NOTES FROM THE BOARD

CLUBHOUSE REMODELING – VOLUNTEERS NEEDED! As you may know, our clubhouse interior is scheduled for some remodeling work in 2017. This work contemplates interior remodeling, such as, painting, furniture replacement, and possibly lightning, carpet, restroom, and kitchen changes, after evaluation. Funds have been set aside, and are based on our Reserve Study planning for capital improvements. We’ll likely have to determine priorities, based on available budgeted funds. The Board is looking for interested volunteers for this Planning and Oversight Committee to make our clubhouse even more beautiful! After forming a Planning Committee with volunteer residents, and a Director, we will be choosing a clubhouse design consultant to assist, then will begin working on design elements, bids for furniture replacement and other items, and prioritization of work based on the available budget. We are looking for members of this Committee to represent a cross section of those who actually utilize our clubhouse facilities. Options and recommendations will be presented to the Board of Directors for approval. The Committee will follow this project to conclusion. I think we all want to maximize both the aesthetic aspects of our Clubhouse, and its functionality, as it is the focal point of our community, and contributes greatly to what makes Villas at Blackberry Run such a wonderful place to live. We are extremely grateful to those homeowners who have generously volunteered their time, talents, and energy in the past, for the success of our Association. Your Association has a vital need now to obtain interested volunteers to serve on the Clubhouse Planning Committee to ensure the end product is one that meets the needs of our residents, and is a showplace for our community. Please email Carl Swanson ([email protected]), or call at 540-226-9419, if you will contribute by serving on this important Committee. If you want further information or have any questions, just let me know. MAILBOXES Recently several owners have expressed displeasure with receiving a ‘courtesy letter’ from our Management Company, AIO, regarding cleaning of mailboxes. The letters stated, “Please clean mailbox and post of dirt, mildew, and/or bird droppings.” This initial letter is meant to be a courtesy letter advising of an issue, and is not intended to offend in any way. In order to keep the beauty of our neighborhood, most residents do a very good job in maintaining their homes. Many of our homes are of similar age, so we see maintenance themes arise at times.

The mailboxes are a responsibility of the Owners, and not the Association. Our Association Covenants, Section 5.6 Owner’s Responsibility, assigns responsibility for maintenance of mailboxes to our Owners, consistent with Community-Wide Standards. As is often the case, mailboxes require re-painting or cleaning to maintain the appearance we all desire in our community. Cleaning is less expensive than painting, and is usually a first request prior to requiring painting.

Your Association Communications Reminders: Communication regarding letters received from All-In-One Community Management (AIO): Please contact AIO directly with any questions or concerns regarding letters received from them on behalf of the Association. One of their responsibilities is enforcing the covenants with the monthly inspections. If you receive a letter it is not meant to offend you, just to bring something to your attention. If you do not agree or have questions or concerns about it or to let them know you have resolved an issue, please contact them directly. If the matter requires Board attention, they will notify the Board. Secondly, this allows your Directors to concentrate on the bigger picture – the immediate and long term direction of the community. Landscape and Irrigation issues or concerns: Please contact the Landscape and Irrigation Committee Chair (L&I), Claudia Boscoe, with any landscape, irrigation and erosion questions or concerns. She is directly responsible for communication with the landscaper and will handle these concerns. Other Questions or Concerns: Please direct other questions or concerns to AIO – they will respond accordingly and direct to Board as necessary.

Carl Swanson, President BOARD MEETINGS The Board will be meeting at the following days and times in June: Board of Directors Meeting -- Wednesday, June 1 at 2:00 PM Work Session -- Wednesday, June 8 at 1:00 PM (Full Board will attend) Work Session -- Thursday, June 9 at 3:00 PM (Carl Swanson, President; Claudia Boscoe, ,VP/Secy and Shari Heyob, Treasurer) Community Meeting -- Wednesday, June 29 at 7:00 PM Claudia Boscoe, VP/Secretary FINANCIAL UPDATE The Villas ended the month of April pretty much in line with the budget except for landscaping. It was necessary to remove and replace plantings in various areas. This amounted to $6080 for tree and shrub replacement, leaving a remaining balance of $2580 in this budget item. Due to the weather, RGS was unable to do the seasonal care and pine straw budgeted for April. This will be completed in May (weather permitting). Year to date there is a budget overage of $3025 due to unplanned expenses. However, the budget is being closely monitored. As the year progresses, this overage should be eliminated. COMMITTEE REPORTS

