So that plan also became a new logo, a new name (kind of) and a new website, but mainly and most importantly it was a shift in mindset.

We are reimagining commercial property management.

New technologies, new collaborations and a whole heap of new ideas, all designed to deliver better experiences for occupiers and improved assets and returns for our clients.

We have always had a simple approach. Create and follow robust systems and processes, harness technology and focus on people and relationships.

Hiring extraordinary people, ensuring that they are fully engaged, having industry recognised leaders across the business, maximising the benefits of specialisation and building a culture committed to creating better outcomes is what we do best.

We are excited about our new identity but more importantly we are looking forward to sharing where and how the market is changing, how MAPP are leading that change and what it means for the properties entrusted to us.

It’s been quite a year and an exciting time to be in Property Management.

MAPP is 21 years old this year and whilst change has been an ever present the pace of that change is now faster than ever.

The market and how property is leased and occupied is changing rapidly as is the rise of flexible workspace and the focus on experience across all commercial property. The expectations of occupiers and retailers has changed; and tech is changing everything.

The way we were operating as a business and the way we were thinking about commercial property had changed dramatically and 21 years on we needed our identity to better represent us. This led to our rebrand and MAPP.

We continue to hire and work with some amazing people. Together we worked out what the future of Property Management might look like and we came up with a plan.

The way we all think about commercial property is changing and so have we.

Julian RadcliffeExecutive Director, Head of London Portfolio Management

Julian joined MAPP in 2017 and jointly heads up the Portfolio Management team whilst also managing high-profile assets including Stockley Park.

Julian has over 15 years of experience acting on behalf of clients including Nuveen, Shaftesbury PLC, Mayfair Capital and Patrizia UK Ltd. During this time, he has overseen all aspects of service delivery on national mandates across balanced, core and core plus portfolios.

Julian is involved at every stage of the property lifecycle, providing specialist acquisition due diligence advice and helping mobilise properties and portfolios.

Nigel MappCEO

Nigel founded MAPP in 1998. As CEO he works with the Executive Team to deliver an outstanding property management service, one that stands out in terms of innovation, its sustainable approach, engagement and its commitment to put people first.

Nigel leads the strategic direction and growth of MAPP and is responsible for developing and maintaining external relationships. Nigel is a Fellow of the RICS. Nigel is also Chairman of the Trustees of Resurgo, a charity which seeks to transform society through high impact and scalable interventions including The Spear Course, which helps 750 young people a year facing disadvantage into work or education, and Resurgo Ventures whose aim is to inspire and grow social impact enterprises.

Cathy Hemming-PoppletonDirector of Corporate Governance

Cathy has been with MAPP for eight years.

Having worked in both the property and financial services industries for 27 years, Cathy has extensive experience of managing accounting teams including credit control, accounts payable and receivable.

John MichellEquity Director,Head of Retail

John has over 25 years’ experience in shopping centre management, having previously run the shopping centre business as an equity partner at King Sturge, and then as lead director for JLL’s shopping centre team. After providing strategic advice to prestigious clients such as Aviva, Sovereign Centros, Benson Elliot and Alteris, John joined MAPP in 2014 as Senior Executive Director and Head of Retail.

He is a Fellow of RICS and a RICS Fixed Charge Receiver.

Debbie IllingworthExecutive Director,Head of RegionalProperty Management

As Executive Director Debbie heads up our Manchester office and the regional portfolio management team.

Debbie brings over 20 years experience in the UK property sector with extensive experience as a client-side Director.

Debbie also heads up our asset management team in the regions with a particular focus on retail.

David CleinManaging Director

David joined MAPP 15 years ago and has been working in the property sector for nearly three decades. As Managing Director he has an overall responsibility for the corporate function and service delivery to ensure we are, at all times, meeting and exceeding expectations. David maintains strong, ongoing relationships with clients and the MAPP team – closely monitoring performance to ensure constant improvement.

He is also a Member of RICS.

Duncan MacIverExecutive Director, Head of London Portfolio Management

Duncan is jointly responsible for the Portfolio Management team and also sits on the Executive Board. He joined MAPP in 2016 after being at CBRE for 10 years.

