A re you torn between building your dream home and building a green home? The concept of green living may suggest some degree of austerity, but you don’t have to compromise to
build an eco-friendly luxury home. When you consider that green building techniques and products will make your home more comfortable to live in, you’ll see that a green home is the defi nition of luxury. And with so many environmentally-friendly fi nishes on the market today, your new home’s interior will rival any boom-era McMansion for beauty. Excess is out these days; responsibility is in. Instead of bragging about the rare tropical hardwood shipped from the other side of the earth to serve as your deck, you can boast about the ancient barn down the road that provided the recycled fl ooring in your great room.
With all the steps involved in building a new home, researching and choosing green building techniques and materials can seem overwhelming. However, the resulting energy savings, a cleaner home environment for your family, and reduced waste make it well worth your effort. But where to start? Here we provide an overview of eco-friendly opportunities at various stages of building. Of course, many considerations go into building an eco-friendly home, from lot selection to the fi nishing touches — far more than can be addressed here. Moreover, some of the suggestions might not be appropriate for your location, so take what works for you, and consult a green building professional for guidance and ideas.

First, define your goals. Saving money through greater energy efficiency probably tops your list, but other motivations for going green may include limiting chemicals in the home, living “off the grid,” or keeping waste out of landfills. For example, Bob Chatham, who designed the first NAHB certified green home in Alabama, shares his philoso-phy: “An eco-friendly home is a home that is designed and built to fit the environment that it is located in and uses the least amount of natural resources to operate.”
Choosing the right planPerhaps the most obvious way to build a greener house is simply to keep it small. In the long run, a smaller home costs less to heat, cool, and maintain. It also costs less to build, requiring fewer materials, less la-bor, and yielding less building waste. Fur-thermore, you can use the money you save to invest in more efficient building prod-ucts and energy systems and to upgrade interior finishes.
Footprint matters too: if maximizing a small lot is your aim, a compact three-story
design may be a more efficient use of land than a one-story ranch style. Building up instead of out may present an affordable solution for living in a prime location, where you’ll be close to schools, shops, and other everyday amenities, which will reduce your fossil-fuel use, especially if public transportation is an option.
Adaptability to different life stages is important, too; look for bonus spaces or basements that can be finished later, or in-law units to house aging parents or older children. Such accommodations preclude the need to move when your household grows or shrinks. Keep in mind when looking for a home with more than one story that it’s wise to consider leaving room for an elevator shaft to guarantee long-term accessibility, or at least choosing a plan with the master suite on the first level (ePlans.com offers collections for both).
Look for layouts that can help with energy savings. Locating all the bedrooms on the same level or in one section can allow you to heat and cool the house in zones. A home with a large wall of windows,
when properly oriented to the south and shaded with overhangs to reduce summer heat gain, may allow for passive heating (consult a green building expert to learn more about siting and passive heating).
Insulate, Insulate, InsulateDo new homes have an advantage in energy-saving potential over existing homes? “Oh yeah,” says John Krigger, co-author of The Homeowner’s Handbook to Energy Efficiency: A Guide to Big and Small Improvements. Insulation is the key to energy savings, and new homes can be designed with room for more. 2 x 6 fram-ing increases the capacity for insulation, and most plans sold in this magazine and its websites can be built this way (look for the option in the shopping cart when you select a plan). Here, too, a large house may be at a disadvantage, since it will cost more to insulate a larger area, and Krigger says that a house with a complicated fa-çade “creates a situation where the build-ers, even if they know how to create an air barrier all around the home,” will find it impossible to get a good seal.
Krigger also laments the fact that most building codes don’t require insulation below the foundation level—“a huge omission.” In fact, he thinks putting insulation in the basement or under the foundation “should be a law,” since heat loss occurs through the ground, not just out the sides of the house. He recommends putting foam insulation under a concrete slab or at least two and a half inches of foam in a basement.
As a budget-friendly alternative to closed- or open-cell foam for the walls, Chatham recommends cellulose sprayed insulation, since there’s “not a big difference in performance” in the tests near his location in the South.
Unsure how much you need for your location? “I tell everybody I meet with…you should call your building scientist,” says Dave Jenkins, whose Energy Saver Plus plans are designed for 40 to 50 percent energy savings over a typical home when built to spec. impressive gains by, among other tweaks, lowering the air conditioning infrastructure to run through conditioned space, rather than through a hot attic, and increasing insulation with 2 x 6 framing.
Decorating and LandscapingInterior designer Lori Dennis, author of Green Interior Design, has been featured everywhere from The New York Times to HGTV. She believes luxury and eco-friendly can go hand in hand, a philosophy that revolves around choosing high-quality merchandise “that lasts the test of time.” That doesn’t necessarily mean spend-ing a lot of money, though. She’s a fan of Craigslist—“you can get practically brand new stuff for half the price” —thrift shops, and auctions. These budget options also are a form of recycling. See her checklist on the next page for more questions to ask when purchasing items for your home.
For a healthier home, pick easy-clean surfaces for the bathroom and kitchen,
she advises, avoiding a lot of grout, so that you can eschew chemical-laden cleaners in favor of water and baking soda. Other tips for inside: “Reduce water consumption by using efficient appliances and plumbing fixtures,” says Chatham, and choose energy efficient LED and fluorescent lighting.
When it comes to landscaping, Dennis suggests choosing plants that are native to your area, which helps to avoid expensive and wasteful watering. For her Southern California setting, “our landscape is really low maintenance,” but she notes that an East Coast location could use deciduous plants because of the higher rainfall amounts.

