B - D successful planning submission, September 2007 - March 2008
The project forms the affordable housing provision for the adjacent Bermondsey Square development by Munkenbeck & Marshall Architects. The site is complex in that it sits between two differing planning zones which suggest two different levels of density and scale. The building seeks to mediate between these two scales as well as marking the corner on a busy interchange on Tower Bridge Road.
The accommodation is entirely affordable and complies with the Southwark residential mix standards as well as lifetime homes and Code For Sustainable Homes standards. After a drawn out planning process the scheme was consented mid 2008.
I was responsible for preparing all drawings, documents and various other material for planning, client, consultant and consultation meetings. I also ensured that the scheme complied fully with local policy, the approved documents as well as various other statutory approvals.

9 Physical model of buildingThis model illustrates the different areas of where the materials will be used.
The current palette of materials has been chosen to create a confident contemporary design and to take clues and references from historic and local materials.
Knapped flint on the Ground floorThis materials has been selected in order to give a practical tough material and to echo Long walk’s ecclesiastical roots. Knapped flint is a traditional material found in the ground floor walls of Southwark Cathedral and which has been used recently within the successful redevelopment of Borough Market. These examples are illustrated opposite.
The site is located on a busy road, as such, a textured natural material will be suitable as it is hard wearing and will not deteriorate in time as traffic fumes and abrasion take their tole. The elevations of the ground floor are open and glazed to the quiet elevations on Long Walk giving a level of activity to this street.
Ibstock Tile BrickThis “blue” brick has been selected to give a robust and distinctive surface to the building. Standard flat black bricks have been used in many of the contemporary developments in and along Long lane and Bermondsey street. The curved “blue” front of the brick has been selected over a standard flat “black” brick in order to give the facade a gentler quilted surface which catches light in a way that flat bricks do not.
The tile brick is an alternative reflecting the traditional tile hanging often found in more traditional social housing in the local area. The image opposite shows an example of the Alms houses in Borough.
Full height windowsThese windows reference the predominance of warehouse style floor to ceiling traditionally used for loading materials into the buildings. On the north, east and west elevations these windows are generally set deep into the facade to give additional levels of privacy to the occupants without compromising internal daylight levels or views out to the park, the main Bermondsey square development and up and down the adjacent streets from the island position.
Flush glazed windows on the South elevationThese windows have been designed to maximise the bright southerly aspect and to maximise passive solar gain to the apartments. In order to avoid overlooking between these apartments and the adjacent users full height timber shutters will be incorporated with stencil cut small openings as illustrated.
These stencil cut outlines and natural timber make the south facade lighter and feel personal and feel more personal.
