A new year, and a renewed focus.

As we enter 2013, we are excited for the year ahead and the opportunities it brings – including an opportunity for us to renew ourselves, our spirit and recommit to our customers.

In each edition of The Threshold, we look to share with our extended community of clients, partners, residents and employee associates, insights and perspectives about the industry, our communities, and WPM Real Estate Management. In these pages you’ll find articles and information about what we are doing and what we are thinking about, along with highlights of successes and accomplishments, and information about important resources.

WPM Real Estate Management ensures great properties and communities for individuals to live, work, and invest in. We believe that management matters and we are committed to creating positive experiences and developing trusted relationships. Our experience as real estate investors offers real benefit, bringing an owner’s perspective and proactive attitude to property management.

Our approach to management is simple. We want our performance to add value, and we want to be evaluated based upon our results. It makes no difference what we believe if we do not execute and if we do not conduct ourselves with integrity, strength, energy and excellence.

Last year, we worked rigorously to improve our organization and our results. This year we will continue to do the same. It’s tough out there; the world is both competitive and dynamic. We concentrate on listening. We constantly strive to get better and we believe with our commitment to performance that adds value, we will all benefit.

We achieved a number of mutual successes in 2012. We expect this year, while still challenged by the recovering economy, to be better. We still have a sense of humor, like a bit of fun, respect each other, see the benefit of working together as a team, and are rested, relaxed and ready for more.

2012 Employee Achievements & Designations

WPM Real Estate Management, Time Group Real Estate Investment and Madison Capital, LLC. jointly purchased 11433 Cronridge Drive in December 2011. Shortly thereafter, Paula Worthing of PLDA, Inc. was engaged to design a bright, modern and efficient space plan that would allow all three companies to downsize from a combined 24,250 square feet of rented office space to 21,100 square feet of brand new owned space.

Renovations, managed by Will Rouse and Jimmy Dahlgren, began in April 2012. Seven months and nearly $1.4M dollars later, on November 16, 2012, the three companies moved into their brand new home. Complete with over 80 brand new HON workstations, an 800 square foot training center, 13 foot high ceilings, several skylights, and a newly equipped fitness center for employee use.

11433 Cronridge Drive is a productive, fun and healthy working environment and a place we affectionately call home.

Our New Home

The Maryland Multi-Housing Association (MMHA) hosted an Industry Development Day for its members to learn about the trends and economic climate of the multi-housing industry and to visit an exhibition hall of industry vendors and services.

MMHA’s membership consists of owners and property managers of more than 161,000 rental housing homes in more than 600 apartment communities that house almost 200,000 families in the state of Maryland and more than 200 associate members that supply goods and services to the multi-housing industry.

Guest speakers Anirban Basu from Sage Policy Group, Josh Fidler from Chesapeake Realty Partners, Deane Dolben, from The Dolben Company and our Chairman, Mark Caplan spoke candidly about their insights and analysis of where the industry is going and what are sound business practices for owners.

Not everyone can say they like going to work. But many of the people who work for WPM Real Estate Management can say they do! The Baltimore Sun presents Baltimore’s Top Workplaces, listing the region’s top companies based on confidential surveys of their employees.

The Baltimore Sun has ranked WPM Real Estate Management #2 of the 10 Top Large Company Workplaces in the Baltimore area for 2012. The announcement article in The Baltimore Sun highlighted our primary focus and included one employee’s accolade saying “I love our community, our residents and our staff.” Congratulations and thanks to our outstanding workforce who made this recognition possible!

The Sixteenth Annual Star Awards Ceremony for the Maryland Multi-Housing Association was held in Hunt Valley, Maryland. The Star Awards acknowledge success and commitment in the apartment industry. Recognition is given to apartment communities, service professionals, and property managers for significant contributions to apartment marketing and maintenance through their achievements.

Franklin Square RenovationFranklin Square Apartments and Townhomes offer beautiful living space in a private wooded setting. With the community nearing 50+ years it was time to do some freshening up. The renovations included new roofing, siding, mailboxes, front doors, address plates and utility door covers. New decorative lighting and BGE pole lights were also installed. Thanks to the hardwork and determination of the staff and contractors the renovations went smoothly and the finished product is gorgeous. We invite everyone to visit Franklin Square!

WPM welcomed a new Regional Property Manager to our team, John Puller, CPM.®

John graduated from Stevenson University with a Bachelor of Science in Business Management and he also has a Masters Degree in Real Estate from the Johns Hopkins University Carey Business School.

Prior to joining WPM, John was a Regional Property Manager for Mount Royal Management Company where he managed multi-housing, self storage facilities, warehouses and office buildings for over 20 years. John also has experience working with HUD properties as well as land development and construction. He is also a Certified Property Manager® by The Institute of Real Estate Management, a registered Apartment Manager with the National Home Builders Association, a licensed real estate salesperson in the state of Maryland and an active member of both IREM and MMHA.

Welcome John to the WPM team!