Duncan brings with him over 20 years’ experience in the world of property management. He has a proven record of strategic portfolio advice, due diligence, overseeing and delivering large transitions and making sure that teams deliver a first-class service to our clients and occupiers. Duncan currently works on our Orchard Street Investment Management, AEW, CBREi, Westbrook, Firethorn and JLL portfolios.

Martin HollandSenior Executive Director,Head of Accounting Services

Martin heads up the Client and Central Accounting functions and is responsible for the financial reporting and service provided to our clients.

He joined MAPP in 2017 and has over 30 years’ experience across a wide range of investor, institutional and private clients. Martin uses his skills and ideas to drive change and improvements, resulting in market-leading performance statistics across the team.

Mike is responsible for delivering a first-class facilities management service for all the properties we manage, including implementing key innovations and investment.

He leads both our London and national facilities management teams, and oversees relationships with key consultants and service contractors.

Polly Plunket-CheckemianSenior Executive Director

Polly’s career has centred on London’s estates and prime offices. She is at the forefront of promoting and driving change in the sector, and her role at MAPP is focused on delivering a new vision of property management. Day to day, Polly provides developers with property and estate management consultancy as well as mobilisation services. Having previously worked on schemes such as Regent Street, 110 Bishopsgate for Heron, Phase 1 Battersea Power Station, Television Centre and White City Place, Polly is currently working with ABP, Almacantar and Lendlease. She is a Fellow of Institute of Workplace and Facilities Management and a Member of RICS.

Alex joined MAPP in 2018 to lead the building consultancy team. He has over 15 years of experience providing strategic advice – and a strong track record of successfully integrating property management and building consultancy. Alex ensures that assets are proactively managed during their lifecycle from acquisition through to disposal, and has experience in delivering projects in excess of £15m. He has also been involved in the purchase of a number of trophy assets across Europe.

With a strategic role overseeing of all MAPP’s core Property Management function, Rob ensures that teams, technology and processes are effectively structured and connected. He explores and implements new technology to aid growth, and works with clients to identify their requirements and interprets that into action, ensuring excellence in service delivery.

Robert has over 20 years’ experience in managing significant client portfolio mandates and working with sector-leading organisations to deliver change, engagement and performance.

Rob joined the MAPP team in early 2017.

Property Management and the delivery of an exceptional service to clients and their occupiers is at the core of what we do.

A service that is radically different to our competitors and only possible as a result of our unfaltering specialisation, passion and focus. Being a specialist means that all of our investment is focused on property management and being independently owned means we can and do take a long term view.

We have specialist Portfolio, Retail, Estates, Offices and Science + Business Park teams who are supported by FMs and Accountants and a raft of other specialists in Sustainability, Mobilisation and Customer Experience.

Keeping our accountants and indeed our entire finance team, in close proximity to our property managers allows for a level of communication simply not possible under alternative models and cultivates a team-centric approach.

Property Management needs great systems and processes and the fundamentals of ensuring buildings are maintained, rents are collected, service charges are accurate, fair and prepared on time, that occupiers are treated well and fairly and that risk and compliance are managed need to be delivered consistently and to the highest possible standards.

This is what we call V1.0 Property Management and we are market leaders.

The evolving workplace and changing nature of Property Investment means that much more is now required. We call this V2.0 and we are changing the sector and turning spaces into places where businesses and people can really thrive.

V2.0 is about harnessing great people to build strong relationships, challenging convention, improving places and welcomes, delivering exceptional levels of sustainability and social impact, creating great spaces and using the best tech to improve the occupier and client experience.

We have partnered with Locale to offer a high quality occupier portal and mobile app to provide a great facility for self-service on the things that occupiers want to be in control of.

Whether booking loading bay slots, or finding the most recent version of the service charge budget it offers a broad range of key information and systems and captures feedback from occupiers. Our occupier portal is one strand of a multi-pronged approach to occupier communication. Importantly, the portal allows both the on-site team and remote management staff to spend more time engaging with the occupiers directly, with the aim of increasing both satisfaction and subsequent retention.

