A wanna-be adventurer at heart, I

relish exploring new neighbourhoods

on a bicycle. It’s been my main mode

of transportation since I was a little

kid. I’ve been lucky over four solid

decades to discover the good, the

bad and the unexpected side of a

neighbourhood thanks to my two-

wheeled friend.

With bike sharing services such

as Bixi and VeloGo, it’s easier than

ever to discover a neighbourhood

by bike in metropolitan areas

across the country (your time is

coming Vancouver).

Faster than walking, easier than

transit - when you really want

understand what a neighbourhood is

all about, nothing beats a simple ride

around the area.

For those who want to

explore some of Canada’s top

neighbourhood even more intimately

than by bike, surf your way to

With over 2,700 diff erent

neighbourhoods to discover, along

with thousands of condominium,

Do you give notice and hope you

fi nd the right place? Or do you

fi nd the right place and then give

notice? With low vacancy rates and

a tight market, it depends on how

comfortable you are with risk vs

extra expense.

If you give notice and then don’t

fi nd a great place, where are you

going to live? You may have to

settle on a place you don’t love or

a diff erent location, diff erent size,

or choose something above your

budget comfort zone. You have to

live somewhere, and your options

become limited.

If you fi nd that perfect place and

then give notice, likely you’re going

to be covering two rents in one

month as it’s likely your leases will

overlap. Your new landlord will want

you in before your notice period is

complete with your current landlord

is complete. Decisions, decisions.

Ultimately fi nding the right place is

key, so decide what you can live with.

No, rentals aren’t always as traditional as you would expect them to be. Instead, they come in diff erent shapes and sizes. It’s up to you to weight the pros and the cons. Here’s some help:

Studio ApartmentsPros: Aside from the fact that small space means less to clean, what could possibly be the advantage to living in a small space? Cheap rent! Studio apartments are often inexpensive compared to other rentals on the market. What’s more, minimal square

footage ultimately means lower electricity and heating bills. Don’t doubt the cool-factor of this type of rental either. Renters always have a way of turning this basic single room apartment into their own. Cons: Your Ikea shopping game has to be really strong to pull off living in a studio apartment. If you’re lucky, the three to four pieces of furniture that you’ll be able to fit in it will have to be double-duty and even triple-duty decor to ensure a well organized and functional space. You’ll basically be living in your kitchen, bathroom, bedroom and very compact living room all at the same time. Good luck!

LoftsPros: When you tell someone you live in a loft, you automatically hit sophisticated, cool status. Basically if you are not cool, this is the easiest way to appear interesting really fast. Most loft apartments have high ceilings and offer a very interesting, and flexible layout that is popular with the artist and the I’m-way-to-cool-for-it types. Cons: The open concept layout of a loft style apartment is not ideal if you plan on living with roommates or children. Though the area is much larger than a studio apartment, privacy may be an issue. Screaming children and bad roommates will be impossible to escape. You have been warned!

Basement ApartmentsPros: Are you happily anti-social? Then a basement apartment is for you! Seriously, basement apartments happen to be very private. Often they come with a private entrance and you get easy access to the outdoors without having to travel through corridors and

potentially meet neighbours – or just anyone at all. Cons: Good luck getting any kind of natural light into your basement apartment. What’s more, despite being virtually underground, basement apartments can be quite noisy. Be wary of your upstairs neighbours and any appliances like a furnace, a shared laundry room or a water heater, which are often found downstairs.

CondosPros: Condo living is a way of life. At least, that’s what any current condo occupant would say. It’s all about enjoying the small things like a great location in the city, awesome shared amenities and not having to worry about outside work and maintenance. Cons: All those good amenities and perfect location that condo renters love to brag about, also comes with a price – I’m talking about a lot of hard earned cash! Condo rent is at the top of the price list – and you still have other bills to take care of.

RENTAL SCAMS ARE AN ONGOING PROBLEM. Many rely

on victimizing people at a disadvantage - new Canadians

not familiar with rental rules and laws, fi rst-time renters

and generally those people who are trusting and/or

unfamiliar with how scams are perpetrated. But rental

scams are becoming more sophisticated, don’t think it

can’t happen to you.

How are rental scams perpetrated? Knowing the

diff erent types of rental scams – and the warning signs –

can help you steer clear of falling victim.

1. You can’t see the apartment: This one is easy to spot,

but it can be hard to manage if you are trying to secure

an apartment in a location you are not yet in, but will

be moving to shortly. It seems like a hassle to move to

a new city and spend one to two months in temporary

accommodations while trying to fi nd an apartment,

but demanding money for a place, sight unseen, is a

very common scam. How do you know the apartment

you viewed online is real - or even available? Are those

actual pictures or are they pictures the scammer took of

another apartment or stock photography? If out of town,

fi nd someone in town to visit for you.

You can do a search of the address to see if there are

any listings on it. You might even try a reverse phone

look-up on a directory website. Just type in the address

and call the number of the resident that’s there. They’d

be the current tenant. They can tell you if the person

you’re dealing with is legit or not, and if they’re actually

vacating for the date you’ve been given for moving in.

And if you’re in the same city and a landlord makes

excuses why they absolutely cannot show you the

apartment – run! That’s one of the biggest red fl ags of all.

Even if renovating, they should have access.

2. Cash or wire transfer: You’ve never met the person

but they like you and are willing to rent you an apartment

on the spot. They ask for cash or a wire transfer. That’s

very suspicious. Without going through a bank there is

no paper trail. Once the money is in their hands there

is no way to follow it - and with cash, there’s no way to

even prove you handed it over. Don’t think a receipt will

help, especially hand written. E-transfers, cheques and

credit cards all leave a trail. Scammers don’t want a trail

because they want to disappear with your money. Don’t

give them the ability!

3. Informality: While there are still landlords and

property managers that “Dig your vibe and have a

gut feeling about you,” most landlords and property

managers want a little more certainty about you as a

tenant. They want a lease, some contact info, a rental

application, references and a credit check. With such a

low vacancy rate at the moment, any landlord eager to

get to your wallet without the business formalities is truly

a big red fl ag.

range and going rates for the areas you’re searching. If

you fi nd something that is well below market value, ask

behind on rent and planning to take off . They may even

provide you keys or off er to sell you furnishings.

Scammers know how to make people trust them.

They aren’t making this up as they go - they’ve planned

for this. They often make up identities, create their

own email, Facebook page, LinkedIn profi le, even print

business cards. Con artists and scammers know how to

prey on people by working their emotions. Don’t trust

someone because they are nice. Don’t think someone is

going to do you a favour “because they like you.” Don’t

give in to pressure tactics - they will often push for a

quick decision because they’ve got lots of interested

people for this great deal if you don’t take it. If there is so

much interest, then they don’t need to pressure you.

When in doubt, keep your money in your wallet. Make

calls to the property management company to confi rm the

location and price of a vacancy. Use the corporate website

number, not the number in the ad when confi rming. Visit

the property. Leave a paper trail. Ask to see ID.

If you do experience a rental scam, make sure you

involve the police as quickly as you can. The more

vigilance there is, the harder it will be for scammers to

fi nd their next victim.
