We are excited at the prospect of having several quality office suites on the open market at one time. “Our location near the A1 and attractive parkland setting with easy access to Leeds, Harrogate and York remains a big factor in our favour which is continuing to attract new ventures. EXCITING plans to extend and refurbish three buildings on the Estate to provide new accommodation for small and growing ventures have been submitted to Leeds City Council. It is hoped that building work will start on the £3.5m scheme in May with completion expected by the end of the summer. One of the refurbished buildings will provide 12 units of about 1,500 sq ft each for light manufacture, storage and distribution with the bonus of being able to combine units if bigger space is required. “It doesn’t cost very much – around £125 plus VAT to have it supplied and fitted to an existing alarm system and then routed directly to our mobile patrol vehicle.”

Graham also points out, that not only is it peace of mind that a patrol officer will be at your premises within five minutes to deter possible intruders, but in case of false alarm activation, you will not be required to attend your premises.

The on duty patrol officer will tend to the activation; re-set the alarm and leave a compliment slip for you on your next arrival at your premises.

“That way you don’t have to wait for the police to come from an outlying station - as the mobile patrol vehicle is already on the Estate, we’d expect our officer to be on the scene in a maximum of five minutes.”

Former West Yorkshire Police Officer Graham says that clients will only be charged an annual, fixed key holder fee irrespective of how many times his security officers are called out.

“Other security companies charge between £35 and £125.00 per call out – as we are already on the Estate we feel it unfair to charge a callout fee,” he says.

Long-established security company Triton Security is offering businesses on the Estate a chance to combat crime in 2008 using a rapid-response alarm system.

Triton, which is based at Unit 701, already protects the Estate with its team of security staff and vehicles.

Now the company is combining its extensive patrolling presence with an autodialing system which sends an alarm message to a mobile phone of the client’s choice in the event of alarm activation.

“We patrol the Estate from 7pm to 7am Monday to Friday and 24 hours a day weekends and Bank Holidays,” explains Triton Security chief executive, Graham Foxcroft.

“We recommend that clients who install one of our auto diallers at their premises should have the warning message it sends directed to one of our patrol officers on duty on the Estate.

“The main demand today is for good, solid Oak and Ash whereas four years ago it was virtually all for Pine. Before that it was veneers but they have gone out of favour. The next wood to come back into fashion will be walnut and we have a wonderful furniture range in that being launched this summer.”

Julian says: “We’ve always been in the furniture industry and used to sell pictures and mirrors. Then we decided to get out of manufacturing and into importing furniture.

“We started by importing from Lithuania and Poland but then moved into China three years ago and it is going really well.”

Attractively crafted from solid American white oak, American walnut, ash and pine, the company’s Paris and Fusion ranges of wardrobes, chests of drawers, bedside units, display and hi-fi units were designed exclusively by renowned Skipton-based designer, Paul Stott, with a worldwide copyright.

ONE of the Estate’s best-known names is on the move – but regular customers won’t have any trouble tracking down the new Buywell Interiors store – it’s only yards from the old one!

The original company, Buywell Furnishings, has been at Thorp Arch for around 25 years. Earlier this year, the process to downsize the firm began and the new interiors company, specialising in quality fitted kitchens and bedrooms, decided it needed purpose-built premises to showcase its wares.

“The old company was traditionally linked to Thorp Arch Estate and we wanted to keep the association going with the new Buywell Interiors,” says owner and chief designer Simon Procter.

“Any relocation is going to be a big upheaval, even though we are only moving a matter of yards but the Estate has bent over backwards to make things easy for us – they have been very helpful.”

Simon and his wife Michelle, who have a staff of five with two fitting teams, believe it is important for customers to see the kitchens and bedrooms displayed to their best possible advantage – so they decided to quit the old 7,500 sq ft building which also held large stocks of other furniture.

“We are having a complete refurbishment of the new premises on the retail park,” said Simon. “Our customers will be able to see the kitchens and bedrooms in the right setting. We are concentrating on creating high-quality, fully-fitted furniture using the latest computer aided design systems.

“The Estate is ideally placed for our customers, who come from all over Yorkshire and we are looking forward to being here for the next twenty five years.”

“I like life-size pieces” says Jason “Our large oak dining tables can become the centre piece of a room or even a house. “Our items are ones which people treasure and which can be handed down through generations. How much modern furniture can you say that about?”

We’ve recently delivered to France, Malta and Scotland.” Simply Dutch is best known for its huge range of attractive, classic, solid Dutch oak furniture but it is the sheer eclecticism of its vast array of unusual items which provides the store’s Aladdin’s cave appeal a

IT WAS almost as much of a surprise to Simply Dutch managing director, Jason Hadlow that he was opening on the Estate’s Retail Park as it was to his many followers. “I actually came down here to buy a car but ended up opening a shop instead” he says. “As Simply Dutch is the antithesis of the usual high street offer, I wanted to pitch ourselves against established brand names to see if a quirky business could work in a retail park. “After seeing the car I called in at the Retail Park and noticed it was all a bit quirky. I was interested to see how we could compete, noticed that this unit was empty and stopped at the Estate Office to enquire about its availability.” Next day Wharfedale Property Management director, Tim Munns, visited Jason at his

The company has also recently achieved the BSI Kitemark, the industry’s ultimate standard for quality window and door installations. “It took eight months of hard work. We have to use kite-marked products, have the correct administration in place and have the best methods of installation to give customers confidence in us” said Tony. “What with that and the work we’ve done just to get opened at the Estate, it’s great to start this spring on a real high”

AV Matrix has provided the production for some of Britain’s top acts – including Peter Kay, Corinne Bailey Rae, Bobby Davro, Jimmy Carr, Rory Bremnar, Billy Ocean, The Hear and Now Tour 07 – as well as creating an atmosphere suitable for royalty and politicians at conferences.

