Welcome to our exhibitionThank you for coming to this exhibition of Audley’s proposals for extending the care community here at Chalfont Dene.

We hope to explain the need for additional development together with the benefits that would arise from it. We also give details of what makes an Audley Care Community.

In addition we would like the opinions of local residents in advance of making a planning application later this year.

The Site - as existingThe site, edged in red, currently has four former residential blocks,together with a couple of smaller buildings. None of these are in useand all are now derelict and showing significant signs of neglect.

Proposals for the SiteThe proposed development would be an extension to the care communitythat is already operating at Chalfont Dene. It would create a further 60 unitsof accommodation together with a new Village Hall for community use andextensive improvements to the landscaping.

Proposals for the SiteThe new development would be constructed in a similar style and to the same highquality as the rest of the site and would be completely integrated with it, residentssharing the facilities and enjoying exactly the same benefits as current occupants.

Proposals for the SiteThe designs for the site have evolved through consultation with the planners andaim to continue the approach adopted in the earlier development, where buildingsare arranged to give continually changing vistas. This is paired with a diversity inthe building styles and materials.

Proposals for the SiteThe new accommodation would be, similar to the current site, predominantlyapartments with a number of cottages. However these have all been designed to sitcomfortably together and generate an interesting and varied streetscape that willcomplement Chalfont Dene and the surrounding area.

The Village HallThe ‘Village Hall’ would be a new multi-purpose building that, while primarily afacility for residents of Audley Chalfont Dene, would also be available for use by thelocal community. At its centre would be a large hall that could be configured forfilms, lectures, formal dances, craft fairs, an indoor market or even a banquet.

Here the main hall is shown set up for a large public meeting and indoor bowls.

Responding to a local needThe number of people over 85 (those needing the highest level of care) isset to increase from 1.4 million (2010) to around 3.5 million by 2035

· The latest figures from the Office of National Statistics (2016) suggestthat between 2017 and 2035 there will be a 50% increase in the numberof residents in Chiltern aged 75.

· In Buckinghamshire as a whole this figure risesto nearly 70%.

· 72 units have already been sold at ChalfontDene with a further 10 reserved, leaving onlytwo for sale. There is now a total of 99 residentsliving in the community.

· From our experience at this and other Audley sites, we know that 70% ofnew residents are likely to be local and currently living within ten miles ofthe site.

· Our sales department is maintaining a waiting list of older peopleseeking accommodation at Chalfont Dene.

Benefits from the developmentThe extension of Chalfont Dene would bring a range of additional benefits to the site, local residents and the wider area:

· A valuable contribution to the supply of housing in a recognised area of criticalhousing need for the district.

· Facilitating older residents to move into specialist accommodation thus freeing upexisting housing stock.

· Providing over 20% renewable energy on site, which is more than twice localplanning requirement.

· A new village hall available to members of the public on a controlled basis.· Enhanced landscaping and ecological habitats leading to greater bio-diversity,

combined with improved footpath access.· Enhance the setting of Passmore Edwards House by replacing the empty and

dilapidated buildings with high quality architecture and landscaping.· Increase employment opportunities by providing a further 15-20 full time

equivalent jobs, the majority of these being in the care sector.· Contribute an estimated additional £0.5 million to the local economy bringing the

total contribution from Chalfont Dene up to £2 million a year.· Support the work of the Epilepsy Society. Proceeds from the sale of the land will

go to the Epilepsy Society to fund new and existing research programmes.· Developments such as Chalfont Dene relieve pressure on the NHS and local doctors

with hospital stays by residents reduced by 600% and GP visits by 35%.

Landscape - designed for NatureLandscaping is a key component of all Audley’s care communities, beingcentral to the experience residents have of their surroundings

· At Audley Chalfont Dene the landscaping has been particularly important with aclear remit to bring life and nature back into the site in addition to creating ahighly attractive resource for residents.

· The landscaping around the site is central to the success of the care communityand its beautifully peaceful ambience.

· The variety of new habitats that have been created are already starting to foster awhole range of native flora and fauna.

· The proposals would continue the landscaping and gardens in a very similar formwith planting and species selection specifically to encourage biodiversity.

· The landscaping and new tree planting will enhance the wooded tranquility andseclusion that characterises the site.

Environmental ResponsibilityA variety of renewable energy technologies were assessed for the development withthe conclusion that photovoltaic cells coupled with air source heat pumps within thebuildings would be the most effective provision.

As a result the scheme is predicted to be able to provide 20.9% of the on-sitedemand through its own renewable energy sources.

The development would also include the following passive and active measures toimprove the thermal efficiency of the buildings:

· Enhanced insulation and air tightness - above the Building Regulation standards

· High performance glazing systems

· High efficiency lighting, boilers and plantThis would be in addition to the Combined Heat & Power (CHP) and ground source heat pump provision already installed on the main part of the site.

Audley undertook a traffic study to assess the impact of the originalscheme and how it would have very little effect on nearby roads.

· The peak traffic hour for an Audley care community is between10am and 11am, with very low traffic generation during the morningand afternoon rush-hour.

· The proposed scheme includes 80 additional parking spaces.

· Audley provides a private bus service for residents, giving access tolocal shops and the station as well as trips and evenings out.

· A number of electric car charging points have already beenprovided with more included in the current proposals.

· A green travel plan was produced which identified ways by whichthe number of car journeys from the site can be reduced.

· Vehicle access would be from Chesham Lane, via Micholls Avenue,with links to the existing facilities at Chalfont Dene for pedestriansand the emergency services only.

What is a Care Community?An Audley Care Community is a modern development of the traditional carehome. Residents live in an environment where they retain their independenceand enjoy a high level of interaction with others of similar age while also beingable to call on whatever level of care they require.

Residents at an Audley Care Community are able to:

· Receive the services of a care home within the comfort of their own home

· Stay together – even if one partner needs full time care

· Have their own front door, and decide who has access

· Maintain their independence, sense of security and peace of mind

· Maintain full control of their finances

· Be supported by 24 hour waking care and support services

· Be part of a community, with access to a range of social and leisure activities

· Maintain the dignity that independence gives
