Welcome to 'Interpares' International Residence

Ø The word 'Interpares' orginates from latin 'Inter Pares', meaning 'among equals' Ø Is a residential community, providing a luxurious and safe living environment,

From top to bottom can be seen: - Upper main entrance parking (P) - Main entrance - A-building, the connecting bridge and the B-building - Lower entrance, garden and swimming pool - Lower entrance parking (P) and garages (G) The history of Interpares In 1970, the Dutch building Company Smit Beheer BV designed a real-estate project on the Costa del Sol, near the beautiful city of Málaga, to provide luxurious independent and assisted living facilities, for retirees and older persons, with a Dutch nationality.

The original design of the building called for the construction of 88 apartments with different sizes and configurations and an infrastructure to provide for Home-Care facilities, for those residents who wanted these services. When not needed immediately, for all residents it was a comforting thought that these services would be available at a later stage in life, when frail health becomes part of the need for daily Home-Care services. For most, if not all, of the first-day residents, this was one of the main reasons for taking up residence in Interpares.

Construction In 1972 construction was started. Most apartments were sold, after a very successful advertising campaign in the Dutch media, which included charter flights to visit the nearly completed building site. From early 1974 the first residents settled in their new homes. Most of them went on to stay for the rest of their lives.

Many, if not all, of the first residents had successfully completed busy international careers and after much travel, recognized the benefits of finally settling down in southern Spain to enjoy the breath taking landscape, the welcoming atmosphere of Andalusia and to benefit from, what many consider, the best climate of Europe. 50 Years Since its inception in the early 1970’s, and throughout its by now almost 50 years existence, Interpares has always been faithful to its original mission, which is to offer a safe, luxurious and pleasant living environment for its residents, based on mutual respect, irrespective of nationality, religion, race, background, age, or whatever.

The fact that there regularly are 2nd and 3rd generation residents and visitors at Interpares, is proof that the original Interpares philosophy is still valid today .The ability to modernize and adapt to change, gives confidence for its future Layout The picture below with the layout of the apartments at Interpares shows the location and the relative size of the 66 apartments, which make up the total of the community.

International During its almost 40 years existence, Interpares has changed from originally a Dutch community into a truly multi-national community, where many different cultures harmoniously live together and enjoy each other’s life’s experiences. Interpares is also very delighted and proud with the arrival of Spanish residents, some of them not (yet) belonging to the typical Interpares category of ‘Jubilados’. Although Interpares is primarily catering for retired and older persons, there now also are some younger residents. They were attracted to the quiet and secure living environment at Interpares. The ability to adapt to change, gives confidence for the future of Interpares The location of Interpares Interpares is located 4 km south-east of the center of Málaga city and less than 30 minutes from the international Airport. Málaga is the capital of Málaga province. The city has grown from a modest fishing community to the major capital city, which it is today, with more than 600.000 inhabitants. Málaga is a city and a municipality, capital of the province of Málaga, in the autonomous Community of Andalusia, Spain. With a population of more than 600.000 it is the second most populous city of Andalusia and the sixth largest city in Spain. The southernmost large city in Europe, it lies on the Costa del Sol of the Mediterranean, about 100 km (62,14 miles) east of the straight of Gibraltar, about 130 km (81 miles) east of Tarifa (the southernmost point of continental Europe) and about 130 km (80,78 miles) north of Africa.