The Alphabet Soup of Industry Language Before we go any further, let’s review the basics needed to understand a window’s efficiency.
U-Value: measures the window assembly’s ability to resist thermal transfer and is the defining measure of a window’s thermal performance. The lower the u-value the better, with .35 being an average new window and .27 being very good.
R-value: The measure of a product’s resistance to heat loss; the higher the r-value, the greater the insulating power. This number is typically used for other building materials such as insulation, but does not accurately reflect a window’s interaction with sunlight and airflow, which is why the u-value was developed specifically for windows.
Low-E: Stands for low-emissivity coatings, a critical factor in blocking radiant heat transfer. in most climates, a double-paned window with low-e films is the bare minimum. For the highest performance, look to triple-paned windows that have multiple layers of low-e films combined with thermally broken fiberglass frames. Today’s low-e coatings are nearly invisible. They vary in quality from brand to brand, and some manufacturers use multiple low-e layers to create super-efficient windows.
SHGC: The Solar heat gain Coefficient is another important concept that measures solar heat transfer. Together, the u-value and the ShgC make up a window’s energy Performance rating.
IECC: The international energy Conservation Code. Find their interactive climate zone chart at energycode.pnl.gov/energyCodereqs to see minimum r-values for walls, ceilings, windows, and more in your county.

To accurately place, protect, and select windows, work with an energy modeler who will provide a HERS rating. The Home Energy Rating System (HERS) equates to a miles-per-gallon rating that can be used during the design/build process to compare various strategies and products. According to Scott Rodwin, principal at Rodwin Architecture in Boulder, Colo., “The IECC climate zone chart is also a good place to start planning, as it lists the performance requirements necessary for windows to meet code in different parts of the country. For example, in cloudier cooler climates, you generally want to maximize the SHGC on the south face and decrease your overhangs to increase passive solar gain. In sunny hot locations, you would want to do the reverse. Overall, the total ratio of window to floor area should be below 18%, with the majority of windows on the south. The southern exposure is the easiest side on which to control solar gain by blocking it in the summer and allowing it in the winter.”
Windows can become an asset from a heating perspective. Properly arrayed
on the south side of a house, they may contribute to passive solar heating. In fact, the way a home is oriented to the compass points can have an even more significant impact on energy efficiency than the types of windows chosen. Overhangs, insulating blinds, and specific window types can be used in conjunction with the orientation of the home to minimize energy loss. Rodwin Architecture always begins a design by orienting the home to optimize passive solar benefits. That generally means
running the main ridge of the roof east to west, and strategically sizing and placing overhangs that protect the south-facing windows from summer sun yet allow the sun’s rays to penetrate in the winter when it is low on the horizon. To frame critical views on the east or west, they simply use deep overhangs and individual picture windows instead of large banks of unprotected glass.
Designers take all of these factors into consideration when specifying windows, and they are continually seeking the optimal intersection of price, energy performance, and overall design. There are a wide variety of windows and doors that meet these needs, with several manufacturers standing out in the crowd. Rodwin typically uses metal clad wood windows on high-end projects, as their solid quality and exterior durability can stand up to the strong Colorado sun and freeze/thaw cycle. For metal clad wood windows, he prefers Pella, Hurd, Jeld-Wen, Sierra Pacific, Weather Shield, or Andersen. When the budget allows and for his most energy-efficient homes, which are considered “near net zero” for energy consumption, he specifies fiberglass windows for optimal energy performance and durability. For entry doors, Therma-Tru fiberglass insulated doors beat the competition as a durable, energy-efficient, and cost-effective product.

In the winter, when the sun is low in the sky, sun can enter through those same windows and help to heat the home. For eastern and western exposures, where the sun’s angle changes throughout the day, deciduous shade trees can help to keep your home cool in the summer, while allowing the sun’s rays to penetrate in the winter.

