Medland Metropolis provided mechanical, electrical, fire and hydraulic services for the BMW Showroom. The facility offers a spectacular display over 2,500sqm of the luxury BMW product range, as well as conveys the brand values of lifestyle, fun, movement, technology, dynamics and luxury.

The simplicity of the building is given drama by the great volume of the main space and careful attention to lighting design, which showcases the cars as part of the architectural experience. Medland Metropolis services design included a structurally glazed façade, with a time clock controlled VRV air conditioning system, and photoelectric cell control of the perimeter lighting, which monitors and adjusts according to daylight penetration into the showroom.

BMW SHOWROOMARCHITECT TURNER AND ASSOCIATES MASTER BUILDERS ASSOCIATION AWARD FOR COMMERCIAL PROJECT

The Building Services Authority (BSA) appointed Medland Metropolis to design and provide documentation for the fitout of their office, which incorporated electrical, mechanical, fire, specialist lighting, communications and security services. The majority of the office area is located in a unique double volume space and is set out in an open plan environment. There is a mix of client and internal meeting areas including conference and training rooms, a communal staff café and shower and change facilities.

The unusually high ceiling gave Medland Metropolis the opportunity to utilise bold services elements, particularly for specialist lighting. Large, specifically designed lamps are hung from the blacked-out ceiling, creating an impressive illusion of a non-existent ceiling. Medland Metropolis worked with the architect and interior designer to create an office environment that is distinctive and focuses on improving client service and the future growth for BSA.

This achievement was further recognised at the IES Lighting Awards, at which the BSA fitout received a prestigious Award of Excellence.

KPMG engaged Medland Metropolis, together with Resource Coordination Partnership (RCP) and HASSELL to design the fitout for their office in Riparian Plaza, Brisbane. The fitout consisted of five levels, incorporating meeting/conference rooms, break-out spaces, offices, reception area and cafes. Specialist lighting was a key focal on this project to create the vision of a relaxed and communicative workplace, with focus primarily on shared spaces, rather than individual offices.

VIRGIN AUSTRALIA HEAD OFFICE ARCHITECT COTTEE PARKERPROJECT MANAGER SAVILLS (PREVIOUSLY INCOLL PROJECT MANAGEMENT)AREA 12,500sqm

As the National Head Office for Virgin Australia, the “Virgin Village Workplace” covers 3 buildings, creating a campus culture across the site located at Bowen Hills (Brisbane). A consistent design theme needed to be reflected throughout, requiring a high level of coordination by Medland Metropolis.

The architectural integration of the lighting design was paramount. The use of pendant lights, floor lighting and task lighting meant that there was a minimal amount of exposed conduit required so as to not distract from the exposed architectural surfaces. The lighting truly enhances the space giving the headquarters the desired flair of this innovative leader in passenger aviation. The ground floor of Building A created a challenge with no ceilings in the corridors. Medland Metropolis came up with an extremely sleek lighting in the form of long runs of low level extrusions in corridors, which guide you through the space, creating a runway effect. Combined with the large, bold feature pendants, this runway lighting evoked a level of sophistication appropriate to the glamour of travel in the new world.

The inherent volume of the buildings was maximised by employing a warehouse feel in the open plan workspaces, expressing exposed concrete ceilings and columns and utilising suspended linear fluorescent light fittings for direct and indirect lighting. Ambient lighting supported by sufficient task lighting meets the appropriate regulatory lux levels and yet provides moody and pleasing aesthetic. The combination of task lighting with moody ambient light and the runway lighting effect are uniquely comforting combinations.

Energy efficiency is achieved with the use of motion sensors, ensuring that lights go out when a room is not in use. There are also daylight sensors around the perimeter of the building which switch off the lights when set light levels are sufficient. A control system in operation ensures that lights are switched on/off as required and are not switched on in unoccupied spaces.

NORTON ROSE ARCHITECT CARR DESIGN BUILDER BUILT

One One One Eagle Street, in Brisbane’s ‘Golden Triangle’, has rapidly become a premium location for leading Australian and International businesses. With this in mind, Medland Metropolis completed the Due Diligence, Benchmarking and, ultimately, design and documentation of Mechanical, Electrical and Environmental (NABERS and Green Star), for Norton Rose’s office fitout, occupying 5 floors of this building.

