Friendly Reminders:

1. Checklist is to be submitted to I & A Properties within 3-5 business days of move in date and emailed to [email protected]. Any nonconformities found after the fifth day will be assumed to have been caused by the tenant.

2. Rent is due on the 1st of every month. If not received by 5:00 pm on the 5th day of each month, a $100 fee will be applied. If still not received by 5:00 pm on the 10th an eviction notice will be posted. All checks are to be made payable to I & A Properties.

3. You can conveniently pay online through your Tenant Portal

a. eCheck (FREE)- Enter your routing and account number to pay rent directly from your checking or savings account.

b. Credit Card - Charge your rent to your credit or debit card; earn points or pay over time. All card payments; credit and debit will have a 3% convenience fee charge.

c. A convenience fee of $20 will be charged for all non-online payments, including and not limited to cash, check, and money orders.

4. Early lease termination: 30-day written notice is required, but further notice is always appreciated. If lease is broken, for any reason, prior to fulfilling the full 1-year lease term: tenant forfeits security deposit and is responsible for paying all mediated fees to include but not limited: ALL RENTAL PAYMENTS UNTIL A NEW TENANT IS PLACED, labor, advertisement, cleaning services, and placement fees. You may contact Anna in order to discuss other options available.

5. We ask that you use appliances and all other home fixtures properly. Keep in mind that if something breaks due to improper use, you will be charged the amount necessary for the repair. Example: if you flush objects down the toilet that are not meant to be flushed and it gets clogged, you will be forwarded the bill once we have it repaired.

6. Miscellaneous maintenance, such as but not limited to: air filters, light bulbs, pest control etc. are the responsibility of the tenant. The owner is not responsible for handling minor issues.

7. Filled out and submitted Condition of Property Checklist does not constitute as a maintenance request. Submit your maintenance request through your tenant portal.

Garage door does not open:

1. Check breakers to make sure they are in the ON position. Breaker box is located on the back wall of your garage.

2. Check the GFI in the garage to see if the red light is on. If the red light is on, press the right reset button. This should turn the red light off. GFI outlet is located beside the breaker box on the back wall of your garage.

HVAC does not work:

1. Check breakers to make sure they are in the ON position. Breaker box is located in your hallway, garage, or laundry room.

2. Make sure your filter has been changed. If a mechanic goes out there to change your filter, $75 will be charged to your account.

3. If heat still does not work, please turn on your emergency heat and contact I & A Properties. This should keep your home warm until a mechanic can come out and resolve the issue.

*We ask that you please do not switch the HVAC unit from hot to cold repeatedly, this will mess up to unit. Also, we ask that you do not use heat in hot weather nor cold in cold weather this will discombobulate the unit*

Garbage disposal does not work. **please note that the garbage disposal switch is in

the cabinet under the sink**

1. Check breakers to make sure they are in the ON position. Breaker box is located on the back wall of your garage.

2. Check the GFI in the kitchen to see if the red light is on. If the red light is on, press the right reset button. This should turn the red light off. GFI outlet will be located between kitchen counter and cabinets.

3. Check under the sink where the garbage disposal unit is located. At the bottom of the garbage disposal system there is a red reset button. Please press the button once to reset the system.

Disclaimer: if we send maintenance personnel and the issue turns out to be one of those listed above, you will be charged a $50 for them to come out there.
