2000 Duke Street Facade and Garage Assessment Alexandria, Virginia Facility Engineering Associates, P.C. (FEA) was contracted to perform facade and garage assessments at the two sister buildings. Though the buildings were less than 10 years old, the owner wanted to know the condition of the buildings and receive recommendations for repairs for capital planning purposes. Repairs had previously been performed at both garages, but not on the facades. Persistent leaks into the garages were occurring at both buildings. The garage assessments were performed at night, including a de-lamination survey and soffit sounding. Following acceptance of FEA's recommendations, specifications were prepared for the repairs, and a contractor was selected by the owner. The work was performed at night to minimize disruption to the tenants who parked in the garage, as well as avoid noise-making activities during the day. As part of its contract administration services, FEA reviewed submittals and payment applications, held progress meetings, and performed site visits during the work to check for conformance with the specifications. Working with the contractor, a series of repairs were designed to address persistent leaking into the garages from the plaza and air shaft above.
