Message from the Executive Director, Property Services

Property Services is delighted to present the Year in Review, a summary of over 65 projects delivered for RMIT students and staff across Australian campuses, ready for Semester 1, 2017. Our goal is to deliver projects that provide fit-for-purpose solutions and improve building quality for students and staff to support their work. We are focused on enhancing the student experience through the development and ongoing improvement of places and spaces for collaboration, innovation and creativity. The projects range from major refurbishments to minor upgrades and are representative of work from our Capital Works, Sustainable Urban Precincts Program and Facilities and Asset Management teams. All projects were completed between end of March 2016 and end of March 2017.

RMIT Training & Foundation Studies Accommodation Strategy Building 108, Levels 3, 4, 7 & 8

In 2017, Foundation Studies was to be managed by RMIT Training. As Foundation Studies was located over various buildings at the City Campus and RMIT Training was previously in Building 108, it was agreed they should be consolidated within the same building. The scope of works included:

• Level 3 revamp to cater for new classrooms, workshops, offices, meeting rooms, a student lounge, prayer room refurbishment and reception desk

• Refurbishing the level 4 office space to cater for the Foundation Studies administration staff

• New flooring, painting, workstations, meeting rooms, kitchen, lounge areas, AV equipment and loose furniture

• Level 4 external courtyard was refurbished and made accessible to students and staff. Works included new floor substrate, loose furniture, umbrellas, plants and Wi-Fi

• A student cafe was opened on level 4 with loose furniture, joinery, microwaves and new flooring and painting throughout

• Various un-occupied classrooms on level 7 and 8 were also re-activated / refurbished with new flooring, painting and new loose furniture

RMIT Online Building 108, Level 4 City Campus

RMIT Online was a new department within the RMIT University Portfolio which required office space in the City Campus. A space in Building 108 was identified to cater for staff initial needs and for future expansion. The scope of works included:

Voltage Optimisation Building 80

Two Voltage Optimisation Units were installed to the main switchboards of Building 80 at the RMIT City Campus. These units reduce the input of power that is fed into the building. This decreases energy costs by reducing the voltage the building requires to operate.

Student Hub Refurbishment Project Building 78 & 89 City Campus

The project objective was to establish a centralised Student Zone in the Carlton Precinct City Campus. Provision of this facility provided a much-needed student space in this sector, while upgrading two unused non-compliant buildings. The project re-modelled both Building 78 & 89 into a vibrant student hub with multi-functional student spaces including kitchen facilities, a parenting room and amenities. The targeted outcomes of the Building 78 & 89 Refurbishment Project included:

• Provision of multi-purpose student study / recreation spaces to better address student needs

• Provision of a small auditorium with AV facilities for presentations

• Provision of kitchen facilities • Improved access to food and beverage within an integrated

social interaction space • Provision of a parenting room • Provision of a new heating, ventilation and air conditioning

system

RMIT has traditionally undertaken a comprehensive and labour intensive space audit for a single week of use in the first semester of each year. This space counter project was then aimed at providing a solution to collect utilisation data electronically and deliver real time data on a 24/7 hour basis. The system was to be integrated with timetabling data to allow for immediate adjustments to timetables and therefore provide for better utilisation and an improved student and staff experience.

315 thermal sensors were installed across 220 general learning and teaching spaces and are now actively monitoring space utilisation.

RMIT University Union Front of House Building 514, Level 1, Rooms 7 & 7A

The new RMIT University Student Union (RUSU) Front of House is utilised for Student Representation and Student Rights Consultations at the Brunswick Campus. It is the focal point for RUSU engagement with students in relation to welfare and student rights functions, their representatives and social and development activities. The project Scope of Works included:

• Demolition and make good works to existing RUSU tenancy and the RMIT Link space

• Provision of two consultation rooms with dedicated counselling facilities

• Front of House reception joinery • Modification works to mechanical, electrical and fire

services • ITS AV facilities

Multi-Purpose Space Building 202, Level 3

The project objective was to reactivate the area as a multi-purpose activity space in the Bundoora West Campus. The facility provides a much needed student recreational space, as well as a multi faith prayer facility which can cater up to 125 students.

