Buyers put zest into letsA LEADING lettings agent
has seen a surge in thenumber of new investors
who are keen to expand theirbuy-to-let portfolios, as themarket continues to make astrong comeback.
MD of award-winningproperty lettings firm Zest Lets,Julie West, said her team hasreceived an increasing numberof enquiries in the past eightweeks from those keen topurchase potential lettingsproperties.
Her comments came asresearch revealed a quarter ofsearches on national propertywebsites are for buy-to-let, withfigures looking set to rise evenfurther throughout this year.
There has also beenincreasing interest in auction
rooms from buy-to-let investors.Commenting on the increase
of interest in buy-to-letproperties, Julie said: “Bothinterest rates and propertyprices are low, meaning that thecurrent buy-to-let market is theperfect option for investors atthe moment.
“Those who are savvy aresnapping up properties from usto benefit their portfolios, andmany investors are alsoheading to the auction room tograb a bargain.
“The main advice that I wouldgive to anyone thinking ofdoing the same would be to dotheir homework – do someresearch, and choose the rightproperty. You also have to lookat good locations and pickquality areas where you knowthere is a demand for lettings
properties. I believe that withsaid great demand, rents willrise in the next 12 months.”
According to the Council ofMortgage Lenders, new buy-to-let lending in the first quarterof this year totalled £3.7bn(32,300 loans) – which is 32%higher than in the first quarterof 2011. A return to the boomyears of buy-to-let still seems away off, as buy-to-let lending isstill only around a third of its2007 levels; however, recentincreases in activity suggest themarket is picking up.