Our engineering design was focused on providing a quality luxury environment, in which services are rich and seamless, reflecting the professionalism and integrity of Norton Rose. Environmentally Sustainable Design was a top priority at all stages of this fitout and Medland Metropolis ensured that all services design was undertaken to meet the 5 Star Green Star and 5 Star NABERS ratings targeted for the space, as well as coordinating the submissions themselves.

Medland Metropolis designed a lighting system which makes use of energy efficient LED fittings, zoning and motion sensitivity, coupled with a fully addressable lighting control system, to minimise energy drain by lighting and to ensure that spaces are only lit when they are in use, reducing unnecessary power consumption.

The air conditioning system designed by Medland Metropolis met a number of challenges, including the internal staircase linking all five floors of the fitout and also to take into account the needs of the space’s Green Wall, a living entity with specific requirements of its environment.

The end result of this is an office space of a quality which echoes the exceptional standards maintained by Norton Rose.

UNIVERSITY OF QUEENSLAND GLOBAL CHANGE INSTITUTE, BRISBANECLIENT UNIVERSITY OF QUEENSLAND ARCHITECT HASSELLAREA 3,680sqm

The University of Queensland’s Global Change Institute is Australia’s first successful use of a 3 stage passive wheel system to achieve comfort cooling in a sub-tropical climate. The Institute will be a minimum 6 Star Green Star Designed and Built certified building and will be designed to encourage and guide broader campus wide changes. Our client’s brief was to provide a carbon neutral building with zero net energy, and zero net water, which uses no combustion, or ODP refrigerants, yet still provides thermal comfort. The Medland Metropolis team assisted in achieving these targets through the following examples of innovative engineering:

Our mechanical team assisted in the design of a passive system, calculated to provide natural ventilation to the building for 88% of the year and incorporating: » Activated thermal mass » Dynamic facade sun shading » Draught/thermal chimney

For the remaining 12% of the year, the Medland Metropolis mechanical team designed an active thermal comfort system, incorporating » Thermal labyrinth » Free energy air-handler – utilising 3 energy recovery wheels » Displacement floor air distribution » Bio-filtration green wall » In-slab hydronic cooling

The renewable electrical systems of the Global Change Institute include » Solar panels » Wind turbines » Lift regeneration » 160kW solar array

In addition to the above, the Global Change Institute also makes use of the following initiatives in order to maximise the building’s sustainability: » Zinc bromide battery storage system » Time controlled power outlets to switch off after hours » Low-energy LED and compact fluorescent lighting systems » Motion and photo-sensitive sensors

Additionally, the regenerative lift features specialist, low-power lighting to indicate the building’s energy consumption

Tying all of these services together is a Building Management System which automatically controls each space, and integrates each of the sustainable initiatives in the design into a truly inspiring green building environment. This brief sets a new benchmark for the Brisbane climate, and its market, while the building itself will be a beacon for sustainability throughout both the University Campus and South East Queensland.

Medland Metropolis completed the design and documentation for mechanical, electrical, fire, hydraulic, environmental and data for this purpose built commercial office development that raises the bar on effective working environments. Recognising the itinerant energy requirements of the modern work environment, each unit within the development has independent controls for lighting and air-conditioning, as well as natural ventilation systems.

One hundred and eighty solar panels provide sufficient power to resource all the common facilities, including circulation spaces and meeting rooms. State-of-the-art air-conditioning systems, which feature heat/cool recovery, plus water harvesting systems contribute to a highly intelligent and energy efficient commercial working environment.

UNIVERSITY OF QUEENSLAND PHYSIOLOGY LECTURE THEATRE REFURBISHMENT, ST LUCIA CAMPUS, BRISBANE CLIENT UNIVERSITY OF QUEENSLANDARCHITECT COTTEE PARKER

The University of Queensland undertook a large-scale upgrade of its existing Physiology Lecture Theatre building, consisting of a full refurbishment of 3 large Lecture Theatres and all front of house areas over 4 levels. Medland Metropolis were engaged to provide mechanical, electrical and hydraulic services for this refurbishment. This involved full replacement of all mechanical plant and all electrical items, including an upgrade of services to meet Lecture Theatre requirements for video recording and multi-media presentations. Medland Metropolis’ design of a heat recovery system for the Lecture Theatres themselves also allowed the Foyer area to be designed as a comfort cooled space which resulted in significant savings, both in energy requirements and in overall capital costs.

