Water infiltration is never good. Water can damage the interior finishes, trigger the growth of mold, and degrade structural elements to the point where they prematurely fail.

Cohesive vs. Adhesive.As you inspect your facade, keep your eyes open for these two types of joint failures:

COHESIVE JOINT FAILURE takes place when the existing sealant tears within itself, creating a visible hole in the joint.

ADHESIVE JOINT FAILURE takes place when the bond from the sealant to the substrate fails.

Cohesive vs. Adhesive.These problems can arise for a number of reasons, the most common of which are poor workmanship and the wrong choice of sealant materials. A joint stays sealed only when it has:

1. Proper joint design, especially for joints that experience movement.

2. A durable sealant product appropriate for its function and environmental exposure.

3. Proper sealant, sealant backing, and joint filler installation.
