I know it’s not quite December butwe wanted to get this to you early. At the moment we’re in the middle of our ‘Rent First...please’ campaign so we’ve got lots of advice for you in the run up to Christmas.

Money Smart Universal CreditAre you working age and do you get income support, JSA, ESA, Tax Credits or Housing Benefit?You need to do three things to get ready for Universal Credit:

1. Get online – you will need to apply and manage your benefits online.

2. Start saving up to pay your rent – Universal Credit will be paid to you in arrears, so you will need to pay your rent before you get your first Universal Credit benefit payment.

3. Open a bank or credit union account ready for your universal credit to be paid into.

Sue Roberts MBE, our Chair and tenant of East Park, supported Wolverhampton City Credit Union as part of International Credit Union Day in October by opening an account.She said:

Save trees by sending Christmas greetings by Facebook or email. Bake mince pies as Christmas gifts to work colleagues or social group. Secret Santa could be a gift you haven’t used or is just not what you wanted. One man’s trash is another’s treasure!

I made chocolate truffles for friends last year! They’re really easy and can be presented in a lovely bag or box.

Both Tarah Hartley-Goldson from Wednesfield and Chris Hastilow from Bilston had more drastic ideas and suggested you don’t buy any Christmas presents.

Or you could:

Make a gift box or hamper - buy cheap baskets and fill them with food, toiletries or other cheap gifts.

Create your own planters by buying cheap trays of winter shrubs, paint flowerpots and plant bulbs.

Make your own decorations - collect acorns, holly, pinecones, and spray them silver/gold.

Save Money On Wrapping – use for leftover wrap from last year or buy large rolls of brown paper and a couple of funky stamps and create your own.

Cut Down On Food Costs – plan your menu carefully, shop for discounts or buy at the last minute for the best deals.

I was unemployed for quite a while after I graduated from university in 2012. I joined LEAP and after my work experience I got an apprenticeship as an admin assistant. I’ve now got a permanent job as a Community Impact Officer which is great. I support tenants in areas to help improve neighbourhoods.

I never in my wildest dreams imagined working for an organisation this big, coming straight from university and without any experience in Social Housing. LEAP has made this possible and my dreams have now become a reality, where the sky is the limit.

LEAP OFFERS:

We last met Michelle Sawyer from Bilston in our June edition. Michelle was an apprentice Administrative Assistant and has now got a permanent job with us.

In June she said:

“I spent many years raising my children and didn’t get any qualifications at school, because of this I had never worked. The fact that I had never worked made me feel unworthy of employment and my confidence was at rock bottom.”

“This shows that it’s never too late start. There is so much you can do when you have knowledge.”

Since then she has won West Midlands Intermediate Apprentice of the year at the National Apprenticeship Awards 2013. Well done Michelle!

Flair fair You are amazingIn October we were wowed by the skills and talents of you and your neighbours. We held our second Flair Fair where tenants showcased their photography, hairdressing, arts and crafts, baking, singing, dancing to name just a few.

Sue Roberts was presented with her award by, Apprentice star, Karen Brady and Penni Pennington from Women in Housing Awards.

Ann Ramsbotton, from the Lunt Estate in Bilston, was also up for a top award. Ann was shortlisted for ‘Tenant Champion’ at the ‘24 Housing Awards’.

Ann, has been one of our Board members since 2006 and is editor of this newsletter.

She has worked tirelessly for more than 40 years to bring about positive change for tenants and has taken a leading role in helping to monitor and oversee the Decent Homes project.

Ann was pipped to the post for this award – but she’s still a Tenant Champion in our eyes.

Award for SueSue Roberts MBE, our chair and tenant from East Park, has won a national award. She won ‘most effective Board Member’ at the Women in Housing awards in November.

Sue has a huge desire to improve services to you and she also has a good business sense so is always looking for value for money. Well done Sue!

Our Board of Directors are responsible for making the most important strategic decisions. They agree which services will be delivered each year, set our annual budgets and monitor performance. The Board is made up of five tenant members, five council members, and five independent members.

A Chat with...

In this issue, tenant Chris Woolcock from Boscobel, chats to Grant Sproston, Review Panel Support Officer. Chris is a member of the Review Panel so he knows a bit already!

Chris: What is the Review Panel?

Grant: It’s a group of tenants and leaseholders who check the services Wolverhampton Homes deliver. It’s a chance to ask questions and put ideas forward. The Panel reviews performance, offers advice and provides the customer’s perspective.

