LOCATION Situated in Dougherty County, the Woodlands at Jenhill is a 12-mile drive southwest of Albany, Georgia. Surrounded by large timberland properties, this area is well known for its abundance of wildlife. This tract is located right in the middle of Dougherty County’s “Plantation Row”. Multiple privately-owned plantations adjoin Jenhill. Additionally, the Chickasawhatchee Wildlife Management Area - 9,607 acres of state-managed woodlands - is less than 250 yards from the southwest corner of the property. This area is well known for excellent populations of deer, turkey, hogs, ducks and more. Within a short, 15-minute drive, you can be in Albany. Albany is the seat of Dougherty County and provides numerous lodging options, as well as several fine dining restaurants. Tallahassee, FL is 75 miles south and Atlanta, GA is 150 miles north. The Albany Southwest GA Regional Airport is conveniently located 10 miles from Jenhill. ACCESS & BOUNDARIES The property is easily accessed from Leary Road/Highway 62, a state-maintained paved road. There is half a mile of road frontage along Leary Road, with two access points. The initial internal road network was established in 2014. A recently developed, crowned, and ditched road system was added, providing increased ease of transportation throughout the entire woodlands. Leary Road defines the southern boundary of the property. While the remaining boundaries are not definitively marked, the recently developed road network was established around the perimeter of the property and are in close proximity to the boundaries. During unusually heavy rainfall, the small stream that crosses the access road and then runs parallel to the southern stretch of the access road can overflow its banks.

SITE DESCRIPTION The dominant topography in this area of Georgia is mostly flat with some gently rolling terrain. The Woodlands at Jenhill are no exception, as topography is level with only slight fluctuations in elevation. On the terrain that is modestly higher, soil drainage is fairly good, and the hardwood species composition growing in this area are well adapted to the site conditions. In these areas the building of further infrastructure and development of additional cleared areas is a suitable land use. In areas where the terrain is slightly lower, soil drainage is poor with a high water table, creating a forest ecology that has adapted well to such conditions. Once you enter the property, a short drive leads you up to a one-acre pond beside the main road intersection. This is the central hub from which the excellent new road network stretches across the woodlands. The well-established timber has created a natural canopy for the woods which provides ample shade and reduces excessively thick or restrictive ground cover. As such, numerous game trails have been created by the abundance of wildlife that continually crosses over the property and calls Jenhill home. Food plots has been laid out in the center and again in the northern portion of the property. A cypress tree-lined duck pond is located along the eastern edge of the property. TIMBER Naturally regenerated hardwood timber covers the entire tract. This timber resource is approximately twenty-five years old. While it is not currently marketable, it provides excellent wildlife habitat and has the potential for future timber value. TAXES, TITLE & ZONING Annual property taxes in 2017 were $1,863.35. The property is identified by Dougherty County Tax Assessors as land lot 253 of the 2nd Land District. It is owned by Jenhill LLC, whose deed is recorded in the Dougherty County Courthouse as Book 4052 Page 206. This property is zoned V5 conservational use.
