LOCATION Waddenhall Wood is situated in a rural location to the south east of the village of Petham in the Kent Downs Area of Outstanding Natural Beauty. Ashford with its comprehensive range of facilities and amenities is approximately 15 miles to the south west and the city of Canterbury approximately six miles to the north east. Both Canterbury and Ashford provide excellent road and rail links to the continent and the rest of the country through the M20 and M2 motorways with the High Speed Rail Link at Ashford providing further access to London (37 minutes) and the continent. DIRECTIONS From the M2 Junction 7, take the A2 towards Canterbury. Then take the exit towards Bridge on to Town Hill. At the top of Town Hill go straight over Bridge High Street on to Bridge Road. At the end of Bridge Road take a left on to Faussett Hill. After almost a mile, turn right into Gogway Road. The entrance to the wood is on the right after approximately 600 yards. DESCRIPTION Waddenhall wood comprises a private block of woodland extending to approximately 102 acres situated in the Kent Downs Area of Outstanding Natural Beauty. The woodland includes a combination of mixed broadleaf species predominately Sweet Chestnut, Hornbeam and Hazel coppice with an over storey of mature Oak, Sweet Chestnut and Beech standards. Situated in an area of Kent known as the East Kent Chalk Plateau this woodland and its soil types provide excellent growing conditions for mixed broadleaved species. The woodland is split into three “character areas” consisting of Chestnut and Hazel coppice, conservation type ancient woodland and a shallow valley with sporting potential running inside the eastern boundary.

The majority of the woodland is a mixture of coppice of varying ages with the more mature coppice situated on the perimeters. The age ranges from 7 years upwards whilst cutting in the middle of the wood has left younger coppice standing. Other species scattered throughout the wood include Wild Cherry, Sycamore, Ash, Silver Birch and Field Maple with the ground flora dominated by a combination of Wood Anemone, Bluebell and Dog’s Mercury.

The entirety of Waddenhall wood is designated as Ancient Semi-Natural Woodland and is within an established woodland management plan. The eastern portion comprises valley and banks, which give the wood significant shooting potential and a small shoot has been here for many years. The current woodland management plan runs from 2012 – 2032. The plan highlights that timber production should be the most important part of future management within the woodlands. The long term vision of the plan is to form a mosaic of uneven aged broadleaf compartments with ongoing coppice operations being undertaken on a sustainable basis. ACCESS There is an access track leading directly from Gogway Road northwards into the wood. There is a central ride network which provides machinery with access to timber compartments within the woodland.

METHOD OF SALE The property is offered freehold for sale by private treaty as a whole. The right is reserved to take the property to auction or tender at a later date. Vacant possession will be available upon completion subject to the shooting licence that expires in March 2018.

MANAGEMENT The woodland is currently managed in hand by the Vendors with consultation advice from Rick Vallis at Silva Woodland Management Ltd. Mr Vallis has been fully involved with the management at Waddenhall since 2012 and will be pleased to discuss future management options with prospective purchasers, especially in relation to the production of the woodland management plan.

SPORTING The woodland is let under the terms of a shoot licence that commenced on 1st April 2014 and is for a four year term with an annual licence fee of £650. This licence expires on 31st March 2018. A copy is available on request.

TAXATION

After two years of ownership, commercially managed woodlands qualify for 100% relief from Inheritance Tax. Timber sales are free from Capital Gains Tax and in certain circumstances, it is possible to roll-over Capital Gains into the proportion of the purchase price attributable to the value of the land. Consideration of the woodland for available grant schemes and maintaining the current woodland management plan will assist in achieving favorable tax statutes.

PLANS The plans provided are for identification purposes only and purchasers should satisfy themselves on the location of the boundaries prior to offering.

ACREAGES The acreages are for guidance purposes only and are given without responsibility. Any intending purchasers should not rely upon them as statements or representations of fact, but must satisfy themselves by inspection or otherwise as to the area in question.

FENCING AND BOUNDARIES The purchaser must satisfy themselves on the location of all boundaries which are indicated on the Land Registry Title Plans available.