Occupier engagement is exciting. It begins with leadership, and a fair responsive service to occupiers has been championed by our senior leadership for over 20 years.

Good service starts at home, and for this reason MAPP’s approach is defined by the way we treat our people and our core value of Being a Great Place to Work.

The front of house experience creates first and lasting impressions and it largely begins and ends with people. We use WorldHost, known best for their work at The London Olympics, as a baseline training programme in service and welcoming.

Our Head of Customer Experience works with our site team to improve our reception staff appearance and hosting skills to an outstanding standard. We work with clients to improve visitor handling processes, and move towards frictionless entry into buildings and bring ideas to enliven receptions and other

Max Barney Estate is a long term investor and developer client in East London, transforming Shoreditch. In 2019, MAPP were instructed on 20 Bonhill and 168 Shoreditch to mobilise these V2.0 offices. Our service includes mobilisation.

Since working with Max Barney on 20 Bonhill, we’ve started to understand the personality of The Max Barney Estate. They want it done well, with no fuss and with a careful eye on cost and great occupier experience.

MAPP24 Our services

Max Barney Estate—168 Shoreditch

168 comprises some 35,000 sq ft of newly developed workspace. With floorplates ranging from 4,000 to 6,000 sq ft and designed to be split, this building will be multi-let to a range of occupiers, predominantly TMT businesses.

The reception sets the personality for the building, and at 800 sq ft gives us the opportunity to make it the heart and soul of 168 rather than a passive space through which employees and visitors pass to get to their desk or meeting rooms.

Hence the front of house role is part host, part building manager and community maker. In our words, this role makes or breaks the personality of the building and for that reason we recruit Guest Experience Managers, seeking skills which bring people together.

MAPP began working with Orchard Street on its two St James Place Funds in 2013.

Since then the two Funds have dramatically grown in size and have a combined value in excess of £2.5bn.

The portfolio is a mixture of offices, industrial, retail and shopping centres.

The last 15 months have flown by!

Focusing on pushing and promoting our retailers via our social media platforms and website, increasing followers by 4,000 in the first 12 months and growing engagement by 820% has been challenging and rewarding!

Introducing a varied and mixed engagement/events calendar which has included bringing Comic Con to the Centre, local makers markets, Etsy Fairs, Transformers Day, Safe Trick or Treating and a hunt the dinosaurs Trail.

The annual In the City Day event was the biggest of its kind in 2019 with a 76% w.o.w increase in footfall on the day and some great feedback from visitors and retailers.

Being nominated and highly commended at the Sceptre Awards finished my first year in post off well and has reinforced my drive to make the Mander Centre more than just a shopping centre but somewhere new and exciting to visit.

MAPP were appointed by Benson Elliot to manage its 620,000 sq ft flagship shopping centre in 2018.

Our brief was to bring our specialist retail and placemaking expertise to bear on this landmark project to create and sustain memorable shopping and leisure experiences and increase Net Operating Income.

Whilst some may be part of London’s cultural and social heritage formed from centuries-old urban planning, others are new places created to respond to today’s needs.

Under single ownership, these extraordinary places require great property management which looks to the future, and ensures the buildings, public realm and spaces around them integrate into their communities and keep pace with the way people shop, work and live.

MAPP’s experts specialise in mixed uses. We understand the challenges and complexities of mixed use as well as appreciating the multiple opportunities.

We inherently understand place-making. We agree with Projects for Public Spaces in their statement that 80% of the success of a place is down to management. Our Facilities Managers keep places safe clean and secure. Our placemakers put life and soul into them. As Founding Partners of Experience Makers, we are proud of our drive to put occupier experience front and centre of all that we do.

The team includes experts in both commercial and residential property management and are supported by specialists on health & safety, compliance, environmental best practice, planned maintenance and building issues. We also have a specialist Estates and Mixed Use accounting team who are well versed in the complexities of estate service charges and multiple schedules.

If there is one difference to be drawn out between the management of estates it is the need to look to the future. Estates rarely trade. We recognise that our role as property managers is to delight today’s occupiers or residents, whilst balancing long term investment to keep the buildings and place relevant for future

generations. Whether that’s in relation to operating models, legal structures, tenure, capex or service charge planning, or community involvement through BIDS or other groups; MAPP’s estate managers address an exciting and broad set of responsibilities. MAPP manage four estates for Shaftesbury PLC, the largest of which is Chinatown.