The Institute of Real Estate Management (IREM®) has been the source for education, membership, resources and information for real estate management profes-sionals since 1933. IREM brings real estate management professionals together from all over the world.

Maryland Chapter 16 inducted its newest President, Toni Harris, CPM.® The chapter is dedicated to providing leadership development, educational seminars, and invaluable networking opportunities that would further benefit owners and developers.

The installation of the incoming Executive Council, that also included Sonya Campbell, was held onboard The Spirit of Baltimore.

Surrounded by her colleagues and guests Toni’s installation speech described her gratitude for this amazing opportunity. “It is with the sincerest of gratitude and heartfelt appreciation that I accept your appoint-ment of IREM Chapter 16’s 2013 President! I am blessed and highly favored beyond measure to work for a strong, growing and professional organization, WPM Real Estate Management. Their support of my commitment to IREM is highly appreciated.”

Toni’s appointment as Chapter President is an honor and one held previously by Leonard Frenkil. We are very proud of her accomplishment.

Partridge Courts Condominium in Columbia, MD, a 24 building, 216 home community was built in the early 1980’s and was beginning to show its age. A major restoration effort to one of the buildings, as a prototype for the rest of the community is scheduled over the coming years.

Restoration included new insulation and weather-resistant wrapping followed by new vinyl siding. Balconies were replaced with composite decking and refinished original railings with all exposed wood joists and posts covered with vinyl. New flashings, j-channels, commercial gutters and downspouts will contribute to the maintenance-free, attractive appearance that will improve the value for Partridge Court homeowners for many years to come. Community Association Manager, Jonathan Rosenberg was the project manager from planning through fruition of this highly successful project.

Running Brook Condominium in Columbia, a long-time client of WPM built in the late 60’s, is taking action to bring its buildings into the new and modern styling. These brick garden-style units have central, open three story entries on each building.

The plan for 2013 is to replace dated light fixtures and coat the stairs and landings with new contemporary colored rubber coatings to improve appearance and maintain safety.

Building exterior lights will also be replaced with energy efficient fixtures to contribute to the “greening” of Columbia, as well as saving Association funds by its use of less energy.

With two buildings already built (96 apartment homes) that are nearly 70% occupied, we are gearing up for another 96 homes to come online in April 2013!

Our Harrisburg team is planning a Phase 2 Grand Opening in May to include live feeds from local radio, plenty of food, raffles and fun! Built in 1881, this building of many lives in downtown Baltimore has faced many challenges during the difficult real estate market of the past few years. Converted to Condominiums in 2005, the building is often referred to as “Rombro Lofts,” for the Rombro Shirt Factory that was housed here in the 1930’s.

The developer of the Condominiums, favoring a rustic, industrial look, left exposed pipes and original brick stairwells for character. That character, however, benefited greatly by fresh painting this winter that brought a clean, bright appearance to the stairwells and a crisp look to the front façade of the building. Further interior painting is scheduled for the coming months as we work to preserve these historic residences.

22 South Howard Condos Paints the Town

1901 South Charles in SOBO takes 25 applications in the month of November! At nearly 50% occupied after being open for only 6 months, we are on pace for stabilization before this year’s end. Adding two new Leasing Specialists, our team of Cristina Istrate, Megan Scarano, new hire Stephanie Bevill, Property Manager Candice Hebron, and our Concierge —Smithy Onattu and Amanda Bates — this sales team is a force to be reckoned with! We are extremely excited about our progress and enormously thrilled about all of our new residents!

Events include a Resident Social in the Resident’s Club where we announced the winner of our “Sweetest Pet” Contest, Coco!

1901 South Charles is a brand new apartment community in Federal Hill, Maryland (SOBO), boasting 193 luxury apartments and a 280 space parking garage one parking space is included with each home. The community features a 5,000 square foot Resident’s Club, a 24 hour state of the art fitness center and YOGA/game room, a tremendous courtyard and all the stylish features you expect in contemporary urban living. News & Notes

WPM participated in a company wide charitable donation to coincide with our Annual Awards Banquet. This year, we worked directly with The United Way to form a partnership with one of their organizations, The Good Shepherd Center. This partnership allowed us the opportunity to work with an organization that The United Way hand selected as a match for us based on their mission and verified holiday season needs.

The Good Shepherd Center was established in 1864 and is a nonprofit residential treatment center for at-risk, mostly disadvantaged girls and boys, ages 13 to 21, who are suffering from severe emotional and behavioral problems. The center is located 15 minutes from downtown Baltimore on 70 wooded acres in Baltimore County and it provides therapeutic services and education in a residential day school setting for adolescents throughout Maryland.

At Christmas, they provide students with holiday gifts and stockings – this is where our charitable donation came in. As an organization employees and properties individually provided 95 stockings filled to the brim with small gifts and goodies. In addition we provided donated items that the center used to set up a “Christmas Shop” for the students to visit the week before Christmas to hand select gifts for their loved ones. Director of Development, Diana Ellis, stopped by during our Annual Awards Banquet to personally thank the company and pack up the gifts to bring home to the children. The partnership was a great success!

