Program was cruisen along working six days a week as an auto-body/paint technician for a small shop located in Ontario, CA specializing in high-end vehicles.

Mike sub-leased a 700 square foot building to restore the Chevy on his days off. His employer frowned on Mike’s new venture, so at twenty-four set out, and started Santana’s Auto Body. Twenty-two years later his business is thriving with his hands-on approach. Mike’s philosophy is lead by example and set high expectations.

Santana’s Auto Body has grown from a one-man operation into a full service collision repair business that boasts state of the art equipment and ongoing training for his dedicated and talented staff. Santana’s Auto Body Repair is designated with the exclusive certification as a BASF/Glasurit Lifetime Refinish Warranty Center. He credits his company’s growth and success on personalized service, word-of-mouth refferals and repeat business.

That 1955 Chevy stands as a reminder of grace given one man long ago. Mike shares his gratitude by serving on the Badly View R.O.P. Foundation’s Board of Directors (President 2006-2007), Chino Valley YMCA’s board of managers, as a member of Chino Rotary Club, and the California Auto Body Association for which he served as president of the CAA’s Inland Empire Chapter 2000-2001, and he supports the Chino Boxing Club.

Mike wants to share his experiences in hopes to inspire and demonstrate that all things are possible if you believe in yourself.