Jenkins also prefers andersen windows, and typically specifies the andersen a-Series and 400 Series for custom clients. andersen has an extensive variety of options for exterior color, interior wood species, finishes, and hardware, and Jenkins is convinced that their high-Performance, low-e4 glass is the best in the business. For the energy Saver Plus designs, Jenkins specifies andersen’s new 100 Series. The Fibrex composite window frames and sashes are made with 40% pre-consumer reclaimed wood fiber and are more resistant to expansion and contraction. “They’re made to compete
with vinyl windows, but are twice as stable. even the glass in the 100 Series is 12% reclaimed. They are great looking windows and patio doors, with five exterior colors to choose from,” says Jenkins. The 100 Series is even available in hard-to-find dark colors.
one of the best ways to choose a window manufacturer is to match the specific design needs to what the company offers. rodwin says, “if designing a large bank of windows and doors combining to form a view wall, we will pick a company that provides an integrated line of windows and matching doors so that headers and
finishes all match. We also ‘tune’ the glass of all our windows in order to create the best passive solar envelope for the house; some manufacturers are more adept and cost-effective for the varied glazing options that make tuning possible.” Tuning means selecting the best glazing option for each wall’s windows depending on which direction they face. glazing choices are not cut-and-dry even within a given climate zone. Certain combinations of u-value, emissivity, and ShgC work best on the south side, while others work best on the north, east, and west. When choosing your window supplier, make

People building luxury homes often desire large expanses of glass such as sliding doors or window walls. These types of doors can be particularly challenging because in an effort to create clean thresholds and easy operation, the gaskets that prevent air infiltration may be sacrificed. Rodwin prefers products such as the Liftslide series from Weiland. This system allows door panels to be lifted above a 3/16" flush track to roll easily when opening or closing the door. When lowered, a special gasketing system works with the weight of the door to provide excellent weather resistance.
To maximize daylight with minimal sacrifice from a heating and cooling perspective, consider installing sun tubes. Like skylights, sun tubes open to the roof, but the light travels down through
a reflective tube in the ceiling and into almost any room in the house. Sun tubes have far less surface area than windows or regular skylights, so there is less heat transfer, no glare, and unlike regular light fixtures, they don’t generate heat of their own. Sun tubes require no structural reframing and can be installed in just about any room, including rooms without direct roof access and interior spaces like bathrooms or closets where daylighting is usually not an option.
Despite the advances of the past decade, Rodwin says, “Even the best window is still far less efficient than the worst wall.” Given the rising cost of energy, homeowners should consider how their windows’ efficiency affects the true cost of home ownership. An up-front investment in high-performance windows will result in real savings for years to come, as well as greater comfort and enjoyment of your home.

cAd A CAD fi le is a digital copy of your home plan on CD ROM. This format is the easiest to modify, allowing for extensive changes. Includes copyright release for making unlimited copies.
reproducible Master (repro)
A Reproducible Master is one set of house plans printed on Vellum, Sepia, or Mylar. Designers can make changes directly on the master copy. Includes copyright release for making 10 to 12 copies (on average).
pdF A PDF is a scanned set of house plans delivered in electronic format via email. Designers can make changes directly on the PDF docu-ment. Includes copyright release for making unlimited copies. Can be emailed directly to you and distributed electronically to your builder and sub-contractor, eliminating shipping costs and processing delays.

Printed on bond paper, the 8-set package is the most likely format needed to build most new homes. It is illegal to modify or copy a bond set.
5 copy construction Set

Available on a limited number of plans, the $99 planning set includes ¼" scale versions of exterior elevations and fl oor plans. Set stamped “not for construction”. If you buy a blueprint set for the same home within 60 days of your Planning Set purchase, we’ll deduct $99 from your total.

What’s In a Set
While the contents of each blueprint package vary slightly, each contains detailed, high-quality working drawings that show you exactly how your house is to be built. You can expect to fi nd the following standard elements in most plan sets:
1. Detailed Floor Plans These plans show the layout of each fl oor of the house. Rooms and interior spaces are carefully dimensioned, doors and windows located, and keys are given for cross-section details provided elsewhere in the plans.
2. Exterior Elevations In addition to the front exterior, your blueprint set will include drawings of the rear and sides of your house. These drawings give notes on exterior materials and fi nishes. Particular attention is given to cornice detail, brick and stone accents or other fi nish items that make your home unique.

3. Front PerspectiveThe artist’s sketch of the exterior of the house gives you an idea of how the house will look when built and landscaped.
4. Foundation and Basement PlansThis sheet shows the foundation layout including concrete walls, footings, pads, posts, beams, bearing walls, and foundation notes. If the home features a basement, the fi rst-fl oor framing details may also be included on this plan. If your plan features slab construction rather than a basement, the plans shows footings and details for a monolithic slab. This page, or another in the set, may include a sample plot plan for locating your house on a building site. Additional sheets focus on foundation cross-sections and other details.
5. House and Detailed Cross-SectionsLarge-scale views show sections or cutaways of the foundation, interior walls, exterior walls, fl oors, stairways, and roof details. Additional cross-sections may show important changes in fl oor, ceiling, or roof heights, or the relationship of one level to another. These sections show exactly how the various parts of the house fi t together and are extremely valuable during construction. Additional sheets may include enlarged wall, fl oor, and roof construction details. 6. Floor Structural SupportsFloor framing details come with plans that have basement and/or crawlspace foundations. Each includes spacing, direction, span, and specifi cations for fl oor joists. Beam and window headers, along with necessary details for framing connections, stairways, or dormers are also included.
