    ANEW wave of creativefinancing schemes,targeted at novice buy-to-let investors, arereturning to the market

    with potentially dangerousconsequences.

    Lettings company Belvoir warnsthat advertisements and seminarsenticing people to look at ways tobuy a property for rental withoutthe need for a cash deposit, need tobe viewed with extreme caution.

    Steve Slawson, who runs thecompanys branch in London Road,Worcester, believes that suchproperties should not even becontemplated without some basicresearch and checks

    He said: Because investment in

    buy-to-let is unregulated in Britain,the Latin phrase caveat emptor let the buyer beware is a veryclear warning to anyone wanting toexplore the current wave ofpopularity in buy-to-let investment.

    Many of the zero depositproperty buying clubs and groupswhich grew rapidly and thendisappeared during the housing

    market slowdown in 2008 arecreeping back and some of themhave no morals.

    A substantial number went intoreceivership with their directorsfleeing overseas to avoid claimsand litigation leaving a trail of

    disaster behind them.Such operators made large

    margins by claiming to sourcebelow market value (BMV)properties, promising big financialreturns for investor landlords.

    But the properties were oftenoverpriced and the operatorscharged hefty fees for theirservices at the time of making an

    offer and on completion ofpurchase.

    Many investors took out nodeposit, over inflated interest onlymortgages but then failed toachieve the rental returnspromised, leaving them with asubstantial short fall.

    These novice investor landlordsthen struggled to re-mortgage as

    the property was worth less thanbetween 25 and 50 per cent of theinflated purchase price.

    As a direct result thousands hadtheir properties re-possessedbetween 2008 and 2010.

    Mr Slawson said: Mortgage dealswhich do not require a deposit andcan only be achieved by creativeover inflation of the property price

    could well be close to mortgagefraud.

    Some of these operators evensuggested using credit cardpayments as a deposit, which is atotally irresponsible thing to do.

    We urge new, and inexperienced,investor landlords to carry outdetailed checks before being luredinto such schemes.

    How much better is it to ask forimpartial advice from anindependent and professionalproperty lettings agency, such asBelvoir, which can help to comparedeals and offer free advice withoutsale or introduction fees?
