b. Marble and GraniteMarble and granite are natural stone materials containingveins with tonality differences. There will be colour andmarkings caused by their complex mineral compositionand incorporated impurities. While such materials can bepre-selected before installation, this non-conformity in themarble or granite as well as non-uniformity betweenpieces cannot be totally avoided.

Granite tiles are pre-polished before laying and care has been taken for their installation. However granite, being amuch harder material than marble cannot be re-polishedafter installation. Hence some differences may be felt atthe joints. The tonality and pattern of the marble or graniteselected and installed shall be subject to availability.

c. Cable Television and/or Internet AccessThe Purchaser is liable to pay annual fee, subscription feeand such other fees to the StarHub Cable Vision Ltd (SCV)and/or internet service providers (ISP) or any otherrelevant party or any other relevant authorities. TheVendor is not responsible to make arrangements with anyof the said parties for the service connection for theirrespective subscription channels and/or internet access.

d. Wardrobes, Kitchen Cabinets, Fan Coil Units, ElectricalPoints, Fittings, Wares and Plaster Ceiling BoardsLayout/location of wardrobes, kitchen cabinets, fan coil units, electrical points, fittings, wares and plaster ceilingboards are subject to Architect’s sole discretion and final design.

e. WarrantiesWhere warranties are given by the manufacturers and/orcontractors and/or suppliers of any of the equipmentand/or appliances installed by the Vendor at theUnit/Building, the Vendor shall assign to the Purchasersuch warranties at the time when possession of theUnit/Building is delivered to the Purchaser.

f. Materials, Fittings, Equipment, Finishes, Installations and AppliancesThe brand, colour and model of all materials, fittings,equipment, finishes, installations and appliances suppliedshall be provided subject to Architect’s selection, marketavailability and the sole discretion of the Vendor.

g. Air-Conditioning SystemTo ensure good working condition of the air-conditioningsystem, the system has to be maintained and cleaned bythe Purchaser on a regular basis. This includes theclearing of filters and condensate pipes and recharging ofrefrigerant. The Purchaser is advised to engage his/herown contractor to service the air-conditioning system on aregular basis in order to ensure good working condition ofthe system.

h. TimberTimber is a natural material containing grain/vein andtonal differences. Thus it is not possible to achieve totalconsistency of colour and grain in its selection andinstallation. Timber strips are also subject to thermalexpansion and contraction beyond the control of thebuilder and Vendor.

i. TilesSelected tile sizes and tile surface flatness cannot beperfect and are subject to acceptable range described inSingapore Standards. Manufacturing and constructionaltolerances are expected.

j. Position and Provision of Power Points, Switches, TV andSCV Outlets and Other ItemsThe position and provision of all power points, switches, TVand SCV outlets and other items listed in the ElectricalSchedule as may be displayed in the showflat(s) areindicative and for illustration purposes only and subject toour Consultants’ design.

k. Web PortalThe Purchaser will have to pay the annual fee,subscription fee or any such fee to the service provider ofthe Web Portal of the Housing Project as may beappointed by the Vendor or the Management Corporationwhen it is formed.

l. Laminated FlooringLaminated flooring is a manufactured material whichcontains tonality differences to match natural wood finish.Thus it is not possible to achieve total consistency ofcolour and grain in its selection and installation.Laminated floors are installed in modular planks and aresubject to thermal expansion and contraction beyond thecontrol of the Builder and Vendor.

m. GlassGlass is a manufactured material that is not 100% pure. Invisible nickel sulphide impurities may cause spontaneous glass breakage, which may occur in all glass by all manufacturers. The Purchaser is recommended to take up home insurance covering glass breakage to cover this possible event.

n. Mechanical Ventilation SystemTo ensure good working condition of the mechanicalventilation system for the exhaust system, the system hasto be maintained by the Purchaser on a regular basis.

o. False CeilingThe space provision allows for the optimal function andinstallation of M&E services. Access panels are allocatedfor ease of maintenance access to concealed M&Eequipment for regular cleaning purpose. Ceiling workswould be required if removal of equipment is needed.Location of false ceiling is subject to Architect’s solediscretion and final design.

p. Prefabricated BathroomsCertain Bathrooms and W.C. may be of prefabricatedconstruction and all penetrations are sealed atmanufacturer’s factory prior to installation on site. Anysubsequent penetrations are not recommended, as theywill compromise the waterproofing warranty.