The city's name, originates from the word Malaka, or mlk, which probably is derived from the Phoenician word for ‘salt’, because fish was salted near the harbour. Salt in other Semitic languages, e.q. Hebrew 'melah, or Arabic 'malah'. Today Málaga is a modern, smart city, which has not sold its soul to concrete. It has preserved its Moorish roots, which still are evident everywhere. This all is combined with a rich cultural life, with a great opera house and many museums and an excellent and modern public transport infrastructure. It has a history, which spans about 2,800 years, making it one of the oldest cities in the world. The Phoenicians from Tyre founded the city as Malaka, about 770BC, and from the sixth century BC it was under the hegemony of Ancient Carthage. Then from 218 BC it was ruled by the Roman Republic and later by the Roman Empire as Malaca (Latin). After the fall of the empire it was under Islamic domination as Mãlagah, for 800 years, but in 1847 it again came under Christian rule in the Reconquista. The archeological remains and monuments from the Phoenician, Roman, Arabic and Christian eras make the historic center of the city an ‘open museum’, displaying its rich history of more than 3.000 years. It is also well known for the internationally acclaimed painter and sculptor Pablo Picasso and the actor Antonio Banderas both of whom were born in Málaga. The magnum opus of Cuban composer Ernesto Lecuona, ‘Malagueña’, is named for the music of this region of Spain. Málaga has it’s most important business sectors centered around tourism, construction and technology services, but other sectors such as transportation and logistics are beginning to expand. The Andalusia Technology Park (PTA), located in Málaga, has enjoyed significant growth, since its inauguration in 1992. Málaga is the main economic and financial center of southern Spain, home of the region’s largest bank, Unicaja, and the fourth-ranking city in economic activity in Spain, behind Madrid, Barcelona and Valencia. Transport and Infrastructure Airport Málaga Airport is a modern airport with 15 million passengers passing through per year. Recent extensions, which include the new Pablo Ruiz Picasso Terminal 3 and more parking facilities, doubled its capacity. This is useful especially during the busy summer months.

Is the oldest airport in Spain and still in its original location of 1919. The new terminal was inaugurated by King Carlos in 2012. It has excellent facilities for short, medium and long term parking. It’s served by most major European airlines and is a popular destination for many charter airlines. Train station Travellers by train often arrive at the Maria Zambrano train station. This bright and modern station is located in a big shopping centre and can handle 24 millions passenger per year. Spain has a modern rail network, with many links to the rest of Europe and Málaga is connected to an extensive national and international railway network

What to visit There is much to be discovered in Málaga Muelle Uno As the name suggests, the recently redeveloped Muelle Uno area ('Quay One' in English) is located in Málaga port. It was officially inaugurated in November 2011. Muelle Uno is a unique waterfront open-air mall, which offers a contemporary shopping and dining experience by the sea. There are modern shops, restaurants and bars bordering the central orange-tree lined promenade on the one side and exclusive yachts flanking the other side. It has 25 restaurants and bars, which cater for international and Spanish cuisine. With 31 shops it is the place to visit, if you want something a little different. It features the ‘Zoco’ market on the second Sunday of every month, with nearly 100 stalls selling handmade crafts and jewelry, vintage and children's clothing, home decorations, organic foods and locally-produced olive oil and meats. It is only five minutes from Málaga's main pedestrian shopping street Calle Larios. For transport convenience it houses a large modern underground car park, which is open 24/7 which is an ideal place to park, because street parking in the centre of Málaga is limited Museums There are more than 30 modern museums to choose from for a visit, some of the most famous are: Museo Carmen Thyssen Picasso Birthplace Museum Museo Picasso Málaga Museo de Artes y Tradiciones Populares Museum of modern art (CAC Málaga) Málaga City Museum (MUPAM) Centre Pompidou Málaga The Tourist Office is a good source for information on what to visit and what to do in Málaga. Climate The city enjoys a subtropical-Mediterranean climate. It has one of the warmest winters in Europe, with average temperatures of 17⁰C (62,6⁰F) during the day and 7-8⁰C (45-46⁰F) at night, in the period from December through February. The summer season lasts about eight months, from April to November, although in the remaining four months, temperatures can easily reach around 20⁰C (68⁰F). The difference between summer and winter temperatures usually is less than 10⁰C. In summer the temperature of the seawater is around 25⁰C. Services at Intepares Library A large collection of books and periodicals, on many different subjects and in many different languages, are available from the library in the restaurant building. Many more books are available in other libraries, on three different locations situated throughout the building. In addition to books also

music and videos are available. In the library is also located a continental billiards table, complete with the necessary playing equipment and accessories. Internet Interpares has access to the modern fast optical-fibre network Exercise There is an Exercise which is open from 08:00 - 20:00. The Equipment is regularly updated, in accordance with the wishes of its users.

Gardens and Swimming Pool The pride of Interpares and the joy of most of its residents are its meticulously maintained gardens and the beautiful swimming pool located within the garden.