Taken together MAPP are responsible for property management service delivery across 175 properties and affecting 665 occupiers.

Through the development of an onsite presence within Chinatown, the employment of a Village Relationship Manager and regular dialogue with Shaftesbury; MAPP are able to deliver a bespoke hands-on management approach.

The MAPP team recognise the unique characteristics of these estates and their status as genuine destinations. We work hard with the local authorities, BIDs and the police to ensure our occupiers are operating within a wider public realm that engages people, increases footfall and enhances the reputation of these estates.

We constantly seek to work with the wider Shaftesbury team to ensure the management approach MAPP adopts works hand in glove with initiatives that they are delivering, whether that

be a refurbishment, improvement of waste management solutions or activating outside space.

All of this underpinned by a growing understanding of how infrastructure needs to develop to meet the demands of the future, whether that is installing our own energy centre, upgrading our existing grid capacity or understanding that drainage set ups need to grow as the estates grow.

MAPP was appointed to manage Stockley Park, the UK’s premier business park, in 2016.

We immediately refreshed the on-site team and management, and opened dialogue with owners, occupiers and local stakeholders. At the same time, we scrutinised all aspects of management and successfully trimmed running costs. The park attracts a stellar line up of global businesses including Apple, GSK and Marks & Spencer.

A 150 acre estate incorporating 25 separate buildings, a golf club and a nature reserve with over 1.6 million square feet of high quality offices. On site facilities include an amenity area with gym, café, pub and shops as well as a nursery and an events area.

The park has an annual service charge budget of £3.6 million covering three separate areas of the estate, giving an overall gure of £1.95 a square foot. Shortly after we were instructed we were involved in the complete re branding of the site to create a more modern concept and refresh the image of an older park. In addition to this, our on-site Lifestyle Manager organises regular occupier events, weekly food stalls and seasonal food markets.

My role enables me to make a difference at Stockley Park for the occupiers so that their working days are easier and enjoyable. It’s great to see ideas come to life. We have regular food markets, yoga classes, choir group, nature walking routes, a running club and a very popular external meeting pod ‘Think Tank’.

We also host a varied enlivenment programme of seasonal fun events throughout the year such as Treasure Hunts, Summer Fairs and Christmas Markets.

It’s also my job to promote the Park via different marketing channels, whether through our occupier newsletters, posters, social media and the Stockley Park website.

This asset comprises a purpose built office building from the early 1990’s comprising 35,000 sq ft across lower ground, ground and five upper floors. The building is multi-let and currently has two tenants on the third to fifth floors.

Currently a refurbishment is underway on the lower four floors to create a modern reception area, tenant amenities and four floors of Cat A office space.

Following several years of successful property management our overseas client asked us to take overthe Asset Management function due to impending lease events. We agreed an early surrender of the lease over the lower four floors comprising circa 19,000 sq ft and a major re-positioning of the building is underway to reposition the building and grow net income substantially.

The proposed development includes the development management of the Cat A refurbishment of the four floors, communal locker/shower facilities, refurbishment of the reception and the incorporation of an artesian coffee offer in part of the ground floor.

The MAPP asset manager has chosen and coordinated the letting agents, solicitors, architects, quantity surveyor, project manager, CDM coordinator and services consultants. Furthermore, we are looking to address the dated façade and sense of arrival with the investigation of adding additional floors and/or roof terrace. The four office floors are already under offer to a quality covenant and refurbishment works are soon to commence at the time of writing.

MAPP prepared an Estate Management Strategy for Circus Street, Brighton. This detailed process enabled MAPP to become fully immersed in project information and to understand the inter-relationship between the scheme’s design, mix of uses and its surroundings and how they shape future property management needs.

This is an exciting and important scheme. Circus Street will bring new residents, students, visitors and businesses to this quarter of Brighton, and we share a very real sense of excitement. As a residentially-led mixed use scheme, it will release accommodation for 450 students, 114 privately rented homes, 28 shared ownership homes, 38 car spaces and cycle storage. Commercially, it will offer 30,000 sq ft of great workspace together with 10 retail and artisan workshops anchored by Brighton’s signature Dance Space.

