THE WHISTLER REAL ESTATE MARKET CONTINUED to build momentum throughout 2014 and strong interest propelled the marketplace to its highest levels of activity since 2009. As a result of the high number of sales that occurred, the number of properties available for sale has dropped significantly and the average time it takes to sell has been reduced in most market segments.

Overall the total number of sales reported by the Whistler Listing System in 2014 increased by 15% as compared to 2013. These sales had a total value of over 535 million dollars, the highest level since 2007.

The condominium and townhouse sectors continued to dominate market activity in 2014 and accounted for almost 70% of all sales. Both sectors showed dramatic increases in activity as compared to a year ago. As a result, average sale prices for condominiums rose by 20% to $390,165 while townhouses saw a 3% increase with an average sale price of $697,073.

Although the number of detached home sales remains reasonably consistent year-to-year, the lack of lower priced opportunities resulted in an increase of almost 12% (to $1,612,412) in average sales price in 2014.

So far in 2015, the market remains very similar to what we saw in 2014. Going forward we expect the level of sales activity to slow due to the reduction in the total number of properties offered for sale. However, buyer interest remains high so we expect prices to continue to trend higher.

THE PEMBERTON REAL ESTATE MARKET enjoyed an active year in 2014. Strong interest in Village properties, acreages, and rural opportunities within the Regional District propelled the market to its highest level of activity since 2008. As a result, there has been a significant reduction in the number of properties offered for sale and the time on the market for well priced properties has dropped dramatically.

Overall, the total number of transactions in 2014 increased by 50% over 2013. Much of this can be accredited to the successful sell out of a new condominium project in the Village; however, all segments of the market showed strong improvement in activity for the year continuing Pemberton’s increasing attractiveness to a wide variety of potential buyers.

Due to the strong activity, the total value of sales also reached its highest level since 2008 and the average value of a transaction increased by 3.5% over 2013.

Strong interest in Pemberton and area properties has significantly reduced the number of properties for sale from a year ago. With few plans for new housing in the area, we expect buyers to be focused on existing properties in the coming months. This should support upward movement in prices through 2015.

The Pemberton marketplace is both small and nuanced and the factors which may impact the value of a property under consideration are often unique to the property itself.

Whistler South contains much of the ski resort’s original history. Whistler Creekside was the site of Whistler’s first ski area when it opened to the public in 1966. Olympic hopes were ignited here. Although the Olympic dream wasn’t realized until 44 years later, the historical significance of Creekside is not forgotten.