Some of AV Matrix’s successful work can be seen on its website www.av-matrix.com but the event that was the “highlight” of the last 12 months for Mark was an 18th birthday party thrown for a cherished daughter at Castle Howard near York, the setting for the famous TV dramatisation of Brideshead Revisited.

“The family wanted to go all out for a fantastic effect,” said Mark. “We lit the interior of a large marquee but the real challenge was the lighting of the gardens and the stately home itself. It took 300 man hours to put everything together and take down afterwards and we used 11 tons of equipment. Everyone said it was fantastic.”

It’s been a very busy 12 months for Mark and AV Matrix. Charity events for Barnardos, The Eve Appeal, Tickled Pink and Yorkshire Air Ambulance have taken him, his three permanent staff and 20 freelance riggers and designers, all over Britain. AV Matrix has helped its clients raise around £1.5 million in 2007.

The firm provided the sound, lighting and video for numerous award shows including the National Bar and Restaurant Awards at the Royal Lancaster Hotel in central London and counts Asda, HBOS and Direct Line amongst its satisfied customers.

It’s the variety that keeps Mark, as the company’s creative director, on top of developments in his industry: “We find we are renewing and updating our equipment every year or so,” he says. “It’s a very competitive field and you have to be aware of new kit coming onto the market.”

Audio visual specialists AV Matrix have seen the business grow eight-fold during the past four years – so it’s small wonder the company is already planning to expand within months of arriving at the Estate.

“We’ve just moved into a refurbished 2,200 sq ft unit and kitted it out with new shelving but it won’t be long before we’ll need extra space,” says managing director Mark Parker, whose company provides lighting and sound for live and corporate events, conferences, night clubs and fashion shows as well as private parties.

Mark started AV Matrix in 2003 and kept his equipment in a lock-up unit on a farm near Harrogate. This had grown to four lock-ups before he took the plunge and made the move to the Estate.

“They made it very easy for us to move,” he says “There wasn’t too much bureaucracy or paperwork, we just went ahead and did it. It is refurbished and it had been very well done

“These are a major attraction” adds Steve. “We operate in partnership with the brands and sell at a significant concession. If we did not stock these brands, shoppers would have to go to Leeds or York where there are issues such as paying to park and a more hectic shopping environment which is one reason why they are successful for us.”

Acting regional manager, Barbara Bland, who also looks after sister outlets in Stanbury, near Howarth, Darley Mill, near Harrogate and Elland, says: “While shopping on the web is having a small impact for some items, nothing will replace the actual experience of going out and choosing goods.

“Shopping is among Britain’s best loved pastimes. People enjoy the social aspect as well as actually buying. The Estate has proved an excellent location for us over the years. As we offer such a wide range and genuine value for money we are confident that there will always be a demand for what we sell.”

Brooks Factory Outlet says it has great loyalty among its customers, many of who have shopped there for years. The outlet, which is known for its friendly service, also has a long-established staff of 13 who cover seven days a week opening times.

The mainstay of the outlet is a popular range of household textiles including duvets, pillow cases, sheets, bedspreads, napkins, table cloths and bedspreads sourced from throughout the UK and as far away as the Far East.

A WIDE range of household textiles, furniture and clothing has established a format for success at one of the Retail Park’s longest-standing tenants, Brooks Factory Outlet.

Everything from oven gloves, dusters and dishcloths to glassware, furniture and fashion clothing is available in the spacious 9,600 sq ft unit which has been a centerpiece of the Estate’s Retail Park for almost 20 years.

A fine balance of quality and value for money has enabled the outlet which has plentiful car parking to remain among the most popular outlets for shoppers visiting the Estate and businesses already based there.

General manager, Steven Heslop, who has been working there for seven years, says: “Our success is due to the fact that we appeal to the cost-conscious shopper. We are a mini-department store. Our range covers hundreds of different items, all offering tremendous value for money, and shoppers are attracted because they do not know what they are going to find.

“The typical profile of our customers is 30 plus with some visiting two or three times a week and a larger proportion of over 50s when it is quieter during mid week. Quite a lot of people on the Estate come and shop in their lunch hour and we attract more than 60,000 customers a year.”

and we have invested £60,000 in fittings and fixtures. We have also started a working relationship with Estate business, Yorkshire Water utility contractor, Laing O’Rourke.

The Estate gives us fast access to the motorway network. We are picking up a great deal of new business and are recruiting staff including hire controllers, delivery drivers and workshop technicians.

While we are relative newcomers, we are glad to be part of a vibrant business community where a lot of care and thought is put into improvements and investments.

We hope to be here for years to come – Thorp Arch Estate meets all our business needs.

When we came to the Estate, we were based in Unit 659 which was 4,500 sq ft and moved to this modern, refurbished, Unit 199, which is 12,000 sq ft, in August 2007 because our growth required the additional storage, service and maintenance space and we needed a more modern image to fit in with the blue-chip businesses we work for.

WE ARE always reminded that we chose the right location for our business when colleagues visit from our head office in St Albans.

Their premises are on a crowded industrial estate and they always comment on the wide open spaces at the Thorp Arch Estate and how well kept it is.

Plant and Site Services Ltd, founded in 1991, opened its northern depot on the Estate in 2002 because of its central location for our area which covers from the Midlands northwards.

We hire out a wide range of specialist plant, including welding, butt fusion machines, winches, pipe-trailers, electro-fusion control boxes and breathing apparatus to utility companies and their contractors for use in pipe installations