“FAQ” – Moving to and Living at Interpares Should I buy, or rent an apartment? It entirely depends on your personal situation, requirements and wishes, if it is better to buy an apartment, or to enter into a long-term rental agreement. Can I buy an apartment? Yes, subject to availability, apartments are for sale, from time to time. Can I rent an apartment? Yes, there are some owners, who are interested to let their apartment. Some of these apartments are fully furnished, others are empty. Can I visit Interpares? You are very welcome to visit us and to find out more about our community. Is it difficult to relocate my household? There are many reputable removal companies serving Interpares, for many years. If personal household belongings are transported within the European union, the administrative headache of a cross-border removal has become much easier. Are there any guest rooms? Yes, Interpares has three guest rooms, which are available to the guests of residents. These guest rooms can be compared to a hotel-room and are fully equipped with climate control, fridge, electrical kettle, adequate storage cupboards and a separate bathroom with shower and toilet. These guest rooms area available at a very reasonable daily rate. Please check availability with the reception of Interpares, by sending an email to [email protected] Is Interpares a quiet place? Interpares is situated in a privileged north-eastern suburb of Málaga, without the inconveniences of major through-roads. Interpares is a senior residents community, where generally one respects one’s neighbours and does not do to others, what one does not want to have done to oneself. What sizes are apartments at Interpares? The original design called for the construction of 88 apartments. In line with what was common standard in the early seventies, all apartments had approximately the same size of 63 m2. In response to demands from existing residents as well as from new arrivals, larger living spaces where created by joining adjacent apartments. In this way apartments were created with approximate sizes of 94, 125, 147, 160 and 180 m2. This is one of the reasons why Interpares now has a total of 66 apartments. How secure is living at Interpares? Interpares is a gated community, with access controlled and monitored by means of CCTV cameras with recording facilities. An intrusion is immediately reported to the local police. Do I have to pay a service charge? In addition to the cost of their individual consumption of electricity and communications, such as telephone and internet, all owners at Interpares are paying a service charge. The amount of the service charge depends on the size of the apartment and is agreed during the Annual General Meeting. What is covered by the service charge? Included in the service charge are: supply of hot- & cold water, heating, air conditioning, the collection of waste from the apartments, maintenance of the building, elevators, garden, pool, exterior lighting, community insurance, access to utilities and the cleaning of the common areas. Not included in the service charge are those services, which were requested by the individual resident, such as for example cleaning, laundry, stamps, repairs and private insurance. Can I have repairs done in my apartment? Our own technical staff can attend to small repairs immediately. Larger repairs and structural modifications can also be executed, but these may need prior approval by a professional, such as an architect, for example. How am I kept informed? In addition to a newsletter being circulated from time to time, information is posted on the notice boards and in the elevators. In case of a delivery received for you at the reception, you will be contacted via intercom, or a message will be left in your mailbox. Where can my visiting friends stay? There are three fully equipped guest rooms at Interpares, which can be rented at a very reasonable daily rate. Residents are advised to verify availability, by making a reservation. For availability and reservations, you are welcome to contact the reception of Interpares, or to submit your requirements to [email protected] Can I get a photocopy made? Can I have a fax send out? Can I buy some stamps? In addition to the above office services, during office hours the reception can provide you with answers to many of your general day-to-day questions and give assistance.