Chris: Why do you want more people to join?

Grant: Members can only be on the Panel for four years, although they can reapply to join when their time is up. The Panel don’t want to become set in their ways with the same old faces; they feel that new people bring fresh ideas and a different viewpoint.

Grant: Chris – you’ve been on the review panel for over two years now, what do you get out of it?

Chris: I enjoy reviewing major works, like Decent Homes, as well as smaller but important services. Overtime my thoughts on social housing have changed and, as simple as the service looks, Wolverhampton Homes will always face fresh challenges. As Panel members we also need to adapt the way we review services, which is refreshing. So as well as giving there are a lot of new skills to takeway.

Grant: Why do you think people should join?

Chris: One of the tenants at the recent “Flair Fair” said to me; “If there’s a problem, rather than keep quiet and putting up with it, you should voice your thoughts. It’s better than saying and doing nothing”. Joining the panel is about representing the majority as well as supporting your neighbours. There is also the opportunity to attend events to share good practice with other panels. So if you join, it would be a benefit to both tenants and Wolverhampton Homes.

Chris: If someone wants to join, what do they need to do?

Grant: If anyone is interested they can contact me Grant Sproston, Review Panel Support Officer on 01902 556789 or email: [email protected].

Meetings are every couple of months and we provide training and support to help Panel members do the job and reach their full potential.

Most meetings are open to all tenants and leaseholders, so if you want to come along to find out more, get in touch.

Speakers included Chris Hale from the city council who spoke about the ‘City Housing Offer’ – the need to work with partners, for regeneration of the City, balanced housing and sustainable communities - both welcoming and diverse with good quality housing.

Mark Perlic from the city council spoke about facing up to welfare reform – the pressures faced, the impact the reforms will have and what the council is doing to provide help with information and advice to residents and the remedies that are available.

Other speakers included Councillor Peter Bilson, who introduced the day, Nick Crombie from Heantun and Michael

Gelling from TAROE (Tenants and Residents’ Organisations of England).

Almost 70 people went to the event, heard the speakers and took part in workshops.

In September, The Wolverhampton Federation of Tenants Associations held a one day session on “Working Together”. It was an opportunity for social housing providers and tenants to discuss the challenges we face.

Anti-social BehaviourWe take cases of anti-social behaviour (ASB) seriously. We now deal with ASB for the whole city and we’re pleased that:

Nine of out ten (91.7%) people were very or fairly satisfied with the way their ASB complaint was handled. (Above our 80% target)

Almost nine out of ten (89%) of respondents felt they were very or fairly satisfied with the result of their ASB complaint. (Above our 80% target)

Decent HomesOur Decent Homes work has changed to the new Strategic Construction Partnership.

We improved 369 homes which was one less than our target of 370.

Seven out of ten (7.75%) of the employees on the Partnership are trainees (below our 12% target)

Three out of ten (36.27%) of the employees on the Partnership live within the city boundaries (above our 30% target)

HOW ARE WE DOING?

RentsYou paid £9.68 out of every £10 rent due (96.89%) (above our 96.83% target).

The percentage of tenants owing over seven weeks rent is 2.01% - lower is better. (Slightly over our 2% target)

Almost two out of ten of you pay by Direct Debit (17.68%) (Above our current target of 17.5%)

Direct Debit is cheaper for us so we reward Direct Debit payers with a prize draw (see page 4).

RepairsMore than nine out of ten (98.92%) response repairs were been finished in time (below our target of 99%).

This is because a small number of jobs were finished a little late.

Nine out of ten (94.98%) repairs appointments were kept (above our 94% target)

More than nine out of ten (99.96%) of your homes have valid gas certificates (above our 99.6% target)

Same day repairs:We’re trying out a new way to deal with your repairs. If you live in Bilston or Wednesfield, you can choose to have your repair done on the day that you contact us. We hope to roll this out to all areas next year.

Empty properties and lettingsThe average time to relet our empty homes was 25 days – lower is better (on target)

Rent lost through empty homes was 1.9% (above our 1.7% target)

This was mainly due to the redevelopment of some high rise blocks.

Eight out ten (almost 85%) tenancies were accepted first time (above our 80% target)

Customer CareYour calls to us were answered in an average of 25 seconds. (Under our target of 60 seconds - lower is better)

Three out of ten of your calls were abandoned before we answered (below our 5% target - lower is better)

Nine out of ten (95.02%) complaints were answered in time (above our 95% target)
