U nfortunately for Gen Ys, Australia boasts one of the most expensive housing markets in the
world. Between 2001 and 2011, the median house price in Australia more than doubled from $169,000 to $417,500, while median annual incomes only increased by half – from $36,000 to $57,000. There’s no wonder the general sentiment toward property investment among Gen Ys is one of fear and surrender.
Real estate expert, author and Dream Design Property (DDP) founder Zaki Ameer (pictured) has a range of expert tips for entering the investment property market on a modest salary:
1. Go soul-searching: Why you’re investing in property is equal to, if not more important than how you do it. To win the property game you need to fi nd the deep, underlying reason why you’re doing this in the fi rst place.
2. Find the right mentor: Sir Richard Branson once said that the missing link between a promising businessperson and a successful one is mentoring, and I couldn’t agree more.
3. Be ruthlessly persistent: Having big dreams, no matter how much you want them, isn’t enough. You need to commit yourself to ongoing resilience, patience and focus before you even start, and never waiver.
4. Live with your folks: If possi-ble, I strongly advise staying in the family home to save cash.
5. Eliminate debt: The amount of credit card and unsecured debt (personal loans) you have can severely aff ect your borrowing options, and eliminating this will open up options from the bank.

Rates cut to record lowThe Reserve Bank of
Australia (RBA) made the stunning decision on Tuesday to cut interest rates by 0.25 per cent.
It brings the official interest rate down to a new record low of two per cent.
Grant Harrod, CEO of LJ Hooker, said after holding back on compelling financial data, the RBA has finally acted and delivered good news for homeowners.
“It is a significant historic decision and it is going to be of benefit to the economy, encourage businesses and in turn address unemployment,’’ he said.
“Overall it will encourage buyers who have been sitting back watching the market and also keep investors active.’’
The RBA will meet again next month.

Arguably Australia’s best and most expensive beach house goes on the market this week, as owners Scott and Rachel Perrin make the move from beach front to the countryside. It is likely to set a new record for Queensland residential property, with almost twice the land and twice the house size of another home located on the same street at 1 Albatross Avenue, spanning 1,395sqm which sold for $18m during the GFC. Situated at 45-51 Albatross Avenue in Mermaid Beach and known as “Tidemark”, this 30-plus room home with separate caretaker residence is coming onto the market for the fi rst time since its construction.
According to the Domain Group’s House Price Report, the Sydney market continues to sustain boom-time levels of price growth. Over the March quarter, the median house price in Sydney increased by a strong 3.6 per cent, following on from a 4.0 per cent rise over the previ-ous quarter. The median house
price currently stands at a new record of $914,056. Sydney’s median unit price increased by a moderate 1.2 per cent over the March quarter, building on the 3.7 per cent increase recorded during the December quarter. The median unit price is also at a record of $609,800.
As the temperature drops, most of us want nothing more than to dive back under the covers! So Master Electricians Australia (MEA) is urging Australians to take extra precautions now by checking
all electrical appliances, such as electric blankets. MEA NSW and ACT State Manager Jody McGann said as the weather changes, it’s essential that all home owners take a few precautionary steps before tragedy strikes. “Be on alert for electrical appliances that have sat unused throughout the summer months – make sure all equipment is clean and free of dust and build-up before turning them on, and check electrical plugs to make sure they are secure,” Ms McGann said.
Master Electricians Australia (MEA) has criticised the Austral-ian Competition and Consumer Commission (ACCC) for not taking serious action since its $100 million cable recall on Infi n-ity and Olsent-branded cabling last year – the largest of its type in Australian history. Since the ACCC issued a full recall of the faulty cabling seven months ago, less than two per cent of aff ected homes have been addressed, causing major concern for the MEA.

has fallen to its lowest level in more than two years, new research has revealed. According to the latest national home loan approval data from Mortgage Choice, fixed rate home loans made up just 17.91 per cent of all loans written in April – down from 18 per cent the month prior.
Speaking about the data, Mortgage Choice Chief Executive Officer John Flavell said fixed rate demand hasn’t been this low in Australia since way back in February 2013.
“Variable home loan rates, specifically ongoing discount mortgages, continue to be the most popular product amongst borrowers, accounting for 43.96 per cent of all loans written,” he said.
“This sudden drop in fixed rate demand appears to be caused by the fact that an increasing number of borrowers believe home loan interest rates may fall further over the coming months.”