ARCHITECTURAL REVIEW COMMITTEE (ARC) The architectural review committee members will be walking through the neighborhood on June 7th - this walk will include both the fronts and backs of our homes. Since there have been a lot of roof replacements, we would like to remind everyone that a Modification Request Form is required because of the different type of shingle and because of the different color. As noted on the form, please allow 45 days since the form does have to be reviewed by the Seven Hills architect. Also include a $40.00 fee made payable to Seven Hills HOA.

JULY EVENT

BROWN BAG WINE TASTING Our July event will be an "oldie but goodie" -- Brown Bag Wine Tasting on Sunday, July 17th 3:00 - 5:00 PM. This event was done a couple of years ago and provided a good time for those that attended. Each person who wishes to participate in the tasting needs to bring a bottle of wine in a "brown bag" so the label cannot be seen. Wines will be placed into categories (red, white or other) and numbered. Guests will be given a rating sheet on which to mark down their comments and then vote for your favorites. Light snacks will be served. A Flyer will be distributed early July with detailed information. John and Claudia Boscoe LANDSCAPING & IRRIGATION LANDSCAPING Most of the "big" projects have been done -- most recently the pine straw application. The one thing that is still to be done is core aeration of the turf -- front and back yards and common areas. RGS will be performing this in early June, most likely on a Thursday as the lawns are mowed. Aeration is a way to combat soil compaction, as the aerator removes plugs of soil from the lawn, which results in improved water, nutrient, and air movement. It also stimulates decomposition of organic matter. The conditions most favorable for aeration is when grass roots are actively growing, soil temperatures at the 4-inch depth should be at least 65 degrees F and rising, hence June. Home lawns usually need aeration performed only once a year. Undoubtedly, the drawback of this process is the look of the "plugs" laying on the lawns. Do not fear, this is only temporary, just leave them be as when the mowers come through the next week, the plugs will be gone! When RGS gives me the date aeration will be done, I will notify homeowners. Claudia Boscoe, L&I Chairperson LANDSCAPE TEAM The Landscape Team is in need of a couple of volunteers! As you may have noticed Ken and Luanne Miller have their home for sale and plan to move to Florida in June. Ken has been invaluable team member, I will certainly miss his contributions and assistance in Landscape matters. So for now, the Team is made up of Don Phillips and myself. It would be great to have 2 new members! The work load is fairly light at this point, mainly reviewing modification requests along with occasional meetings to discuss seasonal work, monthly walk about with RGS. If you are interested, please contact me so I can answer any questions, fill you in on duties, etc. Look forward to hearing from you! Claudia Boscoe, L&I [email protected] OR 678-401-7095 IRRIGATION SYSTEM Each month, I am explaining the magical, mystical things about our irrigation system! Due to devices such as rain sensors and solar sync, it can monitor the environment conditions to instruct the controllers on water usage. Rain sensors and solar sync are the 2 "wings" on top of the controller/clock box. The rain sensor device can command a controller to shut off right when it starts to rain, thus saving on water usage, as well relay to the controller when it has rained and how much. Solar Sync sensor calculates environmental conditions and adjusts the controllers daily based on local weather conditions. It measures length and amount of sunlight and takes into consideration lower/higher temperatures plus the amount of moisture which has incurred in the past 24 hours. Based on this information, it adjusts the run times of rotors and spray heads, up or down each night at midnight when the computer tells the water to run. The combined efforts of these two devices ultimately results in saving on water usage, which saves the Association money! Next month I will tell you about ROAM's. Claudia Boscoe, L&I Chairperson