Maintenance Mania 2012Maintenance Mania® is a national program offered by National Apartment Association in which maintenance technicians compete against each other in various timed skill-based games.

Mary Millner won 1st Place for Blind Installation; Pete Wagner won 3rd place for Blind Installation; and Brandon Carter-Moore won 2nd place in Ballast replacement and 3rd place in the Faucet re-build.

Congratulations to our maintenance team! It was a great day of fun and team spirit. The Regional Property Managers, Property Managers, Community Managers and Leasing Consultants all came out to cheer their maintenance teams on at Michael’s 8th Avenue for a day filled with teamwork and healthy competition. Special thanks to the Maintenance Committee and Anna Ferdman.

Park Plaza has won an award from the Associated Builders and Contractors of Baltimore and will be recognized at a banquet in April. Park Plaza is a mixed-use commercial office and retail building located at 800 North Charles Street in Mount Vernon. Originally constructed in 1842 and owned by Time Group Investment since the 1980s, the building has served as residences, a private club, and most recently, professional office and retail space. Park Plaza was significantly damaged by a five alarm fire in December 2010 and the newly renovated facility highlights much of the original detailing that had been buried through decades of renovations.

The project is also a recipient of an AIA Baltimore Excellence in Design award with the jury commenting, “It was a heroic and admirable choice to rebuild rather than take down this building after the fire. The new top floor contributes to the freshness of the renewal. The interiors are clean and strong in good contrast to the historic building. This is a good example of a renewal of a historic building with a compatible contemporary language.” In total, the $5 million renovation completely restored the 44,000 square foot building in which Time Group Investment, Marks Thomas and Associates, and Southway Builders collaboratively worked to restore a piece of Baltimore’s architectural history.

What a fantastic way to close out a year by honoring our colleagues!

This year’s annual gathering was an energetic celebration that recognized the hard work and years of service from the men and women that make up the family of WPM Real Estate Management and Time Group Investment.

WPM and Time Group take pride in their altruistic approach to being part of the community.

Recognized this year were the community outreach programs that we touch including: The Good Shepherd Center, United Way, Beans and Bread Harvest Food Drive, the Alzheimer’s Association and the Exeter Gardens project.

Our annual awards banquet includes recognition of employee’s who have reached milestone years of service ranging from five, ten, fifteen and twenty years.

Shining Star and Outstanding Achievement recipients were also recognized. These individuals are nominated for their individual achievement and presented with a beautiful glass award for their exemplary service.

Lighthouse Welcomes New Director of Memory Care

We are happy to announce that Nellie Lauth, MSW, has joined the Lighthouse Team as the Director of Memory Care. Nellie is a graduate of Florida State University, receiving her Master’s in Social Work in

1985. A native of Florida, Nellie has worked with a diverse group of individuals as a therapist, case manager, trainer and speaker. Areas of expertise include treatment of adults and adolescents with addiction, dementia and psychiatric illnesses. Nellie’s specialized training enables her to bring compassion and care to those with chronic illnesses, with a special focus on late stage life issues, including death and dying. She now lives in Roland Park after returning to Maryland to join the Lighthouse Teams at Hopkins Creek and Ellicott City as the Director of Memory Care.

Looking Forward— Giving Back!Hopkins Creek residents enjoy a wonderful community of caring friends, family and staff. We want to give back by undertaking projects that will spread our love and support to others in 2013.

Hopkins Creek plans to adopt two children from third world countries. We will not only support these children financially, but with letters and special packages from our Residents.

Hopkins Creek also plans to “Pen Pal with Active Duty Military,” sending them letters, pictures, e-mails and receive goodies from our Residents and are hopeful for letters in return. Many of our Residents are Veterans or families of Veterans and want to show their support for our troops!

Hopkins Creek is looking forward to a wonderful and rewarding year of giving back!

Purple Playoffs!The Residents and staff showed their Ravens spirit during the Ravens Playoff Games against Denver and New England. The Residents enjoyed watching the game and rooting on the Ravens! Our team spirit won our community a tailgating party for all to enjoy. Go Ravens!!

Ravens CelebrationLighthouse Residents and staff cheer on the home town Superbowl Champion Baltimore Ravens.

Every Friday there was more and more purple as the Ravens continued to win. Every Sunday we packed into the lounge area to watch our Ravens on the big screen TV.

The Ravens are the Superbowl Champions! Way to win Ravens!

Lighthouse Family Pet TherapyLife at Lighthouse would not be the same without our wonderful canine children, Franklin and Lilly.

The residents look forward to seeing their little friends every day. If Ryan or Tanya happen to come through the door without their companion’s they better have a good explanation.

Residents are so excited for pet visits that you commonly hear, “Where is my Little buddy?” as their first morning greeting.

They bring so much joy and happiness to the residents at Lighthouse and have become part of the extended family for our Residents, family members, staff and friends.
