New suburb boosts housing options
M inister for Planning Pru Goward has announced the NSW Government has
paved the way for a brand new suburb alongside the $2.1 billion South West Rail Link.
In a win for western Sydney, up to 1,150 new homes will be built close to the brand new Leppington Station and alongside local road upgrades, following the approval of a major new rezoning near Liverpool.
Ms Goward said the NSW Government is transforming
western Sydney – already an economic powerhouse for NSW – with more homes, better trans-port services and more jobs.
“The new homes at East Leppington are near the Western Sydney Employment Area which will eventually be home to more than 56,000 jobs over the next 30 years,” she said.
“Bringing more homes onto the housing market improves hous-ing aff ordability, which places downward pressure on prices for everyone – especially in high demand areas.”
Plans for the precinct include protection of native vegetation and creation of new parks, a pedestrian pathway and cycle links.
The delivery of essential infra-structure is already underway on a number of projects including:
• Widening of Camden Valley Way to four lanes;
• Widening of Denham Court Road to four lanes within the East Leppington Precinct;
• Wastewater infrastructure including sewer pipes and a pumping station; and

Home loan demand ended the 2013 fi nancial year on a high note, climbing slightly higher over the month of June. According to the latest Housing Finance data from the Australian Bureau of Statis-tics, 52,153 loans were approved in seasonally adjusted terms over the month of June – 0.2 per cent higher than the month before. Drilling further down into the data, the number of loans approved for the construc-tion of dwellings climbed 1.1 per cent, while the number of loans approved for the purchase of new dwellings jumped 4.6 per cent over the month of June.
Knight Frank Residential Research has released its Sydney Apartment Market Update which revealed that strong growth in capital values has been witnessed across the Sydney metropolitan area, which has contributed to a high volume of apartments being added to the pipeline of developments under construction. T he Aussie dream of a home with a big back-yard and a Hills Hoist is changing dramatically
after the NSW Government made a series of changes to its planning policies in an attempt to bring more aff ordable homes into the local market.
Minister for Planning Pru Goward (pictured with Penrith MP Stuart Ayres) said the changes to the Growth Centres State Envi-ronmental Planning Policy (SEPP) will deliver more housing choice and aff ordability in western Sydney’s Growth Centres.
“Western Sydney home buyers
want choice and aff ordability, so that is what the NSW Government is delivering,” Ms Goward said.
“The changes mean a western Sydney home buyer will have more choice of home type, and may also save up to 10 per cent on the cost of their new home.”
Ms Goward said the changes to the Growth Centres State Envi-ronmental Planning Policy will allow more housing choices in low density areas by permitting town-house and villa-style housing, and allowing detached homes on a wider range of smaller lot sizes, where there is good access to transport, shops or community

“By taking the essence out of a particular design style, you can reinterpret the “taste and feel” of a culture or place, without trying to completely recreate it. This is the diff erence between creating a design infl uence in a space, as opposed to making an overly themed room,” he said.

Vacuuming: Some advice
Empty your vacuum: If you are using a bagless vacuum cleaner, emptying the container that is full of dust and other materials you’ve picked up is very important. Empty it regularly, not just when you notice it’s at its limit. If you do this after each vacuuming session, your next session will start with a big smile!
Do smaller vacuums:
Don’t just do one big cleaning session every now and again. Consider this, do you have 10 minutes every two days to vacuum one room? Do a really good job of it, and move on to another room in two days’ time. This will ensure a regular cleaning cycle and won’t have you doing a major vacuum every couple of weeks.
Clean the filter: People often forget about the filter in their vacuum and leave it too long between cleans. It’s actually important to clean the filter of your vacuum after each clean, to ensure you are getting the best possible results.
Avoid the cheap option: As tempting as it may be, the $50 vacuum cleaner at your local shops is not the best long term solution. Many of us go through five or six of these type of vacuum clean-ers before we bite the bullet and buy a more expensive unit. Trust us, it will be worth it in the long run and the results are much better.