The Queensland Emergency Operations Centre is a world-class facility, meeting the highest standards in communication and disaster co-ordination. Incorporating a 200sqm data centre, the facility handles all communication for Queensland Ambulance and Queensland Fire Brigade. The centre has been designed to achieve 5 Star Green Star rating, using initiatives such as full water recycling, rainwater harvesting, low energy lighting and on-site power generation. The building is a unique combination of innovative, complex engineering to ensure essential emergency services for disaster management, as well as innovative sustainability features, all packaged with great aesthetics. The project incorporates 2N redundancy throughout the entire electrical distribution system, 560kW of micro turbine contributing to co-generation, 560kW of UPS, together with MADS (VESDA) throughout the entire raised floor.

THE PIER HOTEL, CAIRNSPROJECT TYPE REFURBISHMENT ARCHITECT WATERMARKPROJECT MANAGEMENT PDI PROPERTIES PRINCIPAL CONTACT BOVIS LEND LEASE

Medland Metropolis were engaged to provide integrated services for a premium upgrade to the Cairns facilities originally built in the late 1980’s. The project included 36 new 5-star hotel guest rooms, a new restaurant with adjoining boardwalk, a new Horizons Club and Executive Lounge and a refurbished foyer. The hotel was short-listed in 2007 for the prestigious Design Institute Award.

LIVINGWELLARCHITECT BREWSTER HJORTH

LivingWell is a chain of premium health clubs that are part of the Hilton Hotel group with over eighty-five clubs in the UK and Ireland, together with five clubs in Australia. This club is the first of a planned rollout of ten new clubs in Australia. Medland Metropolis worked in close partnership with LivingWell and the architects, Brewster Hjorth, in the role of the design, documentation and contract administration for the mechanical, electrical, lift, hydraulic, fire and audio visual engineering services.

The Ivy Apartments was a greenfield development on Sydney Street, New Farm, incorporating seven luxury attached houses, comprising three levels each and constructed over a common semi-basement carpark. These apartments were designed to sell for approximately $2m each.

Medland Metropolis undertook mechanical and electrical services design and documentation. Each unit contains a plunge pool at podium level, subtly integrated lighting, C-bus control systems, full home automation, lighting control systems, together with a private lift within each apartment. Ducted airconditioning was also a feature of these luxury apartments.

Services were coordinated and integrated to complement the stunning architectural elements.

HATCH ASSOCIATESCLIENT CB RICHARD ELLISAREA 10,500sqm

Hatch Associates’ premises are within 2 buildings in the Police Barracks Precinct in Brisbane. Part one consists of a 9,000sqm 5 level commercial office building. Part two comprises 2 levels in an existing heritage building and is approximately 1,500sqm. Hatch Associates are active in setting a leading example in sustainability within their industry.

The design was integrated with Hassell’s aesthetic approach, with suspended indirect direct lighting, to improve visual comfort.

Medland Metropolis undertook design and documentation for mechanical, electrical, specialist lighting, audio visual, fire protection and hydraulics services for Hatch Associates.

Pavilions on 5th has the distinction of being Palm Beach’s first major urban renewal precinct – an impressive and exciting development that combines lively dining and shopping with stylish apartments above.

Medland Metropolis undertook design of mechanical, electrical and fire protection services for this exciting new development.

Medland Metropolis worked with Farnan Findlay Architects to design renewable building services for this rural company retreat. Isolated from all standard town utilities, Medland Metropolis systems designs delivered all the energy requirements of the house without loss of amenity. Powered by roof mounted solar cells, which are augmented by a wind generator for cloudy days, the amenities include televisions, a clothes washer, dryer, flushing toilets and a gas oven and stove.

Four large steel rainwater tanks, with a capacity of 100,000litres each, flank the house and provide a reservoir so deep and dark that they eliminate the need for water purification.

Laguna Retreat was featured on The World’s Greenest Homes in 2009.

The PACE Health Sciences Library is one of the 15 branch libraries of the University of Queensland. The fitout project was to be completed on the top level of a new base building at the PA Hospital site, which is owned by the University of Queensland.

The brief from the architect was to concentrate the lighting design around five key “hero” points located within the space. All fittings were selected with Energy Efficiency in mind. A complete dynalite system was designed to provide ultimate lighting control; and motion sensor technology was implemented throughout to reduce the energy consumption. The initial budget for the project was generous, however a simple yet creative solution was provided. This contributed to a significant budget surplus and a happy client.

