What is the New Value of My Home? Planning to sell your home? Then you will need to determine the right value of your home at the start of a marketing campaign. This is a most important component of a campaign and is critical in achieving a premium price and a rapid sale. Whether properties are listed for sale or sold at auction, buyers will want a sale price or a price guide. Most buyers appear in the first 2 weeks of a marketing campaign. If a price is listed too high, buyers will be discouraged by the price and they almost never return. Likewise if a property is listed at too low a price, it can often be difficult to extract a higher and fairer price. A good understanding of the market based on recent and comparable local sales, will indicate the value of your home. The most common procedure is to ask several agents for a marketing and sales appraisal. An appraisal should include an indicative sale price based on a selection of recent and comparable property sales, with which you can compare with your property in determining a likely value of your property. On occasions with two or more parties selling a property, there may be disagreement as to the value of a home proposed for sale. For example, with a divorce or deceased estate. In this case it may be sensible to engage the services of a registered valuer. Valuers are trained professionals skilled at assessing the value of property. A valuer does not have a vested interest in your property and so their advice would be impartial. The cost of a valuation is typically in the region of $800 - $1000. Local agents are often closer to the local market than valuers and will usually give an appraisal that is close to the final selling price. However they have a vested interest, because they wish to sell your property. Be wary of appraisals that are overly optimistic, known in the trade as ‘buying the business’. While an agent’s chance of being selected to sell a property is enhanced if they provide an optimistic appraisal, it will not help the vendor to realise soon after listing that the appraisal was overly optimistic. Trust is a very important component in the selection of an agent. A professional yet cost effective marketing campaign can be achieved for as little as $4000. Of course the budget needs to be tailored to the marketing strategy for the property. Remember, the marketing campaign is very important in determining the success of a sale. Marketing strategy is where small efficient agents, tightly attuned to the needs of their clients score highly. If you want to determine the value of your home call Harbourline now on 9966 0543.

Vendor Feedback Sets the benchmark for professionalism and market knowledge. Even after the completion of our sale, where many agents vanish with their commission, she provided numerous examples where the 'client' relationship can continue. Professional and impressive - appoint her with confidence. Superb, Bernadette a Real Person –Not Just Another Real Estate Agent Matthew Coleman, Lawyer - 7 Crowther Avenue Greenwich Bernadette was recommended to us by a competitor who has just retired from the same market place. Sue Wordsworth - 5 Innes Road We could not speak more highly of Bernadette or the team at Harbourline. Professional, direct, honest and efficient was what we experienced with the sale of our property. We are very happy with the outcome. Dominique Cowle - 3 Edwin Street

Previously my house had been on the market with 3 other agents, 2 of whom were big name real estates agents. Bernadette with her local knowledge was able to secure a contract and sale price I was very happy with, which the others had not been able to achieve. Personally I would recommend her to any person selling or buying in Greenwich or surrounding suburbs. Sally McQuinn - 165 Greenwich Road

Bernadette did a great job, helping sell our house. Outstanding knowledge of the Greenwich market, excellent access to buyers, listened carefully to what we were looking for, and gave thoughtful and accurate advice. And she leads a great team! Derek Stanwell - 3 Wallace Street We asked Bernadettte and Harbourline to take on the sale of our property, as a new agent, after a disappointing first attempt earlier in the year. Bernadette and Lisa were professional, communicated extensively with us and were positive about our property and yet realistic and honest with expectations. The availability and customer service provided by Bernadette and her team is definitely stand out. We couldn't recommend Harbourline enough when looking to buy or sell property. Sophie Ellis – 21 Chisholm Street I would rate Bernadette and her team the best in Sydney. Very professional and competent. Market Knowledge ***** Negotiation Skills ***** Communication Skills ***** Credibility ***** Gaye and Derek White - 3 Ronald Avenue The best decision of my life.

After consulting 5 agencies, I selected Bernadette Hayes of Harbourline Real Estate to sell my late uncle's home because she seemed the most straight forward, pragmatic, sensible, pleasant and trustworthy. Her appraisal of the market was very much in tune with mine, whereas other valuations had varied widely. She impressed me with her detailed knowledge of managing the sales of deceased estates, even if there are difficulties with grant of probate. Essentially I got the impression that here was someone I could work with, someone with integrity that would work hard for me, with my best interests at heart. And I was right. She managed the entire campaign while I resided interstate. Her communications were exemplary, and her negotiation skills with interested buyers and selection of auctioneer resulted in the most amazing outcome. Bernadette comes very highly recommended by me as a highly skilled, hard working professional of great integrity. Professor Sally Church - 21 Wallace Street Willoughby A Lucky Discovery! When you’re selling the family home of 39 years, it feels like a big deal. And we knew our place was unusual, probably even eccentric to some, so we suspected it wasn’t going to be a straightforward sale. We investigated most of the local agents. Most of them seemed competent enough, but there was something missing, so we started looking “outside” our suburb. Eventually we discovered Bernadette – during her first visit and meeting with us she seemed to understand us, and more importantly, she understood the house. It soon became obvious that she was the right agent for us. Bernadette made several suggestions on presenting the property which had not occurred to anyone else. She also put us in touch with an excellent stylist, a very helpful conveyancer and some tradies who were efficient, effective and good value. Her advice about marketing the property was spot on – our online advertising results were way above the median for a house in our area. With the campaign underway, Bernadette always kept us fully informed about the state of play. She also displayed an amazing sixth sense or intuition about the ‘lookers’ and prospective buyers - this greatly helped us make the right decisions about offers. We unhesitatingly recommend Bernadette Hayes to anyone seeking to sell their property in the northern suburbs of Sydney. Tom and Sue Buckle - Third Avenue Willoughby Having had an extremely shocking experience with a dishonest (bordering on crooked) real estate company in Lane Cove, we were referred to Harbourline Real Estate through friends. We cannot speak too highly of Bernadette and her professionalism. She is such an honest, straight up and down agent. Thank God there are the likes of her among the real estate agents of Sydney. We would have no hesitation in recommending her to anyone seeking an honest real estate agent. Harley Harwood - 36 Stevenson Street Lane Cove
