VISUAL IMPACT Land at Tiffield Lane A chance to view our proposals for the site Although the site is allocated for employment uses in the emerging Local Plan, it remains for the visual impact of the proposed development to be assessed. A range of potential impacts have been assessed in line with Landscape Institute Guidance, with consideration given to: - the sites existing context and setting including any planning policy designations e.g. landscape or heritage - views short, medium and long from public vantage points, be that highway, Public Rights of Way, or open spaces, and the sensitivity of those views - the need for the potential effects of mitigation in the form of enhanced or new landscape screening - imposing limitations to building heights to reduce visual impacts - the general visibility of the development and the experience of those passing by, or through, the development itself The interrelationship between landscape and design principles has been a key conisderation. Our approach has recognised that the site planning, building orientation, roof treatment, the palatte of elevational materials, and considered landscape treatment (including boundary treatment and internal landscaping) can appropriately soften the external appearance and impact of the scheme.