The Queensland Academy for Creative Industries is located at Queensland University of Technology, Kelvin Grove. Medland Metropolis undertook design and documentation of mechanical, electrical, fire and hydraulics services for this seven level building which represents Education Queensland’s commitment to cutting edge development in the performing arts and media technologies. The layout and design of this high school combined all of the typical spaces found in the common state high schools with specialist state-of-the-art facilities. With the environment in mind, and taking into consideration that the project brief was to create a “school for the future”, the design team developed a common goal of creating a building that was sustainable, functional and cost effective.

Located in Mascot, the QANTAS A380 fleet experience training centre is comprised of a 3,000sqm warehouse and 1,200sqm office space, which features an imitation aerobridge entrance and houses 16-separate training rooms. The warehouse space will host a dramatic display of the interior of the A380 - from economy through to first class - using specialist lighting, audio visuals and actual seats. It also incorporates four replicas of the internal galley spaces, and local seating areas will be constructed to facilitate air steward training for food service and space orientation. A food and beverage training facility has been designed to include functioning aircraft ovens powered by specially-dedicated aircraft power generators (400Hz).

The Health and Sport Clinic is a unique multidisciplinary facility with a range of health and sport professionals in one convenient location. The building consists of a large indoor sporting stadium, grandstand and associated facilities. The sports stadium primarily is setup as three competition level basketball courts; however the space has been designed for varied usages such as graduation ceremonies, concerts, and exam hall. The project was designed within budget with no variations in delivery. A unique approach to lighting and a world class result.

Medland Metropolis were engaged by HASSELL to provide Services Engineering for their Brisbane Studio in Fortitude Valley. The former Keating’s Bread Factory was extensively refurbished to create a suite of open-plan interconnected studio and gathering spaces. There was also a new pavilion style building creating a civic entry sequence and colonnaded courtyard.

All services were exposed, which required a high degree of co-ordination to ensure that the services were showcased in a beautiful manner, as they can be when installed in a regular fashion. The studio achieved a 5-Star Green Star rating. Some of the ESD initiatives included predominant use of metal halide and fluorescent lighting, 200 lux ambient lighting level with task lights on all desks, CO2 sensors for outside air control, sophisticated tenant metering and lighting control, automated blinds and rainwater harvesting.

HASSELL BRISBANE STUDIO CLIENT HASSELL 5 STAR GREEN STAR IES AWARD OF COMMENDATION 2009

The design intent for MBF’s new Head Office was for a clean, open plan space. Within this space were workstations, offices, meeting rooms, 3 training rooms, a plush main entry reception area, a modern staff kitchen on each floor, together with a main staff breakout area on one floor with a fun, vibrant aesthetic. The main data centre featured N+1 Communications Room Air-conditioning (CRAC) system and an environmental monitoring system. Within the boardrooms, Medland Metropolis provided a sustainable and energy efficient dimmable LED lighting solution which complemented the feature timber batten ceiling. The lighting throughout the office is controlled via a fully automated control system with occupancy sensors providing on / off signals to both tenancy lighting and supplementary air conditioning systems.

99-107 BROKEN HEAD ROAD, BROKEN HEADARCHITECT HAYSOM ARCHITECTS

Medland Metropolis was engaged to undertake design and documentation of mechanical, electrical, fire and hydraulic services on the residential development at Broken Head Road, Broken Head.

Several interesting challenges presented themselves during this project. The first being the need to maintain the habitat for the vast population of protected snails on the site. To this end, and for various other reasons, the majority of trees on the site remained. The site is also in a high bushfire risk area and a 20m clearance zone needed to be maintained.

Medland Metropolis worked with the architect and the developer to create an outstanding result for this project - a unique haven disguised as a residential community.

Toowoomba Grammar School is one of the nine Great Public Schools (GPS) of Queensland. Medland Metropolis were engaged to undertake mechanical and electrical services for Toowoomba Grammar School’s new Aquatic Centre. The Aquatic Centre is a “state of the art” complex with a 25m x 25m competitive swimming pool, a 15m x 10m learn to swim pool, a mezzanine water sports gymnasium, spectator stands, change rooms and tutorial facilities.

Medland Metropolis completed design and documentation for an 8 level high end fitout for Worley Parsons, in Brisbane’s AM60 Building, located at 80 Albert Street, Brisbane. Some of the specific NABERS related features include equipment selections, sensor lighting, integrating the lighting and air-conditioning controls with sensors, and having just a one hour run time after hours. This has been achieved by designing a high level controls interface between the services to work with the Base building and reduce energy usage. AM60 is Brisbane’s first CBD commercial office building with an active chilled beam air-conditioning system. Hence, the team’s challenge was to continue this system throughout the floor, ensuring it’s integration into the Worley Parsons fitout.