• Decanting and minor demolition of existing fit out • A 196m2 multipurpose room to cater a prayer facility of up to

125 students and staff • Recreational zone with table tennis, foosball and pool tables • Collaborative study space • Individual study space and social seating • Lockers, pin boards and a large volume of charging points

RMIT Connect Building 202, Level 2 and

The project objective was to replace the old Student Hub at the Bundoora and Brunswick Campuses with a new student-facing concierge model of operation. This was for the Student Services and Academic Registrar’s Group. The project also provided a back of house facility at the Brunswick campus.

The project Scope of Works included: • Demolition of existing Student Hub and back of house facility • Upgraded student study spaces and seating • Eight Consult Rooms at Bundoora and four at the Brunswick

Campus • Five ‘Corn Chip’ information desks to facilitate the concierge

Lecture Theatre Upgrade Building 201, Level 2, 3 & 6

This project involved refurbishment of four lecture theatres in Building 201, including new seating with inbuilt power points, painting and flooring. A glass back was installed in all lecture theatres to create a transparency of all general learning and teaching spaces.

The project also created three student ‘break-out’ spaces by reclaiming redundant bio boxes.

The project Scope of Works included: • The installation of 453 new lecture seats with inbuilt USB

charges and power points • Three lecture theatre bio boxes were removed, reclaiming 83

square meters of space and three new interactive zones for students

• Glass backs were installed on each lecture theatre to open up the experience

• A hearing augmentation facility was installed across all four lecture theatres

• DDA access was upgraded across all four lecture theatres

General Refurbishment Building 201, Levels 2-10

The aim of this project was to upgrade Building 201, Levels 2-10 to supplement the air distribution upgrade works completed by the Sustainable Urban Precincts Program.

The work included:

• 4,000 litres of paint to coat the walls and plaster board ceilings

• 7,000 new ceiling tiles • 6,220 square meters of flooring was laid • Over 120 staff, plus their belongings were relocated to

facilitate the works program • Approximately 1,400 pieces of furniture and equipment were

relocated to facilitate the works program • Over 100 Wireless Access Points were commissioned • Almost 500 data points were tested and commissioned • Over 300 computers were relocated • 2,900 appliances (lights, speakers, sensors, etc.) were

removed and reinstated to facilitate works • Nine new floor arrival auto doors were installed

Parenting Room Building 12, Level 8, Room 104

Light Refreshment to Teaching Spaces Brunswick and Bundoora Campus

Property Services conducted an audit of 50 existing centrally managed teaching spaces across RMIT. Based on the audit summary, it was proposed that the teaching spaces in poor conditions were to be provided with an improved learning environment. The first 20 classrooms (Priority 1) included new audio and visual services to be referred to as ‘Converged AV’, which was rolled out in five locations as a pilot project. The targeted outcomes of the Refurbishment Project included:

• Removal and replacement of new carpet • Painting of walls • New swipe security access control • Power points and USB charging points • Pin boards & white boards • New blinds to windows • Installation of a view panel on existing door • Signage • New Converged AV • New classroom furniture

Media Art Relocation Building 4, Level 2

This space will now operate as a specialist home studio space for the Higher Education (HE) Media Art program within the Bachelor of Fine Art. The redesign of the space was to improve learning and teaching provisions that are reconfigurable to suit the type of teaching and assessment, and to accommodate differing student art practices. This space provides a video lab, two editing suites and a model making facility.

The targeted outcomes of the Refurbishment Project included:

• Demolition of existing wall and staircase • Building work • Re-glazing existing rooms 16 & 17 with double glazing • Patch and paint walls and doors • Installation of new staircase • Rebalance existing mechanical system • New track lighting • Acoustic treatment to editing suites • Alteration to fire services • Signage

The Level 3 works included:

• Refurbishment of the whole floor • Newly created open plan layout with 69 workplaces • Further refurbishment of nine offices and six meeting rooms • A newly created staff breakout and collaboration space • New staff room / kitchen installed

A state-of–the-art facility that provides an exceptional resource for Australian researchers to create novel devices using low temperature co-fired ceramic multilayer technology. This is the only facility of its kind available within an Australian University.

The facility is connected to the Micro-Nano Research Facility allowing novel nano-devices and functional ceramics to be produced, and for nano-fabricated structures to be incorporated within the devices. This is a unique bridge between the micro/nano fabrication and macro manufacturing worlds. It enables frontier research into numerous areas including microwave, radio frequency and terahertz devices, wireless sensing, micro-electromechanical systems, bio-microfluidic and implantable devices.

The project also delivers an Advanced Electronics and Sensor Systems Laboratory that enables complementary high impact research.