Public realm is an important component of the scheme. Gardens, public spaces, Market Square and lawned areas, with newly planted trees across the scheme and rich, bio-diverse planting and quality finishes make this important for the local communities in and around Circus Street.

Circus Street will be released in phases between end of summer and Spring 2020. The Managing Agent will play an important role in handover and settling the new occupiers, operators and energy provider in.

Understanding how people’s biological relationship with the built environment around them and it relates to performance. What we’ve identified and worked with MAPP to do is understand how certain environments raise a stress response in someone’s system.

So you may not notice but underneath the core your body can be working double time almost like a computer running loads of programs at one time, at some points they get fatigued, and what we’re identifying is where in these cities, urban environments and buildings that stress and impact on people’s performance can occur, which gives us a really unique

lens to start making specific interventions across things such as air pollution, and looking at natural materials rather than just over-driving HVAC systems.

The most important thing we can look at is it about natural materials, air quality, these factors, spacial allocation and what they mean to lowering people’s stress. Once the building owner and manager can really start focusing on that it can really drive towards occupier performance by looking at human performance.

It is a lens to really go through and say ‘how stressed can people be, not from a psychological, but from a physiological point of view and understand what we do with the carpets we lay down, the paint we use and the spaces we allocate as third spaces

Neuroscience is a biological study of the brain, the body and the central nervous system and it’s a lens to understand how real world stimuli and experiences – such as taking the tube in London, being in a car, or walking on a street in a town centre have an effect on our biology and the things that underpin how our brain functions.

It’s a lens through which to understand the relationship between infrastructure, buildings and peoples experience so when we’re looking at a tool, such as neuroscience, for customer and occupier experience we can use it to dynamically respond to locations, what people are trying to do and help building owners and managers start to make very site specific interventions to support human performance and really put the human data

We manage property for Aberdeen Standard, Almacantar, Ascendas - Singbridge, AEW, Barings, CBREGi, Fidelity, Frasers Property, Great Portland Estates, Joint Partner International, Lendlease, Nuveen Real Estate, Orchard Street Investment Management, Said Foundation, Trinity, The Church Commissioners, Shaftesbury, Schroders and Westbrook. Most of our clients started us off with one property or portfolio and have instructed us on other properties and portfolios as a result of our performance.

Increasingly we are working with a number of Asian and overseas investors who have recognised that the big global firms do not see property management as a core activity.

4Honesty and integrity are absolutely essential components to our business. Sometimes the truth might be awkward but we prefer awkwardness to a veneer of platitudes, covering up issues that need to be addressed and dealt with.

Communication forms an essential part of what we do and we ensure that we communicate well with our clients, their occupiers and our supply chain.

All the above sounds good but we can only make it real if we roll up our sleeves and work hard.

Getting Property Management right involves a huge amount of dedication and hard work. We do not not stop until we have fixed every single last problem (and there is usually always a problem or two to solve) and have done all we can to make a building the best that it can be.

Operating in a sustainable way is fundamental and we have been, and remain, way ahead of the pack.

MAPP is widely recognised as having developed a market leading approach to the conflicting aims and demands that a sustainable approach to property investment brings. We have put pragmatism at the core. We have implemented an Environmental Management System, automatic meter readers report accurate live utility consumption data, we use green energy wherever possible and have effectively achieved “zero waste to landfill” on our urban portfolio.

Sustainability and the impact we have is much wider thanjust environmental.

We work with Resurgo on many levels. We fund start up social impact driven businesses through an accelerator program and then work with those businesses to help them grow and deliver social value, we help out on their acclaimed SPEAR course and use Resurgo coaches to train our team knowing that all the revenue is ploughed back into their projects.

We work with Benefacto to provide value driven charity days for our employees and Giv X to measure our charitable work (we were in the top 5 SME’s in the UK last year).

Most exciting of all we are working towards becoming the first real estate advisory business in the UK to be certified B Corp.