A high level of Audio Visual interface was incorporated into the boardroom, where individual microphones and speakers were positioned within the boardroom table to interact with the Video Conferencing facility. The design of an undulating lighting feature in reception was created around the theme “terrain” - a direct reflection of the mining work practices of Worley Parsons.

Moreton Bay Regional Council’s State Equestrian Centre in Caboolture is a state-of-the-art Equestrian Facility consisting of an all-weather main arena stadium, training & warm-up facilities, administration and hospitality areas together with stabling facilities, short-term camping & accommodation and associated amenities.

Medland Metropolis were engaged to provide mechanical and electrical services for this new facility. Lighting selections and design were mindful of energy efficiency and operational costs in order to ensure that not only initial build costs, but also whole-of-life costs, were kept to a minimum without compromising on the final quality of the facility. In addition to this, lighting for the arena was designed in such a way as to allow for simple upgrades to achieve lighting levels required for future broadcasting of events.

Medland Metropolis also designed a fully automated control system which allows for the simple and flexible selection of desired lighting ‘scenes’ to cater for a wide variety of arena uses.

The solutions employed by Medland Metropolis blend functionality and aesthetics in a manner which not only exceeds functional requirements but also blends seamlessly with the architecture and surrounds.

FRANGIPANI APARTMENTS, GOLD COASTCLIENT WINDERS DEVELOPMENT ARCHITECT BUREAU PROBERTS

Frangipani Apartments was developed by Winders Developments, as a high end, luxury apartment building located at Palm Beach on the Gold Coast. The development comprises six apartments in total (one per floor with a two level penthouse) together with a two-level basement carpark and passenger lift.

Medland Metropolis was engaged to perform mechanical, electrical (including dry fire, security and communications) and specialty lighting services in a design and documentation capacity.

The lighting was specifically selected to provide a high quality, modern and luxurious appearance, whilst still remaining within a specific budget. Special consideration was given to integrate the lighting with the architectural features to provide a clean and crisp finish. The use of low level wall lights in corridors and concealed lighting elements in bathrooms provided a quality solution. The lighting was automated with a C-bus lighting control system, with the ability for end users to upgrade the facilities upon purchase of the apartments.

The selection of the light fittings and air-conditioning systems needed to take into consideration the seaside location and associated weather conditions. Air-conditioning grilles were continuous, creating linear appearance, and limited to certain zones. The limited amount of area in the bulkhead was a challenge for services to be run within, however, it allowed ceilings to remain high throughout the apartment.

Carpark ventilation was implemented using a carbon monoxide monitoring system to maintain safe levels of carbon monoxide and reduce the running costs of the building.

The architectural design of express finishes presented a challenge in that the available space for services was limited. Services had to be well coordinated in accordance with this architectural sensitivity.

Medland Metropolis is dedicated to assisting our employees to achieve their personal best and meet their career horizons. We

understand that our people are our best asset. Accordingly, Medland Metropolis designs and implements a tailored programme of

training and development for all employees called Empower. The aim of the Empower programme is to promote continuous improvement

in the way we do our business, and to encourage and support staff to develop their capability as holistic professionals. A key feature of the

programme is MM Time. One Friday afternoon each month staff stop their normal duties and participate in a structured programme of

individual and team based activities. The Empower Programme has three streams which we call Educate, Cultivate and Innovate.

expressed through MM Time. In these monthly sessions, each

CULTIVATEThe Cultivate stream is dedicated to nurturing each

individual’s capacity to contribute to work, family, friends

and community. Cultivate concentrates on environmental

practices and aspects of physical, emotional and

psychological welfare. The objective of Cultivate has always

been to establish an environment and culture that optimises

the balance between work and personal needs for the entire

team at Medland Metropolis.

EDUCATEThe Educate stream is dedicated to achieving the best match

between our people and their role at Medland Metropolis.

We approach career development as a responsibility

which is best shared between the organisation and the

individual. Educate incorporates a tailored programme for

each individual, which is designed to meet their particular

strengths and embrace their career aspirations. Each

individual programme incorporates “Lunchbox Sessions”

with visiting experts, external and internal training courses as