Where can I go for shopping? Conveniently situated near Interpares is the shopping center in our urbanización Cerrado de Calderón. At a small distance 'above Interpares' there is a big 'Mercadona' supermarket , a dry cleaning and a well stocked hardware store. Málaga city center offers a wide selection of shops. The famous department store ‘El Corte Ingles’ is within a short drive by car, and can also be easily reached by bus or by taxi. Is there a ‘quiet time’? In line with a philosophy of ‘moderation’ and ‘tolerance’, residents at Interpares are kindly requested to respect the quite times 14:30-16:00, and midnight to 08:00. Can I have a pet? In addition to the owner of the pet having to comply with Spanish legal requirements, residents who intend to bring their pet to Interpares are requested to notify the Head of Administration and ensure that their pets are managed according to the terms of the Interpares House Rules. Dogs must be kept on a leash when on community property, and for obvious reasons of hygiene, any accidental fouling must be cleaned up immediately. Animal owners are strongly advised not to leave pet foods outside their apartment as this will attract vermin and stray animals, which in turn may bring diseases to the property. Outside appearance? In accordance with provisions in the Interpares House Rules, residents are requested to assure that the outside appearance of their apartment is kept in good condition. This particularly applies to the regular cleaning, repair, or replacement of your blinds. Am I allowed to smoke at Interpares? In compliance with its efforts to provide its residents with a healthy living environment, Interpares counts on its residents to respect and support the majority view of non-smoking. Can I play golf nearby? The Costa del Sol is famous for its many golf courses, many within a few minutes drive of Interpares. For example: Club Golf Guadalhorce, Candado Club de Golf, Club de Golf Añoreta and Club Golf Parador, Málaga. All offer daily/weekly play at reasonable fees. Can I play tennis nearby? The Club Deportivo Calderón is close-by and has international standard hard courts for hire. Location: Avenida Centaurea N⁰6. Witch are the local public holidays? A listing of local public holidays can be found at the end of this manual. Is it possible to park my car? Yes, there are different possibilities to park your car. Outside parking is available near the main entrance and also near the secondary lower entrance. You are kindly requested to respect the spaces reserved for handicapped persons. Is it safe to park my car outside? Interpares is a gated community. After activating the motorized gate you can park your car inside, in the designated areas. Can I park my car in a garage? In addition to a larger underground garage, there also are individual garages, each for one normal sized car, at modest rental. The door of these garages is motorized and operated with a pocket-sized remote control. Can I charge my electric car? Interpares has not yet received such a request, but is prepared to investigate. Is there a bus, near Interpares? The local bus service (#33) stops outside the main entrance of Interpares and offers an easy and comfortable ride to Málaga city center.

Can I call a taxi? There is a taxi station, conveniently located within walking distance, in nearby suburb Cerrado de Calderón. You can call them at 952.333.333 and they will come to the main entrance of Interpares within minutes. How can I get to the train station/airport? Depending on the time of day, you can take a bus, train or taxi. Which are the coordinates of Interpares? Interpares can be found at Latitude+36.731918 and Longitude-4.382043 Organisation & Management How is the community organised legally? Interpares is a legally registered community of owners; ’Comunidad de Propietarios’ How is the community managed? Interpares is managed by an elected management committee, which consists of a President, a Vice-President and four committee members. The President is legally responsible for assuring that the best interests of the owners are protected and that all actions taken are incompliance with applicable law. The President, who must be an owner, is elected at an Annual General Meeting. Committee members are drawn from the community itself. This assures that the interests of the owners are at the forefront of considerations. How is the community managed day-to-day? The day-to-day operation of the community is assured by the Head-of-Administration, who usually is on site during office hours in the office near the main entrance. When is the Annual General Meeting? According to the Law of Horizontal property an Annual General Meeting (AGM) must be held annually. The Interpares AGM usually takes place in March or early April. Are there house-rules? The proper functioning of our community is regulated by House-Rules. These House-Rules are not intended to make life at Interpares difficult, but are intended to assure that living at Interpares remains the same pleasant and privileged experience it has always been. Therefore all residents are advised to familiarise themselves and comply with our House-Rules. If you were not handed a copy on your arrival, you can obtain a copy at the reception. What about insurance? While the insurance for the community is arranged by the administration, residents are responsible for their own insurance to cover the interior of their apartment and their own third party liabilities. How is the community managed financially? The annual budget is approved at the Annual General Meeting, which usually is held in March or early April. An Internal Audit Committee, which consists of two elected owner / members, frequently meets to check the correct financial operation of the community. In addition, every year there is a review by an independent external auditor. Is the management paid? Members of the Interpares management do not receive a salary from the community. Do owners have access to the accounts? At least once per year all owners receive the Balance Sheet, Income and Expenditure account, budget for the following year, internal and external audit report and the President’s report. Do I get a monthly statement of my account? Every month, all owners receive their monthly account ‘Libro-Mayor’, which details their basic service charge and any other relevant charges.
